By Aapt Dubey · Updated · 12 sources

Indians are the largest foreign buyer group in Dubai property. Anarock puts them at 22% of buyers in 2025, ahead of the UK at 17%, and DXBinteract data had them at 20.6% in early 2026. Anarock estimates Indians buy AED 35 to 40 billion of homes a year, roughly ₹90,600 to ₹1,03,500 crore, in a market that recorded AED 917 billion of transactions in 2025.

What share of Dubai property buyers are Indian?

Indians bought more Dubai property than any other foreign nationality in 2025. Anarock's July 2026 report puts Indians at 22% of the buyer pool, with British buyers at 17% and Chinese investors at 14%, out of buyers from more than 150 countries.

The early 2026 picture is the same order with slightly different numbers. Harbor Real Estate, using DXBinteract transaction data, estimated Indians at 20.6% of purchasing activity, followed by British buyers at 13.3% and Egyptians at 12.6%. The two figures measure slightly different things (a full-year buyer mix versus a share of purchasing activity in a few months of 2026), so treat 20% to 22% as the honest range rather than picking one.

One caveat matters here. The Dubai Land Department does not publish a nationality split in its annual results. Every nationality share you see, including ours, comes from a consultancy or brokerage working on DLD registration data. We have used Anarock and DXBinteract because they name their data and method most clearly.

How much do Indians invest in Dubai real estate?

Industry estimates cited by Anarock put Indian purchases of Dubai homes at AED 35 billion to AED 40 billion a year in recent years. At the FBIL reference rate of ₹25.8734 per dirham on 14 October 2026, that is roughly ₹90,600 crore to ₹1,03,500 crore a year.

A separate TradeArabia report, published alongside a Dubai Land Department statement on its Hyderabad property expo in August 2026, gave a lower floor of AED 30 billion upwards a year (about ₹77,600 crore). That report did not attribute the number to DLD itself, so we treat the Anarock range as the better estimate and show the other for completeness.

Neither number is an official DLD total. They are estimates, and they cover residential purchases rather than land or commercial deals. For a buyer, the useful reading is scale: Indian money is roughly a fifth of foreign demand in Dubai, which is why developers run roadshows in Mumbai, Delhi and Hyderabad every season.

Are Dubai buyers residents or overseas investors?

Most Dubai buyers now live in the UAE. The Dubai Media Office says resident investors were 56.6% of the 193,100 investors in 2025. Two years earlier, in 2023, non-residents made up 42% of new investors, so the split has been moving towards people who already live in the city.

That matters when you read the Indian share. The 20% to 22% figure counts Indian nationals, and a large part of that is Indians already working in Dubai buying instead of renting, not only capital sent from Mumbai or Delhi. If you are buying from India, you are competing for the same stock as residents who can inspect it on a Saturday, and your due diligence has to make up for that distance. A local registration check with the Dubai Land Department and a written payment schedule are the minimum.

Dubai real estate transactions 2023 to 2026

Dubai's total property transactions have grown every year since 2023 on official figures. The Dubai Land Department recorded AED 634 billion across more than 166,400 real estate transactions in 2023, AED 761 billion across 226,000 in 2024, and AED 917 billion across more than 270,000 in 2025. That last figure is about ₹23.7 lakh crore.

2026 started fast. The first quarter recorded AED 252 billion across 60,303 transactions, up 31% in value on Q1 2025, and foreign investment rose 26% to AED 148.35 billion. Then activity cooled. Property Monitor data shows 114,550 residential sales in January to September 2026, 23% fewer than in the same months of 2025, with regional conflict weighing on the second and third quarters.

These DLD totals include mortgages, gifts and land, not just home sales, so they are larger than residential sales figures from brokers. Compare like with like.

How big is off-plan in Dubai?

Off-plan now makes up about two thirds to three quarters of Dubai home sales. Property Monitor data in the betterhomes FY 2025 report shows off-plan's share of sales volume rising from 54% in 2023 to 63% in 2024 and 65% in 2025, when 132,000 off-plan deals were recorded. In the first nine months of 2026 the share rose again to 71%, because resale volumes fell faster than off-plan during the slowdown.

