What is the average price per sq ft in Dubai in rupees?

The median Dubai apartment sold for AED 1,404 per sq ft in September 2026, which is ₹36,326 at the FBIL reference rate of ₹25.8734 per dirham. Villas and townhouses sold for a median AED 1,638, or ₹42,381. Both are Dubai Land Department figures published by betterhomes, and both are above their level a year earlier, by 2.2% and 4.1%.

Other trackers give higher averages because they measure differently. REIDIN's average transacted apartment price for Q2 2026 was AED 1,791 per sq ft and villas AED 2,325. Anarock puts the all-residential average at about AED 1,900 in H1 2026. A median is pulled less by a handful of Palm Jumeirah or Downtown penthouses, so we lead with it, but the gap tells you how much the expensive end lifts the average.

Prices are not uniform across a community either. Around three quarters of the communities betterhomes tracks sold for less per sq ft in Q3 2026 than in Q2, while around two thirds were still above their level of a year ago.

Dubai price per sq ft by area, AED and INR

Downtown Dubai and Palm Jumeirah apartments sit near AED 2,450 to 2,500 per sq ft on median sale prices, about ₹63,000 to ₹65,000. Dubai Hills Estate and Dubai Creek Harbour follow at AED 2,250 to 2,275. Dubai Marina is at AED 1,883 and Meydan at AED 1,711. The mid-market starts in JVC at AED 1,259 and DAMAC Hills at AED 1,318, and DAMAC Hills 2 is the cheapest community in the table at AED 1,011 for apartments and AED 852 for villas.

The year-on-year column is where 2026 shows up. Meydan apartments rose 13.4%, Dubai Marina 5.7% and DAMAC Hills apartments 5.0%. Palm Jumeirah apartments fell 3.7%, Dubai Hills villas 10.0% and DAMAC Hills 2 apartments 2.7%. Downtown and JVC were roughly flat. Palm Jumeirah Garden Homes, a small villa sub-market, jumped 31.3% to AED 8,792 per sq ft, or ₹2,27,479.

Business Bay, Dubai South, Al Furjan, DAMAC Lagoons and Sobha Hartland

These communities are not in the DLD median table above, so we use the next best published sources and say which is which. Business Bay apartments averaged AED 2,058 per sq ft in REIDIN's transaction data for Q2 2026 (₹53,247), down 6.9% on the previous quarter. Bayut's asking price there was AED 2,124 in H1 2026.

Bayut's H1 2026 asking prices put Dubai South apartments at AED 1,190 per sq ft (₹30,789), up 3.27% on the previous half, and Dubai South villas at AED 1,368. Al Furjan villas were AED 1,677 (₹43,390), up 6.91%, and DAMAC Lagoons villas AED 1,603 (₹41,475), up 7.54%. Al Furjan apartments averaged AED 1,290 for 2025 on Property Monitor data, a 27% rise in that year.

Sobha Hartland is part of Mohammed Bin Rashid City in DLD records. REIDIN's Q2 2026 average for MBR City apartments was AED 2,180 per sq ft (₹56,404), down 3.39% on the quarter. We could not find a published 2026 sale price for Sobha Hartland on its own, so treat MBR City as a guide, not a quote for a specific tower.

Asking prices are what sellers list at, not what buyers pay. Bayut's own report says its figures reflect advertised listing prices only, and in every community where we can compare the two they sit above the DLD median. Downtown is the clearest case: AED 3,179 asking against a median of AED 2,497. JVC is AED 1,470 asking against AED 1,259.

How have Dubai prices moved since 2020?

The citywide average sale price doubled between 2020 and 2025. Property Monitor data shows AED 833 per sq ft in 2020, AED 1,281 in 2023, AED 1,493 in 2024 and AED 1,673 in 2025, a fifth straight year of double-digit growth. In rupees at today's rate that is ₹21,553 rising to ₹43,286 per sq ft.

2026 is different. REIDIN recorded quarterly declines of 4.3% for apartments and 2.2% for villas in Q2 2026, though prices stayed 1.2% and 5.7% above Q2 2025. The September medians are still up on the year, but only just. Anyone buying on a 2021 to 2025 growth story is now buying at the top of that curve, and the extra return has to come from rent.

