Dubai Rental Yields by Area: Apartments and Villas, 2026 Data
By Aapt Dubey · Updated · 12 sources
Gross rental yields in Dubai run from about 5% to 7% for most apartment communities and 4% to 6% for villas. On Dubai Land Department medians for September 2026, JVC apartments yield about 7.2%, Dubai Marina 5.7% and Downtown 5.3%. That is above Gurgaon's 4.3% (Anarock, Q2 2026), but rents fell 0.6% for apartments over the year to Q3 2026.

What is the rental yield in Dubai in 2026?
Most Dubai apartment communities yield between 5% and 7.5% gross in 2026; villas yield less, mostly 4% to 6%. We get these figures by dividing the Dubai Land Department median rent per sq ft by the median sale price per sq ft for the same community, both for September 2026 and both published by betterhomes. That keeps the rent and the price on the same basis and the same month.
Bayut's projected returns for H1 2026, built from asking rents and asking prices, land in the same band: 5.46% for Downtown, 5.88% for Dubai Marina, 6.30% for Dubai Hills Estate apartments and 7.15% for JVC. Where two different methods agree within half a percentage point, we are fairly confident in the number.
These are gross yields. They ignore service charges, letting fees, maintenance and empty months, all of which come off before you see a rupee. We explain that below.

Rental yields by area: apartments and villas
Cheaper communities yield more, and that pattern holds across both methods. DAMAC Hills 2 apartments, at a median price of AED 1,011 per sq ft and rent of AED 86, come out at 8.5%. Palm Jumeirah Garden Homes, at AED 8,792 a sq ft, yield 2.8%. Buyers at the top end are paying for scarcity and expected price growth, not income.
The table puts our DLD-based figure next to Bayut's projected return for each area. For Business Bay, Dubai South, Al Furjan, Sobha Hartland and DAMAC Lagoons there is no DLD median rent in the betterhomes report, so Bayut's figure is the only published one we found. Bayut lists Al Furjan apartments at 7.69%, Dubai South apartments at 7.24%, Sobha Hartland at 6.41% and Business Bay at 6.29%.
Villas look weaker on yield almost everywhere. Dubai Hills villas yield 4.3% on both methods, and Bayut's villa list tops out at 6.37% (Al Barari) and 6.09% (DAMAC Lagoons). If income is the goal, apartments in the mid-market are where the numbers are.

Average rents in Dubai by area
Bayut's H1 2026 asking rents give a sense of the cheque size. A one-bedroom in Dubai Marina averaged AED 103,000 a year (about ₹26.6 lakh), in Business Bay AED 104,000 (₹26.9 lakh), in Downtown Dubai AED 133,000 (₹34.4 lakh) and in Sobha Hartland AED 99,000 (₹25.6 lakh). JVC is the value end: AED 54,000 for a studio and AED 79,000 for a one-bedroom (₹20.4 lakh).
For villas, a three-bedroom in DAMAC Hills 2 averaged AED 112,000 and in Dubai South AED 147,000. Dubai rents are quoted per year and usually paid in one to four cheques; betterhomes says four cheques was the most common arrangement in Q3 2026, on 33% of its leases.

What does a one-bedroom in Dubai earn, in rupees?
A JVC one-bedroom listed at an average AED 1,146,000 in H1 2026, about ₹2.97 crore, and rented at an average AED 79,000 a year, about ₹20.4 lakh. That is 6.9% gross on asking figures. The same arithmetic gives 6.4% in Business Bay, 6.0% in Dubai Marina and 5.6% in Downtown Dubai, where the flat costs about ₹6.16 crore.
The pattern is the one you see in every Dubai yield table: each step up in address costs more per rupee of rent. A Downtown one-bedroom earns about ₹14 lakh more rent a year than a JVC one, but costs about ₹3.2 crore more to buy. If you are comparing this with a Gurgaon flat at the same budget, compare the rent cheque after service charges, not the headline percentage.

How have Dubai rents changed from 2023 to 2026?
Rent growth has gone from double digits to slightly negative in three years. ValuStrat recorded apartment asking rents up 15.9% in the year to Q4 2023 and 13% in the year to Q4 2024, with villas up 9.2% and 5.8%. In 2025 betterhomes saw average apartment leases rise about 5%, and ValuStrat said rents were broadly flat quarter on quarter by Q4 2025 as tenants hit an affordability ceiling.
By mid-2026 the turn was complete. ValuStrat's residential rental index was unchanged on the quarter and up only 1.7% year on year in Q2 2026. DLD medians then fell: apartment rents per sq ft were 3.8% lower in September than in June 2026, and 0.6% lower than a year earlier. Downtown Dubai apartment rents were down 9.1% on the year, JVC 6.2% and Dubai Marina 4.0%.
This matters for anyone buying on yield. If prices hold while rents drift down, yields compress. Betterhomes' leasing enquiries hit a record in Q3 2026, so demand is there, but betterhomes also counts 136,815 homes scheduled for delivery in 2027, and tenants currently have the choice.

