Gurgaon's top end behaves like a different market from the rest of the city, and it does so because the people buying there are answering a different question. Understanding who they are explains most of what looks irrational about prices.

A Different Market, Not a Higher One
It is tempting to think of luxury housing as the same market with bigger numbers. It is not, and the difference explains a great deal.
Mid-market housing is fundamentally a credit market. Prices are constrained by what households can borrow, which is a function of incomes and interest rates. When rates rise, affordability falls, demand softens and prices respond.
The luxury segment is largely a wealth market. Buyers are frequently paying substantially from capital rather than borrowing to the limit, so interest rates influence sentiment but do not bind demand the way they do lower down. What drives it instead is the creation and concentration of wealth, business liquidity events, and the perceived scarcity of the specific address.
This is why the two segments can move differently, and why reading across from one to the other produces bad conclusions. A soft mid-market does not necessarily mean a soft top end, and a booming top end does not mean the broader market is healthy.
For a buyer, the useful implication is that the top end responds to different signals, and you should watch different indicators.
The Four Buyer Groups
Gurgaon's luxury buyers cluster into four recognisable groups, each buying for its own reason.
Business owners and entrepreneurs are the largest. Their purchases are frequently funded by business cash flow or a liquidity event, are made quickly, and are relatively insensitive to interest rates. Their priority is usually the address and the community it puts them in.
Senior corporate executives form the second group — leadership at the multinationals and large Indian companies clustered in and around Gurgaon's office districts. They are commute-sensitive, which is why the Golf Course Road corridor commands what it does, and they tend to be careful, well-researched buyers.
Non-resident Indians form the third, buying for eventual return, for family, or as a rupee-denominated allocation. They are typically less commute-sensitive and more brand-sensitive, since they cannot visit repeatedly.
The fourth is upgraders — households already in Gurgaon, often with substantial equity in an existing property, moving up within the same city.
What Each Group Actually Wants
The groups value different things and it shows in which projects sell to whom.
Business owners and entrepreneurs tend to prioritise scale, statement and community — large formats, recognised addresses, and neighbours of similar standing. Projects at the very top of the market are built for this buyer.
Corporate executives weight commute, schooling and build quality more heavily, and are more likely to trade a marginally less prestigious address for a materially better daily life. This group sustains demand in the strong-but-not-trophy tier.
NRIs weight developer brand very heavily, because it is a proxy for the diligence they cannot do in person, and they favour projects with strong institutional reputations and clear documentation. They also weight rental potential more than the domestic luxury buyer, since the property may sit let for years.
Upgraders are the most price-sensitive of the four and the most likely to compare carefully, because they are usually funding partly from the sale of an existing home and are acutely aware of relative value.

Why Prices Hold at the Top
The structural support under Gurgaon's luxury pricing is scarcity, and it is genuine rather than manufactured.
The established premium corridors — Golf Course Road in particular — are effectively built out. There is very little land left, and what comes to market does so rarely. In a market that cannot add supply in response to demand, price is the only adjustment mechanism available.
The second support is the office concentration alongside those corridors, which sustains demand from the senior corporate group and shows no sign of dispersing.
The third is that the buyer pool at this level is not confined to Gurgaon. Buyers relocating from other Indian cities and from abroad compete for the same small inventory.
The honest counterweight is that new premium supply on the newer corridors — Dwarka Expressway, Golf Course Extension, SPR — is substantial, and it competes for the same buyers at lower prices. That competition constrains how far the established corridor's premium can widen, even if it does not threaten the corridor itself.
What This Means If You Are Buying
If you are buying in this segment, recognise which group you belong to and buy accordingly rather than buying what someone else's priorities would suggest.
If your purchase is commute-driven, do not overpay for a trophy address that adds thirty minutes to your day. If it is legacy or status driven, accept that you are paying for scarcity and that the financial return may be secondary — which is a legitimate choice, made badly only when it is unacknowledged.
If you are an NRI, be aware that brand sensitivity is a rational shortcut but not a substitute for diligence, and that the projects marketed most heavily to overseas buyers are not automatically the best value.
And if you are an upgrader, remember that your purchase is really two transactions, and the price you achieve on the sale of your existing home matters as much as the price you negotiate on the new one.
Across all four, the same discipline applies as everywhere else in this market: verify the developer, verify the paperwork, and verify the location by driving it. Wealth insulates you from many mistakes in real estate. It does not insulate you from a defective title or a project that never completes.
One trend worth watching, because it affects all four groups, is the shift toward larger formats. Demand at the top of the Gurgaon market has moved steadily toward bigger apartments — more bedrooms, more service space, larger outdoor areas — driven partly by multi-generational households and partly by the extended period when homes doubled as offices. Developers have responded, which is why so much recent launch inventory at the top end is in the four, five and six bedroom range with sky decks and private terraces. For a buyer, this has a practical implication: the supply of genuinely large luxury formats is better than it has been in years, while the supply of smaller premium units in the best corridors remains tight. Depending on which you want, you are shopping in quite different market conditions.
