Gurgaon Real Estate Statistics 2026: Prices, Sales, Supply and Costs
By Aapt Dubey · Updated · 11 sources
In 2026 the average Gurgaon home is quoted at ₹13,350 per sq ft on Anarock's measure and ₹18,354 on Knight Frank's weighted measure, roughly double 2019 levels. Rental yields have improved to 4.3%, but price growth has slowed to about 4% a year and Gurugram holds 59,727 unsold homes, so 2026 is a buyer's market for negotiation rather than a boom.

What does a home in Gurgaon cost in 2026?
Two research houses publish a citywide number, and they measure different things. Anarock puts the average at ₹13,350 per sq ft in Q2 2026, up 117% since 2019. Knight Frank's weighted average for H1 2026 is higher at ₹18,354 per sq ft because it gives more weight to the expensive projects that dominate sales value. Neither is wrong; quote the one that matches the question you are asking, and always ask whether a rate is on carpet, built-up or super area.
Corridor gaps are wide. Dwarka Expressway and New Gurugram sit close to the city average, while registered sales of homes above ₹10 crore on Golf Course Road averaged about ₹49,000 per sq ft in 2025. Our rates per sq ft page breaks this down by corridor and sector, and the corridor pages for Golf Course Road, Dwarka Expressway, Golf Course Extension Road, SPR, New Gurgaon and Sohna Road go deeper.

How fast have Gurgaon prices risen?
Anarock's series shows Gurugram rising 84% between Q1 2020 and Q1 2025, with 2024 alone adding about 30%. The pace has cooled sharply since: Knight Frank measured growth of about 4% a year to September 2026, the slowest of six NCR markets. The full year-by-year series is on our price trends page.
If you are asking whether prices will fall, the data points to a slowdown rather than a crash. Inventory overhang in NCR is around 18 months against 88 months at the bottom of the last cycle in 2020. We lay out both sides on will property prices fall in Gurgaon.

Sales, launches and unsold stock
Gurugram launched about 29,500 homes in 2025 according to Anarock, close to half of all NCR launches, and the luxury end did the heavy lifting: 1,494 homes priced at ₹10 crore or more were sold in 2025, worth ₹24,120 crore. See new launch statistics and luxury housing statistics.
Supply has now caught up. Knight Frank counted 59,727 unsold homes in Gurugram in H1 2026, about 9.6 quarters of sales at the recent pace. That is the main reason buyers have more room to negotiate this year. The full numbers are on unsold inventory, and record deals such as the ₹271 crore Dahlias penthouse are tracked on most expensive property deals.
Rents and rental yield
Gross rental yield in Gurgaon averaged 4.3% in Q2 2026, up from 3.5% in 2019, because rents have risen faster than prices since 2019. A 1,000 sq ft 2 BHK on Dwarka Expressway was quoted at ₹25,500 to ₹37,000 a month. Corridor detail and net yield maths are on Gurgaon rental yield.
Costs on top of the price
Stamp duty in urban Gurugram is 7% for men, 5% for women and 6% for joint owners, charged on the deal value or the collector rate, whichever is higher. Collector rates rose sharply for 2026-27, by 60% for Sector 54 plots and 75% in DLF Phase V. Read Gurgaon circle rates 2026-27, stamp duty in Gurgaon and the full cost of buying before you budget.
Running costs changed in 2026 as well. Haryana moved property tax to a capital value system from 1 August 2026, covered on property tax in Gurgaon, and the GST rules on society bills are on maintenance charges. Loans got dearer after the RBI raised the repo rate to 5.50% on 7 October 2026; current bank rates are on home loan interest rates.
Builders, RERA and delays
HARERA Gurugram registered 131 projects worth ₹86,588 crore in 2025 and has disposed of 93.62% of complaints filed with it. Developer sales and delivery records are on developer delivery record, the authority's numbers on HARERA Gurugram statistics, and the interest you are owed for a late handover on possession delay statistics.

Gurgaon against other markets
Gurugram outgrew most Indian cities after 2019, though Noida rose slightly faster on Anarock's measure. Compare them on Gurgaon vs Noida and property prices in Indian cities. The data points to a slowdown, not a crash. Unsold stock has risen to 59,727 homes in Gurugram, but NCR's inventory overhang of about 18 months is far below the 88 months seen at the bottom of the last cycle in 2020.
The average gross rental yield was 4.3% in Q2 2026 on Anarock's data, up from 3.5% in 2019. Net yield is lower once maintenance, tax and vacancy are counted.
In urban Gurugram, 7% for men, 5% for women and 6% for joint owners, on the higher of the deal value and the collector rate, plus a registration fee capped at ₹50,000.
About 29,500 homes according to Anarock, nearly half of NCR's launches. PropEquity, which counts differently, reports 23,809 units worth ₹1.38 lakh crore.
The 2011 census counted 15,14,432 people in Gurgaon district and 8,86,519 in the city. There is no official later count; the next census reference date is 1 March 2027.
