How many ₹10 crore homes are sold in Gurgaon?
India Sotheby's International Realty and CRE Matrix counted about 1,494 primary homes priced ₹10 crore and above sold in Gurugram in 2025, the most in any 12 month period in the city. That compares with 519 in 2024 and 155 in 2023. By value the segment went from ₹4,004 crore in 2023 to ₹13,384 crore in 2024 and ₹24,120 crore in 2025, which put Gurugram ahead of Mumbai's ₹21,902 crore for the first time.
The average ₹10 crore plus home sold in 2025 cost about ₹16 crore and measured about 5,000 sq ft. Homes of 4,000 to 6,000 sq ft took the largest share of value, and homes above 8,000 sq ft accounted for about 22%.
These are first sales from developers. Resale deals in older towers on Golf Course Road are not in this count, so the true number of ₹10 crore plus transactions is higher.

Gurgaon luxury sales in 2026: the ₹5 to 10 crore slowdown
The 2026 numbers split the luxury market in two. Knight Frank recorded NCR sales of ₹5 to 10 crore homes down 39% to 4,033 units in January to September 2026, against 5,002 launched. In Q3 alone 2,346 homes in this band were launched and only 925 sold. Knight Frank said this band and the Gurugram market drove most of NCR's 11% fall in sales.
Above ₹10 crore, demand held. NCR sales above ₹10 crore were broadly stable at 1,702 units over nine months, Q3 sales rose 39% year on year to 612 units, and developers cut launches in this band by 40%. The ₹2 to 5 crore band grew 8% to 15,333 units and is now NCR's largest by sales.
CRE Matrix still ranked NCR the largest ₹5 crore plus market in India in H1 2026, with 4,401 units worth ₹41,440 crore. Our reading: the very top is supported by wealth, while the upper middle of luxury is where supply ran ahead of buyers.

Which Gurgaon corridors lead luxury sales?
New corridors now outsell the old addresses. JLL found the Southern Peripheral Road took 39% of Gurugram's ₹5 crore plus sales in H1 2025 and Dwarka Expressway 22%, together 61%. Golf Course Road, Golf Course Extension Road, NH-8 and Sohna Road each contributed 7 to 10%. JLL noted that Golf Course Road has limited new launches left.
In the ₹10 crore plus segment, India Sotheby's and CRE Matrix recorded Dwarka Expressway sales rising from ₹383 crore in 2024 to ₹8,347 crore in 2025. Golf Course Extension Road's value rose 379%, with weighted average prices up from ₹24,855 to ₹37,899 per sq ft.
JLL also counted nearly 22,000 homes priced ₹5 crore and above launched in NCR since 2020, 89% of them in Gurugram. That pipeline is why luxury supply is now a question of absorption, not scarcity.
| Corridor | Measure | Figure |
|---|---|---|
| Southern Peripheral Road | Share of Gurugram ₹5 Cr+ sales, H1 2025 (JLL) | 39% |
| Dwarka Expressway | Share of Gurugram ₹5 Cr+ sales, H1 2025 (JLL) | 22% |
| Dwarka Expressway | ₹10 Cr+ sales value, 2024 to 2025 (ISIR, CRE Matrix) | ₹383 crore to ₹8,347 crore |
| Golf Course Extension Road | ₹10 Cr+ weighted average price, 2024 to 2025 (ISIR, CRE Matrix) | ₹24,855 to ₹37,899 per sq ft |
| Golf Course Road, GCER, NH-8, Sohna Road | Share of Gurugram ₹5 Cr+ sales each, H1 2025 (JLL) | 7% to 10% |

Who is buying luxury homes in Gurgaon?
Knight Frank describes the buyer base for NCR's high-ticket launches as high-net-worth individuals, non-resident Indians, expatriates, celebrities and senior executives of multinational companies and start-ups. India Sotheby's and CRE Matrix point to rising participation of HNIs and ultra-HNIs and to wealth from IPOs and entrepreneurial exits as drivers for 2026.
The supply side mirrors that buyer: large homes from listed or well-capitalised developers. In our own listings, DLF, Godrej Properties, Elan and Oberoi account for nine of the ten projects that start at ₹10 crore or more.
The most expensive projects in Gurgaon by starting price
We sorted the 87 Gurgaon listings on Curated Homes by the lowest price currently quoted. Ten start at ₹10 crore or more, 24 start between ₹4 and 10 crore, 45 between ₹1.5 and 4 crore and 8 below ₹1.5 crore. The top of the list is dominated by DLF's Golf Course Road towers, with The Camellias starting at about ₹69.8 crore and The Dahlias at ₹65 crore.
Starting price is a rough guide only: it reflects the smallest unit currently on offer, and resale asks in ready towers move with the market.

What this means for luxury buyers in Gurgaon
If you are buying between ₹5 and 10 crore, the 2026 data is on your side. Supply in that band ran at more than twice sales in Q3 2026, so compare several projects and ask about payment plans, floor rise and PLC waivers before committing.
Above ₹10 crore, the market is thinner and driven by a small number of developers and buyers. Prices there are set project by project, and the best units in a sold-out tower rarely come up. Golf Course Road has little new stock, so most new ₹10 crore plus supply is on Golf Course Extension Road, SPR and Dwarka Expressway. Weigh location maturity against price, not just the brand.