Dubai vs Gurgaon rental yield
Anarock puts Gurugram's average rental yield at 4.3% in Q2 2026, up from 3.5% in 2019. Dubai's mid-market apartments yield roughly 5.5% to 7.5% gross, so the gap is real: on the same capital, a JVC apartment earns about two thirds more gross rent than an average Gurgaon flat.
The reason sits on the Indian side. Gurgaon capital values climbed 117% between 2019 and Q2 2026 to ₹13,350 per sq ft on Anarock's numbers, and rents have not kept pace. Gurgaon's case is capital growth; Dubai's is income. Our Gurgaon rental yield page breaks down the Gurgaon side by sector.
Gross vs net rental yield in Dubai
Every figure on this page is gross: annual rent divided by price. Your net return is lower after the building's annual service charge, agency fees for finding a tenant, maintenance, and any months the flat sits empty. Service charges vary by tower, so check the figure for the specific building on the Dubai Land Department's service charge index before buying.
Two more deductions apply to an Indian owner. Rent is earned in dirhams and remitted to India, so currency moves cut both ways. And rental income from Dubai property is taxable in India for a resident Indian, and the UAE levies no personal income tax on it, so there is usually no foreign tax credit to offset. Get that checked with a chartered accountant before you model returns. Our Dubai project pages show which of our projects are ready to rent now and which are off-plan.
Frequently asked questions
Most Dubai apartment communities yield between 5% and 7.5% gross in 2026 and villas mostly 4% to 6%. On DLD medians for September 2026, JVC apartments yield about 7.2%, Dubai Marina 5.7% and Downtown 5.3%. These are gross figures before service charges and vacancy.
On Bayut's H1 2026 data, Discovery Gardens apartments had the highest projected return at 9.06%, followed in the mid-market by Al Furjan at 7.69%. On DLD medians for September 2026, DAMAC Hills 2 apartments came out highest among the tracked communities at about 8.5%.
About 7.2% gross for apartments, from a DLD median rent of AED 91 per sq ft and median price of AED 1,259 per sq ft in September 2026. Bayut's H1 2026 projected ROI for JVC is 7.15%, almost the same.
Dubai Marina apartments yield about 5.7% gross and Downtown about 5.3% on DLD medians for September 2026. Bayut's H1 2026 figures are 5.88% and 5.46%. Both are lower than mid-market areas because purchase prices per sq ft are much higher.
Yes, modestly. DLD median apartment rents per sq ft fell 3.8% between June and September 2026 and were 0.6% lower than a year earlier; villa and townhouse rents were 2.3% lower. Downtown apartment rents fell 9.1% year on year.
On gross figures, yes. Anarock puts Gurugram's average rental yield at 4.3% in Q2 2026, against roughly 5.5% to 7.5% for Dubai's mid-market apartments. The gap comes mainly from high Indian capital values relative to rents.
Gross yield is annual rent divided by price. Net yield deducts the building's service charge, agency fees, maintenance and vacancy. Service charges vary by tower even within one community, so check the specific building before relying on a gross figure from any table, including ours.
Bayut's H1 2026 average asking rents for a one-bedroom were AED 79,000 a year in JVC, AED 103,000 in Dubai Marina, AED 104,000 in Business Bay and AED 133,000 in Downtown Dubai. At ₹25.8734 per AED that is about ₹20.4 lakh to ₹34.4 lakh a year.
How we compiled these figures
Gross yields in the chart are our calculation: Dubai Land Department community index median rent per sq ft divided by median sale price per sq ft, both for September 2026, as published in the betterhomes Q3 2026 report. We assume the rent per sq ft is annual, as Dubai rents are quoted yearly. Bayut's projected ROI uses its own H1 2026 asking rents and asking prices. Rent growth for 2023 and 2024 is ValuStrat's asking-rent data, 2025 is betterhomes lease data, and 2026 is ValuStrat's rental index and DLD medians; these measure different things and are labelled. Gurgaon's yield is Anarock's Q2 2026 figure. Rupee values use the FBIL rate of ₹25.8734 per AED (14 October 2026). Updated quarterly.
