Rent Before You Buy

The single most valuable piece of advice for a relocating employee is to rent for the first year, and it holds even for people who are certain they will stay.

Gurgaon is a city where lived experience differs sharply from what research suggests. Traffic patterns, the practical quality of a neighbourhood, how a building performs in May or in a monsoon, whether a school run is tolerable, and which areas actually suit your household are all things you learn by being here.

Buying immediately means making the largest financial decision of your life using the least information you will ever have about the city, under time pressure, while also starting a new job.

There is also a corporate reality: relocations do not always work out. Roles change, postings end early, and a household that has bought is far less able to respond than one that has rented.

Renting for a year costs you some transaction friction and buys you a decision made with real information. That is a good trade almost every time.

Using the Package Well

Relocation packages vary enormously and the details matter. Establish precisely what is covered, at what level, and for how long: temporary accommodation and its duration, moving and shipping costs, brokerage, security deposit assistance, school admission support, and any ongoing housing allowance.

Pay particular attention to the temporary accommodation period, because it defines your search window. Employees who treat it as time to relax often find themselves rushing at the end and taking whatever is available; employees who treat it as structured exploration time make much better decisions.

Ask whether the company has empanelled relocation consultants or brokers, and whether you must use them. Where you have a choice, an independent advisor who tells you which areas not to consider is worth more than one showing you everything available.

Also clarify the tax treatment of housing components in your package, because it affects the real value of what you are being offered and sometimes the optimal structure.

And find out whether the company has other employees in the same area. Their experience is the fastest research available to you.

Choosing Where to Look

The sequence is the same as for any Gurgaon buyer, and relocating employees frequently get it wrong because they are in a hurry.

Fix the office location. Identify the belts from which the commute is genuinely short and verify by driving at the actual hour, in both directions. This alone eliminates most of the city.

If you have children, the school decision comes first and housing follows. Gurgaon's school admission cycles run well ahead of the academic year and established institutions fill early, so start this immediately on arrival rather than after you have found a home. Ask the school which areas their families live in and whether buses serve them.

Renting Well in Gurgaon

Once you have chosen an area, the lease itself needs attention, particularly for someone unfamiliar with local practice.

Verify that the landlord actually owns the property before any money moves. Deposits here are large by national standards and disputes over their return are routine.

Document the property's condition exhaustively at handover with dated photographs and a signed inventory, and share the record with the landlord in writing. This is the single most effective protection for your deposit.

Read the lock-in and notice provisions and check they are symmetric — in many agreements they are not — and negotiate at signing, when you still can. Confirm who bears which repairs and which charges, and get the society's tenancy approval completed properly.

If your company is paying or reimbursing rent, ensure the agreement is in the form your employer requires and that the paperwork supports whatever tax treatment applies.

Deciding Whether to Buy Later

After a year in the city, you will know things you could not have known on arrival, and the buying decision becomes a real one rather than a guess.

Buy if your posting has proved durable, if you would be content to stay in Gurgaon for at least five to seven years, if you have identified a location you have genuinely tested rather than assumed, and if you have the deposit plus a reserve rather than the deposit alone.

Keep renting if the role is uncertain, if you may be moved again, if you are unsure about the city, or if the numbers only work by stretching. Transaction costs in India are significant enough that a short holding period is expensive.

For international assignees on defined postings, renting for the duration is almost always correct — the tax, currency and management complexity of owning is not worth taking on for a two or three year stay.
