What is the average property rate in India's major cities in 2026?
The seven-city average was ₹9,714 per sq ft in Q3 2026 (July to September), Anarock's latest quarterly reading. That figure is the average base selling price on super built-up area for primary (new) homes, so it excludes PLC, parking, club fees and GST. A year earlier it was ₹9,105 and in Q2 2026 it was ₹9,575, so prices rose 7% in a year but only 1% over the quarter.
MMR sits in a league of its own at ₹17,950 per sq ft. NCR at ₹9,980 and Bengaluru at ₹9,600 are now almost level with each other, followed by Pune (₹8,420), Hyderabad (₹8,200), Chennai (₹7,345) and Kolkata (₹6,500). For an 1,800 sq ft three-bedroom flat that spread is the difference between roughly ₹1.17 crore in Kolkata and ₹3.23 crore in MMR on base price alone.
Knight Frank measures prices differently (a weighted average across micro-markets, half-yearly) and its numbers are higher for the big metros because it reports Mumbai city separately from Thane and Navi Mumbai. Its H1 2026 report puts Mumbai at ₹36,881 per sq ft, Gurugram at ₹18,354 and Ahmedabad, the cheapest of its eight cities, at ₹4,826. Use one series consistently when you compare cities; do not mix them.

How much have property prices risen in India? The 2023 to 2026 trend
The seven-city average went from ₹6,800 per sq ft in Q3 2023 to ₹8,390 in Q3 2024, ₹9,105 in Q3 2025 and ₹9,714 in Q3 2026. That is a 43% rise in three years, but most of it came in the first year (23%). The annual pace has since cooled to 9% and then 7%.
So prices are still rising in 2026, just more slowly. Developers have largely held list prices and used payment plans, subvention and stamp duty offers to keep sales moving. Knight Frank flags this directly: headline and effective transaction prices can diverge when incentives are heavy, so reported appreciation may overstate what a resale buyer actually gains.
Our read for buyers: a 1% quarterly move is not a market running away from you. You have time to compare projects and negotiate on the extras, particularly in cities carrying heavy unsold stock.

Which Indian city has the highest property price growth in 2026?
Delhi NCR leads on Anarock's data, up 12% year on year to ₹9,980 per sq ft in Q3 2026, from ₹8,900 a year earlier. Bengaluru follows at 8% and Kolkata at 7%. MMR, Pune, Hyderabad and Chennai all grew between 4% and 6%.
Anarock attributes NCR's lead to the concentration of luxury and ultra-luxury launches: 34% of NCR launches in Q3 2026 were priced above ₹2.5 crore, the highest share of any city. That matters because an average moves when the product mix shifts, not only when the same flat gets dearer.
Knight Frank's H1 2026 numbers tell a similar story inside NCR. Faridabad and Delhi each rose 18% over 12 months, Ghaziabad 15%, Noida 8% and Gurugram 6%. Bengaluru rose 9%, Mumbai, Pune and Chennai 5% each, and Ahmedabad 3%.

Housing sales and launches by city in Q3 2026
Sales across the seven cities were about 1,00,200 units in Q3 2026, 3% more than a year earlier and 10% more than Q2 2026. Every city sold more than in the previous quarter. Year on year, Hyderabad grew 15%, Bengaluru 12% and MMR 5%, while Chennai fell 10%, Pune 5%, Kolkata 4% and NCR 1%.
Launches rose faster than sales, 18% to about 1,14,300 units. MMR alone launched 37,500 units, a third of the total. Hyderabad more than doubled its launches year on year to 18,950 units, while NCR cut new supply 14% to 10,900 units.
PropEquity, which tracks nine cities including Thane and Navi Mumbai separately, reports a weaker quarter: 1,03,170 units sold in Q3 2026, down 6% year on year. The difference is down to city coverage and method, so read each series on its own terms.
| City | New launches (units) | Units sold | Available inventory (units) |
|---|---|---|---|
| MMR | 37,500 | 31,750 | 1,98,050 |

Eight-city view including Ahmedabad: Knight Frank H1 2026
Knight Frank tracks Ahmedabad as an eighth city. Across its eight markets, 1,71,471 homes sold in January to June 2026, a 1% rise on H1 2025, and 1,87,350 units launched, up 4%. Mumbai was the largest market at 47,355 units. Ahmedabad sold 9,581 units, up 2%, at an average of ₹4,826 per sq ft.
NCR was the weakest performer, with sales down 7% to 24,862 units, even as prices kept rising. Knight Frank calls this late-cycle premium behaviour: fewer buyers, but those buying are at the top end, which holds averages up. Homes above ₹1 crore made up 54% of eight-city sales in H1 2026, up from 49% a year earlier.

