A building that houses both your flat and somebody's office is a different asset from a purely residential tower. Sometimes better, sometimes not, and the reasons are worth knowing.

DAMAC District sits within DAMAC Hills, one of DAMAC's established master communities in the Dubailand corridor. Entry pricing is AED 1.223 million, roughly 2.94 crore rupees, for one and two bedroom apartments running approximately 671 to 1,623 square feet on the residential side.

The distinguishing feature is that it is mixed-use in the literal sense: apartments alongside commercial office units within the same development, aimed at residents and small businesses occupying the same district. The amenity programme is wellness-led, including AI-equipped gyms and padel courts. Anticipated completion is 31 August 2029.

One correction worth making, because it circulates widely. Some material places this project in Dubai Investments Park 2. DAMAC's own data places it in DAMAC Hills within Dubailand, and that is what we list. Where sources disagree, the developer's own position is the one to work from.

Why DAMAC Hills Matters

The community is the real argument here, more than the building.

DAMAC Hills is established rather than emerging. It has been delivered, it is occupied, and it has a functioning resident population, retail and amenity base. That is a materially different proposition from buying into a masterplan that exists mostly as a render, and it is the single strongest point in this project's favour.

It also has rental evidence, which most of the newer areas do not. Bayut's H1 2026 data recorded an average villa rent at DAMAC Hills of roughly AED 263,000, with DAMAC Hills 2 around 5.97 percent projected gross yield in the affordable villa segment. Those are villa figures rather than apartment ones, and they are portal-derived, but they are real data points from a real community rather than projections.

For a buyer who wants Dubailand pricing without buying into an entirely unproven district, that combination is the case.

The Mixed-Use Question

Mixed-use is presented as a straightforward positive in marketing. It is more balanced than that.

In its favour: a building with commercial tenants has amenity and footfall that a purely residential tower in an outlying community often lacks. It supports a live-work pattern that suits the growing population of people running businesses from Dubai, and it makes the district feel occupied during the day rather than empty. For a small business owner relocating from India, having office space and home in the same development is a genuine practical convenience.

Against it: residential and commercial tenants want different things from a building, and service charge structures in mixed-use schemes can be more complicated. Commercial demand is also more cyclical than residential demand, so a downturn can empty the office component faster than the apartments.

Practically, ask two questions before buying: how the service charges are apportioned between the residential and commercial components, and what the access arrangements are. A building where office visitors share your lobby is a different daily experience from one with separate cores.

Where It Fits for an Indian Buyer

At roughly 2.94 crore rupees this is the second lowest entry point among the projects we list, above only Valencia at about 1.74 crore.

That places it within reach of a two-year Liberalised Remittance Scheme plan for a single individual, or a single year across two family members. The Honest Reservations

Dubailand is a long way out from the older city. The commute into Downtown or DIFC is substantial, and that constrains the tenant pool to people who either work nearby or work remotely.

Supply in this corridor is heavy. Roughly 120,000 units were scheduled for delivery across Dubai in 2026, with Moody's estimating 150,000 to 210,000 through 2027, and a large share of that pipeline sits in exactly these outlying master communities. Set against that, an established community with real occupancy and real rental evidence is a better foundation than a greenfield masterplan at a similar price. Dubai has a substantial population of Indians running businesses, consultancies and trading operations, and having an office and a home in the same development removes a commute entirely. For a small business that is a real efficiency rather than a lifestyle flourish.

As an investment the office units are a different asset class from the apartments, and they should not be assessed with the same assumptions. Commercial demand is more cyclical than residential, leases are structured differently, and the tenant pool for small suburban office space is narrower than for apartments. A downturn typically empties commercial space faster.

Before buying either component, establish how the service charges are apportioned between residential and commercial, whether access and cores are shared or separate, and what the parking allocation looks like when office visitors are present during the working day.

What DAMAC Hills Provides

The community around the building is the substance of this project's case, and it is a stronger one than the tower alone would support.

DAMAC Hills is delivered and occupied, with a resident population, functioning retail and amenity, and years of operating history. Compared with buying into a masterplan that exists mainly as a render, that is a materially lower risk proposition.

It also produces evidence. Bayut's H1 2026 data recorded average villa rents in DAMAC Hills of roughly AED 263,000, with DAMAC Hills 2 around 5.97 percent projected gross yield in the affordable villa segment. Those are portal-derived figures covering villas rather than apartments, so they are orientation rather than a forecast for this building, but they come from a real community with real tenancies.

Amenity of that kind is attractive and it is also expensive to run, which shows up permanently in the service charge. Ask for the approved schedule for this specific building before assuming.

Against the Lagoons Alternatives

At similar money, the direct comparison is with the DAMAC Lagoons options, and the choice comes down to what you value.

DAMAC District at AED 1.223 million, about 2.94 crore rupees, offers an established community with occupancy and evidence, plus the mixed-use option. The case for District is maturity. You are buying into somewhere that already works, which reduces the range of outcomes in both directions.

The case for Lagoon Views is the amenity and the timing. Lagoon frontage in a community organised around a lagoon is the least replicable feature in the group, and an earlier handover means rental income roughly two years sooner, which compounds.

For a buyer whose priority is a central location rather than either, Safa Gate at AED 1.315 million sits in the same band and offers something neither community can.
