By Aapt Dubey · Updated · 15 sources
Gurgaon's average residential price was ₹13,350 per sq ft in Q2 2026, up 117% since 2019, according to Anarock. Mass-market corridors such as Dwarka Expressway (₹14,180) and New Gurugram (₹13,450) sit close to that average. ₹10 crore-plus homes registered in 2025 were far higher: ₹49,119 per sq ft on Golf Course Road and ₹37,899 on Golf Course Extension Road.

What is the average property rate per sq ft in Gurgaon in 2026?
Anarock puts Gurgaon's average residential capital value at ₹13,350 per sq ft in Q2 2026. In 2019 the same series stood at ₹6,150, so prices have more than doubled in about seven years. Of the 11 cities Anarock tracks, only Noida grew faster over that stretch (125%).
Treat that ₹13,350 as a city-wide midpoint, not as the going rate for any particular building. It blends affordable group housing on the city's edges with the towers on Golf Course Road. Across the wider NCR, Anarock's base selling price was ₹9,980 per sq ft in Q3 2026, up 12% in a year, which it says was the fastest rise of the top seven cities and was driven by luxury and ultra-luxury launches. Gurgaon is where most of that supply sits: it took 46% of all NCR launches in Q2 2026.
So the figure a buyer needs is the one for their corridor and their segment. The sections below separate the two.

Price per sq ft by corridor: the mass market and the luxury market
Gurgaon effectively has two price ladders, and confusing them is the commonest mistake we see. The first is the broad-market average that research firms publish for a whole micro-market. On that ladder, Anarock's Q2 2026 numbers are ₹14,180 per sq ft for Dwarka Expressway and ₹13,450 for New Gurugram, each up about 1% on the quarter. Square Yards reported an average of ₹16,249 per sq ft on the Southern Peripheral Road in June 2026, up 18.4% in a year. Outlook Money, quoting the same firm, put SPR at an estimated ₹16,950 by mid-2026, so treat ₹16,000 to ₹17,000 as the realistic SPR band.
The second ladder is luxury. India Sotheby's International Realty and CRE Matrix studied every registered sale of ₹10 crore and above in 2025. The weighted average was ₹49,119 per sq ft on Golf Course Road, ₹37,899 on Golf Course Extension Road, ₹30,494 on Sohna Road and ₹26,756 on Dwarka Expressway. On Golf Course Road that figure was 5% lower than in 2024, and Sohna Road's was 12.5% lower. The cause was a shift in mix towards ₹10 to ₹14 crore units, not falling values. On Golf Course Extension Road the rate jumped from ₹24,855, because the new launches there are larger, more expensive towers.
The gap between the two ladders is the point. On Dwarka Expressway, the broad average is roughly ₹14,000 per sq ft but registered luxury deals averaged nearly double that. Know which ladder a quoted rate comes from before you compare it with anything.

Golf Course Road price per square foot
Golf Course Road is the most expensive corridor in Gurgaon by a wide margin. Registered ₹10 crore-plus deals there averaged ₹49,119 per sq ft in 2025, and sales value on the corridor fell 28% to ₹6,710 crore. The researchers put that drop down to thin fresh supply rather than weaker demand. Among current launches we track, Dalcore The Falcon in Sector 53 is quoted by the developer at ₹40,000 per sq ft. Godrej Samaris, also in Sector 53, starts at ₹9.84 crore for a 3 BHK of 3,000 to 3,100 sq ft, which works out to roughly ₹31,700 to ₹32,800 per sq ft.
The top of the market is in another bracket. A 16,290 sq ft penthouse at DLF The Camellias registered in December 2024 for ₹190 crore, which was ₹1.18 lakh per sq ft on super area and ₹1.82 lakh on carpet area. That deal is an outlier. It does not show what a typical Golf Course Road flat costs.
Asking prices on current launches and listings we track, by sector
The table below is our own data: the asking price on current launches and listings that Curated Homes tracks, worked out as the starting price divided by the super area of the matching unit. These are developer asking prices before taxes, preferential location charges and parking. They are not registered sale prices, and they only cover projects where both the price and the size are published.
Two patterns stand out. Sector 53 on Golf Course Road launches above ₹30,000 per sq ft. New luxury towers on Sohna Road and Dwarka Expressway cluster around ₹23,000 to ₹26,000. Sobha City in Sector 108 is closer to ₹17,000 for a 4 bedroom, which is near the SPR and Dwarka Expressway broad-market averages.

