Who are the biggest developers in Gurgaon by sales?
DLF is the biggest Gurugram-focused seller among listed companies. It booked ₹20,143 crore in FY 2025-26, and its own results call says that was led by Privana North in Gurugram, Westpark in Mumbai and The Dahlias. Godrej Properties sold more, ₹34,171 crore, but across many cities; it does not publish a Gurugram-only figure.
Signature Global is almost entirely a Gurugram story, and FY26 was a hard year for it. Bookings fell 20% to ₹8,220 crore, units sold nearly halved to 2,114, and the company missed its ₹12,500 crore guidance, citing softer Gurugram demand. A later Business Standard report gives ₹8,250 crore; we use the figure from the company's filing.
Several big Gurgaon names are unlisted and do not publish bookings: M3M, Emaar India, BPTP, Central Park, Elan, Experion, Krisumi and Whiteland. Tata Housing is also unlisted. For them, HARERA registrations are the best public measure of activity.

How did Gurgaon developers do in FY 2025-26 and the latest quarter?
The June 2026 quarter split the field. Godrej Properties grew bookings 22% to ₹8,651 crore and guided to over ₹39,000 crore for FY27. DLF booked only ₹657 crore because it launched nothing, though it kept its ₹20,000 crore target for the year. Signature Global's bookings fell 25% to ₹1,970 crore, with just 226 units sold against 778 a year earlier.
Prices moved the other way. Signature Global's average realisation rose from ₹12,457 per sq ft in FY25 to ₹15,250 in FY26 and ₹17,093 in the June 2026 quarter, as it shifted to bigger, branded homes. Fewer units, higher prices: that is the Gurgaon market in one line.

Which builders are launching the most projects in Gurgaon?
We counted every project in HARERA Gurugram's list of 129 registrations for FY 2024-25 by brand. M3M-branded projects (registered through several group companies) and Signature Global led with 9 each, though two of Signature's were industrial plotted colonies (Daxin X Factor and City of Colours) rather than housing. Emaar India and Whiteland registered 4 each; DLF, Godrej and Experion 3 each; Sobha, BPTP, Krisumi and Birla 2 each; Elan and Central Park 1 each.
Registration count is not the same as size. DLF registered only 3 projects, but one was The Dahlias on 16.49 acres, and DLF has since booked ₹19,104 crore of sales there.

What has DLF delivered in Gurgaon?
DLF's Projects Summary as of 30 June 2026 shows The Camellias essentially complete: ₹12,250 crore of sales booked and ₹12,135 crore already recognised as revenue, which DLF books as projects are completed. Its Gurugram independent floors are similar, with ₹6,951 crore of ₹7,915 crore recognised.
The big pipeline is still ahead. The Dahlias (₹19,104 crore booked) and Arbour plus Privana (₹31,887 crore booked) have had no revenue recognised yet, so the buyers are waiting on delivery. DLF says the Gurugram land bank has about 135 million sq ft of development potential, 22 million sq ft of it under execution.
DLF's pace of selling at the top end is unusual. On its Q4 FY26 call the company said it sold 32 Dahlias apartments in a single quarter, and Q4 bookings were close to ₹3,967 crore, mainly from that project. For a buyer, the question with DLF is not demand but timing: Dahlias is under construction, and revenue on it will only show up as towers are completed.
Which Gurgaon builders have a record of delays?
The best-known case is Emaar India. In September 2017, after its split from MGF, it said it would deliver 11,000 flats in Haryana across 44 ongoing projects within 16 to 17 months, and Business Standard reported the projects had been 'languishing' before then. Check the occupation certificate status of any older Emaar MGF tower you are considering on resale.
HARERA's own FY 2024-25 report lists projects where it ran investigations or enquiries that year. Gurgaon Greens (Emaar), M3M 65th Avenue, and Signature Global's The Million and Aspire are on that list, along with older names such as Ansal and Vatika. An investigation is not a finding against the developer, but it is worth asking about.
One current dispute: Godrej Properties settled a disagreement with its partner Orris over the Godrej Air project in Gurugram in August 2026, with an estimated impact of about ₹70 crore, and said the settlement also benefits the project's buyers.
What this means if you are choosing a builder in Gurgaon
Listed developers give you more to check. Their bookings, cash and debt are public every quarter, and a slowdown, like Signature Global's in FY26, shows up in the numbers before it shows up on site. That does not make unlisted builders worse, but with M3M, Emaar, BPTP, Central Park, Elan, Experion, Krisumi or Whiteland you have to do more of the homework yourself.
For an unlisted builder, ask for the project's RERA quarterly progress reports, the escrow bank, and a list of completed towers with occupation certificate dates. Visit a delivered project of theirs and talk to residents. Compare the promised possession date in the agreement with what the same builder achieved on its last two projects. If those answers are vague, treat the possession date as a hope, not a plan.
How to judge a Gurgaon builder before you book
Look at three things. First, delivered square footage: Signature Global says it has delivered 17.9 million sq ft, Oberoi Realty 17.3 million sq ft across 51 projects (mostly in Mumbai). Second, balance sheet: Signature cut net debt to ₹200 crore by March 2026, and DLF reported net cash of ₹14,155 crore at the end of FY26, about ₹11,200 crore of it in RERA escrow. Third, the HARERA portal: complaints and especially execution cases against the promoter.
Newcomers deserve a closer look, not a pass. Oberoi's Three Sixty North sold ₹8,109 crore on launch, but it is the company's first NCR project. Reported starting prices differ (₹18 crore in one Business Standard report, ₹19 crore in another), which is normal for a launch but a reminder to get the price sheet in writing.
Frequently asked questions
By Gurugram-focused sales among listed firms, DLF, with ₹20,143 crore of bookings in FY 2025-26. Godrej Properties sold more in total, ₹34,171 crore, but across India.
₹20,143 crore, slightly down from ₹21,223 crore in FY25, led by Privana North in Gurugram, Westpark in Mumbai and The Dahlias. In April to June 2026 DLF booked ₹657 crore.
₹19,104 crore of sales booked as of 30 June 2026, according to DLF's Q1 FY27 presentation. None of it had been recognised as revenue yet because the project is under construction.
The company cited softer Gurugram housing demand. FY26 bookings fell 20% to ₹8,220 crore and units sold fell from 4,130 to 2,114, though average price rose to ₹15,250 per sq ft.
M3M and Signature Global, with 9 each in HARERA Gurugram's FY 2024-25 list, followed by Emaar India and Whiteland with 4 each.
Yes. It launched Three Sixty North on Golf Course Extension Road in June 2026 and recorded gross bookings of about ₹8,109 crore in the first phase of 832 units.
Emaar India committed in 2017 to deliver 11,000 flats in Haryana across 44 projects within 16 to 17 months. It still registers new projects; it had 4 HARERA Gurugram registrations in FY 2024-25.
How we compiled these figures
Sales bookings are from company filings and investor presentations as reported by Business Standard, and from DLF's own Q1 FY27 presentation and Q4 FY26 earnings call. Most companies report all-India bookings, not Gurugram alone; we say so where it matters. HARERA registration counts are our own count from Annexure A of HARERA Gurugram's FY 2024-25 annual report, matched on brand names in the promoter or project name. Unlisted developers do not publish sales or delivery data and we have not estimated it. We update this page after each quarterly results season.