What does the RBI House Price Index say?
The RBI's index tells a calmer story than the consultants. Built from actual registered transactions in 18 cities, the all-India HPI rose 3.6% year on year in Q1 2026-27 (April to June 2026) and 1.1% over the previous quarter, to 117.5 on a 2022-23 base. Gains were led by Chandigarh, Jaipur, Kanpur, Lucknow and Thiruvananthapuram.
Why the gap with Anarock's 7%? The HPI covers resale and older stock, not only new launches, and it includes smaller cities. Consultant averages track primary asking prices, which rise faster when developers shift to luxury product. Gurugram is not one of the 18 HPI cities, although Ghaziabad and Gautam Buddha Nagar (Noida) are.
Where is the unsold stock, and what does it mean for prices?
Unsold inventory across the seven cities rose 12% in a year to about 6,30,600 units, roughly 19 months of sales at the current pace. Hyderabad is the outlier at 28 months, followed by Kolkata at 22. Bengaluru is tightest at 15 months, and NCR improved to 18 months with its inventory down 2% year on year.
High overhang usually means flatter prices and better deals ahead. Anarock itself says continued launches ahead of absorption could hold back price growth in Hyderabad and MMR. NCR is the opposite case: shrinking stock and shrinking launches, which helps explain why prices there are still climbing fastest. If you are buying in Gurgaon specifically, our Gurgaon property price trends page breaks this down by corridor.
Frequently asked questions
Across India's top seven cities the average new-home price was ₹9,714 per sq ft in Q3 2026 (July to September), according to Anarock. That is 7% higher than ₹9,105 a year earlier. It is a base selling price on super built-up area and excludes taxes and extras.
Mumbai. Anarock puts MMR at ₹17,950 per sq ft in Q3 2026, almost double NCR's ₹9,980. Knight Frank, which measures Mumbai city separately from Thane and Navi Mumbai, puts Mumbai at ₹36,881 per sq ft in H1 2026.
Yes, but more slowly. Anarock's seven-city average rose 7% year on year in Q3 2026 and only 1% over the quarter. The RBI's House Price Index, based on registered deals, rose 3.6% year on year in April to June 2026.
Delhi NCR, up 12% year on year to ₹9,980 per sq ft in Q3 2026 on Anarock's data. Within NCR, Knight Frank recorded 18% 12-month growth in both Delhi and Faridabad in H1 2026, against 6% in Gurugram.
Among Knight Frank's eight cities, Ahmedabad is the cheapest at ₹4,826 per sq ft in H1 2026. Among Anarock's seven cities, Kolkata is lowest at ₹6,500 per sq ft in Q3 2026.
Anarock counts about 1,00,200 units sold across seven cities in Q3 2026, up 3% year on year. Knight Frank counts 1,71,471 units across eight cities in H1 2026, up 1%. PropEquity's nine-city figure for Q3 2026 is 1,03,170 units, down 6%.
None of the major trackers shows a fall yet. But unsold stock is up 12% year on year to about 6,30,600 units across the top seven cities, and Anarock says markets like Hyderabad and MMR may see slower price growth if launches keep outpacing sales.
Knight Frank puts Gurugram's weighted average at ₹18,354 per sq ft in H1 2026, up 6% in 12 months. That is roughly half of Mumbai city (₹36,881) and nearly double Bengaluru (₹9,354) on the same series.
How we compiled these figures
City prices come from Anarock's Residential Market Viewpoints Q3 2026 (average base selling price on super built-up area for primary residential projects, quarterly) and Knight Frank's India Real Estate H1 2026 report (weighted average price across micro-markets, half-yearly). The RBI House Price Index is built from registration data in 18 cities. The three series measure different things and should not be mixed in one comparison. The 1,800 sq ft cost example is our arithmetic (area multiplied by the Anarock city average) and ignores taxes and charges. Figures are refreshed every quarter when the next Anarock, Knight Frank and RBI releases come out.