REIDIN's count for Q2 2026 alone is higher still, at 76.0% of volume and 73.6% of value. The difference is timing and scope, not a contradiction.

For an Indian buyer this has a practical meaning. Most of what you will be shown by agents in India is off-plan, paid in instalments over construction. That suits the LRS remittance limit, but it means you are taking delivery risk and you will not earn rent until handover.

Is the Dubai market slowing in 2026?

Volumes have slowed; prices have mostly held. Property Monitor data published by betterhomes counts 34,615 residential sales in Q3 2026, 38% fewer than Q3 2025, and sales value of AED 73.8 billion, down 47%. Anarock still reports average residential prices of about AED 1,900 per sq ft in H1 2026, up 6% on a year earlier, and says prices softened only 4 to 7% between February and April, a dip it calls sentiment-driven rather than structural.

Our read: the 2021 to 2025 run is over, and buyers now have more room to negotiate on resale stock. The price detail by community is on our Dubai price per sq ft in rupees page.

Why do Indians buy in Dubai, and what should you check?

Anarock's survey of 2025 buyers found 38% bought for their own use, 28% for rental income, 21% to qualify for the UAE Golden Visa and 13% for capital preservation. Around 80% of transactions were cash purchases. Betterhomes also reports India and the UK as its two leading buyer nationalities for more than eight consecutive quarters.

The rental case is the strongest one and we cover it in Dubai rental yields by area. Before you remit, price the deal in rupees at the current rate, check the developer's delivery record, and compare it with what the same money earns in India. Our Dubai project pages list prices in both currencies.

Frequently asked questions

Indians. Anarock puts Indians at 22% of Dubai buyers in 2025, ahead of the UK at 17% and China at 14%. DXBinteract data analysed by Harbor Real Estate had Indians at 20.6% of purchasing activity in early 2026, again first.

Industry estimates cited by Anarock put it at AED 35 billion to AED 40 billion of residential property a year in recent years. At the FBIL rate of ₹25.8734 per dirham (14 October 2026) that is about ₹90,600 crore to ₹1,03,500 crore. It is an estimate, not an official DLD figure.

Not in its annual results. DLD's 2023, 2024 and 2025 releases give totals, investor counts and resident shares, but nationality rankings come from consultancies such as Anarock and data platforms such as DXBinteract working on registration records.

More than 270,000 real estate transactions worth AED 917 billion, up 20% on 2024, according to the Dubai Media Office in January 2026. That covers all transaction types, so residential sales alone are lower, at about 203,000 deals per Property Monitor data.

About 65% of residential sales volume in 2025 and 71% in January to September 2026, on Property Monitor data published by betterhomes. REIDIN recorded 76.0% of volume for Q2 2026 alone.

Transaction value rose 31% in Q1 2026 to AED 252 billion, but activity then cooled. Residential sales in Q3 2026 were 38% below Q3 2025 by count. Anarock still reported average prices around AED 1,900 per sq ft in H1 2026, 6% higher than a year earlier.

Proximity, a large Indian resident population, a dirham pegged to the US dollar and higher rental yields than Indian metros. In Anarock's 2025 survey, 28% of buyers cited rental income and 21% the Golden Visa as their main reason.

How we compiled these figures

Market totals come from the Dubai Land Department and Dubai Media Office annual releases for 2023, 2024 and 2025 and the Q1 2026 release. Nationality shares come from Anarock (full year 2025) and Harbor Real Estate using DXBinteract data (early 2026), as reported by Khaleej Times; DLD does not publish a nationality split. Indian investment value is an industry estimate cited by Anarock. Off-plan shares are Property Monitor data published in betterhomes reports, with REIDIN's Q2 2026 overview as a cross-check. Rupee figures convert AED at the FBIL reference rate of ₹25.8734 per AED (14 October 2026) published on the RBI website and are rounded. We update this page quarterly when DLD and the research firms publish new data.
