Gurgaon New Launch Statistics: Launches by Quarter, Value, Luxury Share and RERA Approvals

By Aapt Dubey · Updated · 21 sources

Gurugram is NCR's launch engine. Anarock counted about 29,500 new homes launched in the city in 2025, 48% of NCR's supply, and PropEquity valued Gurugram's 2025 launches at ₹1.38 lakh crore, the highest of any Indian city. Launches slowed in 2026: Gurugram's Q2 2026 supply of 5,200 units was 8% lower year on year, and HRERA approved 51 projects in H1 2026.

How many new homes were launched in Gurgaon?

Anarock recorded about 29,500 launches in Gurugram in 2025 and 27,400 in 2024. In both years Gurugram was the largest launch market in NCR, with 48% of the region's supply in 2025 and 52% in 2024. In 2023 it took 63% of NCR's 36,740 launches.

Counts vary by firm. PropEquity put Gurugram's 2025 launches at 23,809 units. Knight Frank said Gurugram took 53% of NCR's 50,769 launches in 2025 and that its launches fell 19% on 2024. Anarock shows a small rise. Use any one firm's series for direction, not a mix.

Across NCR, launches more than doubled from 25,350 in 2022 to 61,775 in 2025 on Anarock's data, while sales fell. That supply surge, led by Gurugram, is the background to the 2026 slowdown.

Launch value: Gurgaon leads India by value, not volume

Gurugram does not launch the most homes in India. PropEquity counted 23,809 Gurugram launches in 2025, against 72,250 in Bengaluru, 52,388 in Hyderabad and 29,627 in Mumbai. What sets it apart is value: ₹1.38 lakh crore of launches, more than any other city, because the average unit was priced above ₹6 crore.

Across NCR, PropEquity recorded ₹2.16 lakh crore of launches over 50,167 units in 2025, so Gurugram alone was close to two thirds of the region's launch value. Nationally, the value of launches priced above ₹5 crore rose from ₹12,223 crore in 2020 to ₹2,39,996 crore in 2025, and Gurugram launched about 7,430 such units, ahead of Mumbai's 5,710.

For a buyer this explains the shape of the market. The city's supply pipeline is built for the top of the income range, so competition among developers is fiercest above ₹3 crore, while Knight Frank describes nearly every new Gurugram project in H1 2026 as priced above ₹2 crore.

Gurgaon launches by quarter, 2025 to 2026

Quarterly launches swing widely because one large project can move the number. Anarock's NCR figures ran from 11,100 units in Q1 2025 to 18,800 in Q2 2025, then fell back to 10,900 in Q3 2026. Gurugram's share swung with them: 70% of NCR launches in Q1 2025, 30% in Q2 2025, 62% in Q1 2026 and 46% in Q2 2026.

The 2026 trend is downward. Gurugram's Q2 2026 launches were 5,200 units, 8% lower than a year earlier, and NCR's Q3 2026 supply was 14% lower year on year. Knight Frank said NCR launches fell 5% in H1 2026 to 23,877 units, with Gurugram taking 50%. Cushman & Wakefield counted 8,728 NCR launches in Q3 2026 with Gurugram leading. Developers are holding back projects until sales recover, which is sensible given the stock already on the market.

What share of Gurgaon's new launches is luxury?

Most of it. Anarock found over 80% of Gurugram's launches in the first nine months of 2025 were priced above ₹2.5 crore. Knight Frank described nearly all new Gurugram projects in H1 2026 as priced above ₹2 crore, and PropEquity measured the average Gurugram launch at more than ₹6 crore per unit in 2025.

At NCR level the mix has started to widen. Anarock had over 55% of NCR's 2025 launches above ₹2.5 crore, but by Q3 2026 that share was 34%, with 62% above ₹1.5 crore. Knight Frank says NCR launches below ₹2 crore have fallen by two-thirds since 2023 while launches above ₹2 crore rose 54%. Buyers with a ₹1 to 2 crore budget will find very little new supply in Gurugram itself.

JLL counted nearly 22,000 homes priced at ₹5 crore and above launched in NCR since 2020, 89% of them in Gurugram.

HARERA Gurugram project registrations

HRERA Gurugram approved 131 projects in 2025 involving nearly ₹87,000 crore of investment, according to data reported by Business Today. In the first half of 2026 it approved 51 projects worth about ₹34,000 crore, covering 16,727 units, of which 15,403 were residential. Eleven large projects accounted for about ₹25,000 crore of that.

Registration is not the same as launch. A project must be registered before it can be marketed, but launch timing is the developer's call, so approvals lead launch data by a few months. HRERA does not publish an annual registration count in a summary table we could verify for earlier years, so we have not shown a longer series.

Notable recent launches and the developers behind them

No research firm publishes a verifiable ranking of developers by Gurugram launch volume, so we list the large launches the research firms themselves named. DLF's Privana North drove a 78% jump in DLF's new sales bookings to ₹11,425 crore in April to June 2025. Knight Frank named Central Park Delphine, Emaar Serenity Hills, Birla Pravaah, M3M Elie Saab, Elan The Statement, BPTP Downtown 66 and Experion One42 among Gurugram's Q4 2025 launches, and Adani The Marq, Signature Global Sarvam, M3M Forestia, Godrej Samaris and Signature Global's Tonino Lamborghini Residences in H1 2026.

Launch prices vary enormously by corridor. Anarock recorded M3M Forestia in Manesar at ₹13,000 per sq ft and Signature Global Sarvam in Sector 37D at ₹15,000, while ROF Antares, an affordable project in Sohna, launched at ₹3,600.

What launch data means if you are buying new in Gurgaon

Heavy launch volume in one price band is good for buyers in that band. In Q3 2026 Knight Frank counted 2,346 NCR launches priced ₹5 to 10 crore against 925 sales, so new projects in that range are competing for the same buyers and payment plans tend to get more generous.

Check the RERA registration, the approved completion date and how much of the project is already sold before you book at launch. A project that sells out in its first weeks and one still marketing its first tower a year later carry very different risks, even if the brochure prices look similar.

Frequently asked questions

PropEquity measured an average launch value above ₹6 crore per unit in Gurugram in 2025. Cushman & Wakefield put NCR's weighted average launch price at about ₹16,400 per sq ft in Q3 2026.

Knight Frank and Cushman & Wakefield both name Dwarka Expressway, New Gurugram, Golf Course Extension Road, Manesar and Sohna as the main launch corridors in 2026.

131 projects involving nearly ₹87,000 crore of investment, according to HRERA data reported by Business Today. In H1 2026 it approved 51 projects worth about ₹34,000 crore.

Decreasing in 2026. Anarock's NCR launches fell 14% year on year to 10,900 units in Q3 2026, and Knight Frank recorded a 5% fall in H1 2026, after launches rose from 25,350 in 2022 to 61,775 in 2025 on Anarock's count.

How we compiled these figures

Launch counts are from Anarock's quarterly NCR and Pan-India Residential Market Viewpoints and annual reports, Knight Frank's half-yearly reports, Cushman & Wakefield's NCR MarketBeat and PropEquity's 2025 data as reported by The Financial World. HRERA approval totals are from HRERA data as reported by Business Today; we could not find an official annual registration table to extend the series. Firms define a launch and their project coverage differently, so their unit counts differ and are not mixed in one series. Developer sales figures come from DLF's own press release. Updated quarterly.
