The one-bedroom is the entry point for most Indian buyers in Dubai, and its price varies more by address than by anything else. Here is the spread across Dubai's main communities, in dirhams and rupees.

Why the One-Bedroom Is the Benchmark

For Indian buyers entering Dubai, the one-bedroom apartment does the same job the 2 BHK does in an Indian metro. It is the configuration people price first, the one that dominates rental demand, and the unit most commonly bought as an investment rather than a residence.

It is also the cleanest way to compare Dubai's areas, because a one-bedroom in Dubai South and a one-bedroom in Downtown are recognisably the same product. What differs is the address, and the price gap between them tells you exactly what Dubai charges for location.

That gap is wide. The spread below runs from roughly AED 827,000 to AED 3.18 million. In rupee terms that is about ₹1.98 crore to ₹7.63 crore, for the same nominal configuration.

Two caveats before the numbers, and they matter. These are H1 2026 averages drawn from portal-aggregated advertised prices, which typically run 5 to 10 percent above actual transacted prices. And the market corrected through 2026, falling around 10 percent from a February peak on ValuStrat's valuation index, so these averages span a moving market rather than describing today. Treat every rupee number here as an indicative conversion at AED 1 = ₹24, and every Dubai figure as an H1 2026 average rather than today's price. Verify before you budget.

The Affordable Tier

At the accessible end, three communities account for much of the Indian buying, and all sit below AED 1.2 million.

Dubai South is the most affordable in report-grade data, with one-bedrooms averaging around AED 827,000 in H1 2026, roughly ₹1.98 crore. The community sits around the airport and expo district, which is its appeal for buyers prioritising entry price and yield over a central address.

Jumeirah Village Circle, usually shortened to JVC, averaged around AED 1.15 million for a one-bedroom, about ₹2.76 crore. It is one of the highest-volume communities in Dubai and a staple of investor portfolios, with transacted prices around AED 1,510 per square foot.

Arjan sat close behind at roughly AED 1.17 million, or about ₹2.81 crore, with transacted prices near AED 1,568 per square foot. For a buyer whose priority is a rupee budget under ₹3 crore, these three are where the choice realistically sits.

The Mid-Tier and Central Addresses

Move toward the centre and the same configuration moves up sharply, which is the clearest illustration of what location costs in Dubai.

Business Bay one-bedrooms averaged around AED 1.62 million in H1 2026, roughly ₹3.89 crore, on transacted prices near AED 2,547 per square foot. It is a central, high-density business district with strong rental demand from professionals.

Jumeirah Lake Towers came in around AED 1.70 million, about ₹4.08 crore, at roughly AED 1,831 per square foot transacted. Dubai Marina, the waterfront address most Indians recognise, averaged around AED 1.72 million, or ₹4.13 crore, on transacted prices near AED 2,058 per square foot.

Note what has happened between the tiers. A one-bedroom in Dubai Marina costs roughly double one in Dubai South, for a home that is not meaningfully larger. That premium is entirely address, and whether it is worth paying depends on whether you are buying for yield, for use, or for resale liquidity.

The Prime Tier

At the top, two addresses set the ceiling for the configuration.

Downtown Dubai one-bedrooms averaged around AED 2.38 million in H1 2026, about ₹5.71 crore, on transacted prices near AED 3,011 per square foot. This is the Burj Khalifa district, and the premium reflects both the address and the tourist-driven rental market around it.

Palm Jumeirah sits higher still, with one-bedrooms around AED 3.18 million, roughly ₹7.63 crore, at apartment prices near AED 3,529 per square foot on advertised data and considerably more for villas. It is the most recognisable address in Dubai and prices accordingly.

Branded waterfront stock can sit above the general market for the configuration. A one-bedroom at Chelsea Residences on Dubai Maritime City starts from AED 2.56 million on the developer's current price list, about ₹6.14 crore, placing it between Downtown and Palm Jumeirah on price despite being newer stock in a developing enclave. Reading These Numbers Properly

Three things are worth holding in mind before treating any of this as a shopping list.

First, averages hide enormous variation within a community. Floor, view, building age, service-charge burden and whether the unit is ready or off-plan all move the price materially. A one-bedroom in JVC can sit well above or below the community average depending on the specific building.

Second, advertised prices are stickier than valuations. Portal data showed advertised prices broadly holding through H1 2026 while ValuStrat's valuation index fell around 10 percent, which means asking prices in a correcting market can overstate what a property is actually worth. That divergence is genuinely useful to a buyer, because it is where negotiation room lives.
