The visa is sold as the prize at the end of a property purchase. What it actually gives you is more limited than the pitch, and more useful than the sceptics suggest.

What the Visa Is

The UAE Golden Visa is a long-term renewable residence permit that does not require an employer sponsor. That last part is the substantive difference from an ordinary UAE residence visa, which is tied to the employer who issued it and lapses when the job does.

The Duration Conflict, Stated Honestly

Before anything else, a genuine problem that most content papers over.

Official UAE sources do not agree on how long a property-based Golden Visa lasts. Dubai Land Department and GDRFA material commonly refers to ten years. Federal sources including the u.ae portal and ICP material have referred to five years for real estate investors.

We are not going to resolve that for you, because we cannot. What we can tell you is not to accept a duration from a developer, an agent or a blog, including this one. Confirm it with the immigration authority that will actually issue your visa, in writing, before you make plans that depend on the answer.

Be equally sceptical of circulating claims about recent rule changes. A widely shared story about a February 2026 circular altering Golden Visa terms could not be verified against any primary source and appears to recycle an older change. If a rule change matters to your decision, find it on an official UAE government domain or treat it as unconfirmed. Rules and costs described here change without notice. Confirm the current position with the relevant UAE authority before making a decision that depends on it.

Residence Is Not a Work Permit

This is the most consequential misunderstanding, and it costs people real money in bad planning.

The Golden Visa confers residence. It does not by itself confer the right to work. A holder taking employment in the UAE still requires a labour card issued through the Ministry of Human Resources and Emiratisation, under the Golden Visa holder category.

What the visa does remove is employer dependence. A holder can change employers, hold multiple roles or start a business without needing a new residence visa each time, because the residence is not tied to any of them. For a professional or an entrepreneur, that flexibility is the real value, and it is genuinely substantial.

But if your plan is to arrive on a property-based Golden Visa and simply begin working, understand that an additional step exists. Confirm the current requirement with MOHRE rather than assuming.

Family, and What It Solves

For most Indian families this is the part that actually matters.

A Golden Visa holder can sponsor immediate family, including spouse, children and parents, for residence permits matching the holder's own duration. There is no salary threshold applied to the sponsor, provided the Golden Visa remains valid, which is a meaningful difference from ordinary employment-based sponsorship where income tests apply.

Sponsored dependents are also reported not to be bound by the six-month absence rule in the way ordinary residents are, meaning extended time outside the UAE does not automatically cost them their status. And where the primary holder dies, sponsored family members may generally remain until their own permits expire.

That combination is what makes the visa attractive to families who want optionality rather than an immediate move: the ability to have residence in place, use it intermittently, and have it not evaporate because nobody spent enough time in the country.

The Absence Rule, and Why It Matters to Indians

An ordinary UAE residence visa is generally cancelled after six continuous months outside the country. That is a serious constraint for someone who wants residence as an option rather than as a relocation.

Golden Visa holders are not subject to that constraint in the same way and can remain abroad for longer without losing residency. For an Indian family whose life, business and children's schooling remain in Gurgaon, this is the single feature that makes the visa practically useful.

It converts the visa from a commitment into an option. You can hold residence, visit, place a child in school later, or move if circumstances change, without needing to uproot now to preserve the status.

One caution. Your Indian tax residence is determined by Indian law based on days present in India and other tests, not by holding a foreign visa. Acquiring UAE residence does not by itself make you a non-resident for Indian tax purposes, and assuming otherwise is a serious and common error. What It Does Not Give You

Citizenship. The Golden Visa is renewable residence, not a path to a UAE passport in any ordinary sense.

Freedom from Indian obligations. If you remain an Indian tax resident, your Dubai rental income is taxable in India at slab rates with no treaty credit available, and the property is reportable under Schedule FA. The visa changes none of that.

And it does not make the property a good investment. A visa threshold is a reason to buy at a certain price point, not a reason to buy a particular property.