Gurgaon land price per square foot
The cleanest official land numbers are HSVP's auction reserve prices, which are the floor at which bidding opens. For the 19 March 2026 Gurugram e-auction, a 168.48 sq m plot in Sector 23-23A had a reserve of ₹2,96,15,800. That is about ₹1,75,800 per sq m, or roughly ₹16,300 per sq ft. A 313.5 sq m plot in the same sector was reserved at ₹4,92,45,000, about ₹14,600 per sq ft.
Group housing land is priced per square foot of what you can build on it. HSVP's Sector 52 site GH-28 (7,644.75 sq m, FAR 1.75) had a reserve of ₹131.96 crore. That is about ₹16,000 per sq ft of land, or about ₹9,200 per sq ft of permitted floor area, before construction, approvals and margin. It explains why new Golf Course Road launches rarely come in below ₹30,000. In the private market, the Mikasa plots in Sohna are asking about ₹26,100 per sq ft of plot.
Super area vs carpet area: why two rates for the same flat differ
Gurgaon developers and research firms quote rates on super built-up area. Super area is the carpet area plus walls, balconies and a share of lobbies, lifts and the clubhouse. Under RERA the agreement must also state the carpet area, so you can convert. The ratio between the two varies a lot from project to project.
Krisumi's published layouts show how wide it can be. Their 2 LDK is 1,448 sq ft super against 720 sq ft carpet, so the super area is about 2.0 times the carpet. Their 1 LDK suite is 650.9 sq ft super against 464.14 sq ft carpet, about 1.4 times. A flat quoted at ₹25,000 per sq ft on super area therefore costs ₹35,000 to ₹50,000 per sq ft of usable floor. The Camellias deal shows the same gap at the top: ₹1.18 lakh per sq ft on super area became ₹1.82 lakh on carpet.
Our rule is simple. Before comparing two projects, convert both to carpet area using the figures in the RERA filing. A cheaper super-area rate with heavy loading can cost more per usable square foot.
How fast are Gurgaon property rates rising?
Growth has been steep but is slowing. Over a year, Dwarka Expressway's Anarock rate rose from ₹12,850 in Q2 2025 to ₹14,180 in Q2 2026, about 10%. New Gurugram went from ₹12,260 to ₹13,450, also about 10%. The quarterly change in Q2 2026 was only 1% in both. NCR's Q3 2026 quarterly rise was 2%.
For a buyer that points to a market still rising, but at a calmer pace than the headline long-term numbers suggest. The longer-run Dwarka Expressway record is still striking. Anarock says prices there rose 135% between 2021 and H1 2026, from ₹6,032 to ₹14,180 per sq ft.
Frequently asked questions
Anarock's average residential capital value for Gurgaon was ₹13,350 per sq ft in Q2 2026. That is a city-wide figure. Broad-market corridor averages were ₹14,180 on Dwarka Expressway and ₹13,450 in New Gurugram, while ₹10 crore-plus homes on Golf Course Road averaged ₹49,119 per sq ft in 2025 registrations.
Registered sales of ₹10 crore and above on Golf Course Road averaged ₹49,119 per sq ft in calendar 2025, according to India Sotheby's International Realty and CRE Matrix. New launches we track in Sector 53 ask roughly ₹32,000 to ₹40,000 per sq ft on super area. The record is the ₹190 crore Camellias penthouse in December 2024 at ₹1.18 lakh per sq ft.
Anarock's average quoted base price on Dwarka Expressway was ₹14,180 per sq ft on super area in Q2 2026, up about 10% in a year. Luxury deals above ₹10 crore averaged ₹26,756 per sq ft in 2025, and current luxury launches such as Elan The Emperor ask about ₹26,000.
Almost always super built-up area. Carpet area can be 30% to 50% smaller, so the carpet rate is much higher. Krisumi's 2 LDK, for example, is 1,448 sq ft super and 720 sq ft carpet. Always convert both projects to carpet area using the RERA filing before comparing.
HSVP's March 2026 auction reserve prices for residential plots in Sector 23-23A worked out to about ₹14,600 to ₹16,300 per sq ft. A Sector 52 group housing site was reserved at about ₹16,000 per sq ft of land, or ₹9,200 per sq ft of permitted floor area. Final auction bids can be higher.
Of the corridors with a published 2026 average, New Gurugram was lowest at ₹13,450 per sq ft (Anarock, Q2 2026). That is close to Dwarka Expressway at ₹14,180 and well below SPR at about ₹16,249 (Square Yards). We could not find a 2026 research-firm average for Sohna or Golf Course Road's broad market, so we do not quote one.
Anarock's Gurgaon average rose 117% between 2019 and Q2 2026, from ₹6,150 to ₹13,350 per sq ft. More recently, growth has slowed to about 10% a year in corridors like Dwarka Expressway and New Gurugram, and around 1% a quarter.
Yes. Anarock puts Gurugram at ₹13,350 per sq ft and Noida at ₹10,780 in Q2 2026, although Noida grew slightly faster since 2019 (125% against 117%).
How we compiled these figures
Market averages come from published research: Anarock Research (city averages and the quarterly NCR Residential Market Viewpoints, which quote the average base selling price on super built-up area), India Sotheby's International Realty with CRE Matrix (weighted average price of registered sales of ₹10 crore and above in calendar 2025), Square Yards (SPR), and HSVP auction notices for land. Each figure is labelled with its period and basis. Research-firm series use different methods, so a corridor average from one firm should not be compared directly with another firm's city average. The 'asking price' table is our own calculation from Curated Homes listing data (starting price divided by the published super area of the matching unit). It covers only projects where both numbers are published, excludes taxes and extra charges, and reflects asking prices, not registered values. Land rates per sq ft are our conversion of HSVP reserve prices at 10.7639 sq ft per sq m. We update this page quarterly, after each Anarock NCR release.