Is Dubai property cheaper than Gurgaon per sq ft?

No, not per sq ft. Anarock puts Gurugram's average residential capital value at ₹13,350 per sq ft in Q2 2026. Even DAMAC Hills 2 apartments, the cheapest community above, cost about ₹26,000, and the Dubai median apartment is ₹36,326, close to three times the Gurugram average.

The 'Dubai is cheaper' line works only on ticket size at the bottom of the market, in outer communities such as Dubai South, where Bayut's average 1-bedroom asking price was AED 827,000 in H1 2026, about ₹2.14 crore. Gurgaon's luxury corridors are a fairer comparison; see our Gurgaon property rates per sq ft for those numbers. Dubai's case rests on yield, which we cover in Dubai rental yields by area.

How to read these rupee figures

Every rupee number here uses one rate: the FBIL reference rate of ₹25.8734 per dirham on 14 October 2026, as published by the RBI. The dirham is pegged to the US dollar, so the rupee cost of a Dubai home moves with the rupee-dollar rate, not with anything in Dubai. Your bank's remittance rate will be slightly worse than the reference rate.

Remember also that a per sq ft rate is only comparable when the area basis matches. Check whether a Dubai listing quotes the DLD title deed area and whether a Gurgaon quote is on carpet or super area before you compare the two. Our Dubai project pages show current prices for specific towers in both currencies.

Frequently asked questions

The median Dubai apartment sold for AED 1,404 per sq ft in September 2026, about ₹36,326 at the FBIL rate of ₹25.8734 per AED. Villas and townhouses had a median of AED 1,638, about ₹42,381.

The DLD median for Downtown Dubai apartments was AED 2,497 per sq ft in September 2026, about ₹64,606, down 0.5% on a year earlier. REIDIN's Q2 2026 average transacted price was higher at AED 2,738, and Bayut's H1 2026 asking price was AED 3,179.

AED 1,883 per sq ft (₹48,720) on the DLD median for September 2026, up 5.7% year on year and 3.7% on the quarter. Bayut's average asking price for H1 2026 was AED 2,111.

Jumeirah Village Circle apartments had a DLD median of AED 1,259 per sq ft in September 2026, about ₹32,575, down 0.7% on a year earlier and 5.2% on the quarter. Bayut's H1 2026 asking average was AED 1,470.

Palm Jumeirah apartments had a median of AED 2,448 per sq ft in September 2026 (₹63,338), down 3.7% year on year. Garden Homes villas were AED 8,792 (₹2,27,479), up 31.3%. REIDIN's Q2 2026 apartment average was AED 3,202, the highest in the city.

Quarterly prices eased in mid-2026: REIDIN recorded falls of 4.3% for apartments and 2.2% for villas in Q2, and about three quarters of communities tracked by betterhomes were lower in Q3 than Q2. Year on year, the September 2026 medians were still up 2.2% for apartments and 4.1% for villas.

Not per sq ft. Anarock's Gurugram average was ₹13,350 per sq ft in Q2 2026, while the cheapest Dubai community median we list, DAMAC Hills 2 apartments, is about ₹26,000. Dubai looks cheaper only on ticket size in outer communities: a Dubai South 1-bedroom was listed at an average AED 827,000 (about ₹2.14 crore) in H1 2026.

We use the FBIL reference rate published by the RBI, ₹25.8734 per AED on 14 October 2026. The dirham is pegged to the US dollar, so the rupee price changes with the rupee-dollar rate. Banks add a margin when you remit.

How we compiled these figures

Community prices are Dubai Land Department community index median sale prices per sq ft for September 2026, published in the betterhomes Q3 2026 report; year-on-year change compares with September 2025. Where a community is not in that index we use REIDIN's Q2 2026 average transacted price or Bayut's H1 2026 average asking price, and label each. The 2020 to 2025 series is Property Monitor's city-level average from the betterhomes FY 2025 report. Rupee values convert AED at the FBIL reference rate of ₹25.8734 (14 October 2026) and are rounded to the nearest rupee. Medians, averages and asking prices are not interchangeable, so compare within a column. Updated quarterly.
