Two Districts, Not Two Neighbourhoods
The first thing to be clear about is that neither of these is really a residential neighbourhood in the way that Sector 57 or Sector 82 is. Cyber City is an office district — a dense cluster of corporate towers with very little housing inside it. MG Road is a commercial and retail spine with residential development along and behind it.

This is where the central location earns its cost. Living near MG Road or Cyber City can reduce a Gurgaon commute from forty-five minutes to ten, and that difference is worth more to daily life than almost anything you could buy with the price differential.
The metro is the other central advantage. This part of Gurgaon has the city's best rail access, which is genuinely rare here — most of Gurgaon's residential belts are car-dependent. Central Gurgaon is expensive per square foot and the homes are frequently older, which means the value equation looks poor on paper and good in practice — you are buying time rather than space.

It suits less well families with young children, for whom the noise, congestion and limited green space are real disadvantages, and who would generally do better in the quieter sectors slightly further out. It suits less well anyone wanting a large modern home, since the central stock skews older and smaller.
The practical middle path that many households arrive at is to live in the residential sectors just behind the core — close enough that the commute stays short, far enough that the street is calm. Sectors 24, 26 and 31, and the older DLF City phases, are exactly that compromise, and for most people they are the better answer than either headline address.
A final consideration that central buyers often overlook is parking. The older buildings around the core were designed for households with one car, and many were designed before visitors were a serious consideration at all. If your household runs two vehicles, or if you have staff arriving daily, establish exactly how many parking slots come with the property and where they are, and find out what the visitor arrangement is. In this belt, a home with inadequate parking is a daily problem that no amount of location advantage compensates for, and it is one of the most common sources of regret among buyers who moved into central Gurgaon from a newer, more generously planned society further out.
