Published descriptions put it at roughly 19 towers and in the region of 589 apartments across about 22 acres, though figures vary between sources and should be checked rather than assumed.

When The Magnolias was delivered, Gurgaon did not have a market above it. It suits a buyer who specifically wants the Golf Links address and wants it delivered rather than promised, who values a settled community over new construction, and who is comfortable doing the diligence that resale requires.

It suits an NRI buyer particularly well on one axis and poorly on another. Building services first. Lifts in a building of this age and height are a real cost centre, so ask what has been replaced and when. Check the power backup provision and whether it covers the full apartment load or only essential circuits. Check water supply and pressure at the top of the building rather than the bottom.

Then the apartment. Look for waterproofing failure at balconies and wet areas, which is the most common and most expensive defect in Gurgaon buildings of this vintage. Check air conditioning age and type, wiring capacity against modern loads, and whether the kitchen and bathrooms are original or have been redone.

Then the finances. Ask the residents' association what the maintenance charge covers, what the reserve position is, and what major works are anticipated. A society facing a facade or lift replacement without a funded reserve will raise a special levy, and that lands on whoever owns the apartment at the time.

And finally the intangible. Visit at different hours. Ask residents how the association functions and whether services are reliable. In a settled community that information is freely available and it is the best predictor of how the next decade will go.
