Southern Peripheral Road (SPR) is a 16 km road joining Gurgaon-Faridabad Road to NH-48 through Sectors 69 to 80. PropEquity data shows average rates rising from ₹7,690 per sq ft in 2020 to ₹17,300 by mid-2024, about 125%. DLF's two Privana launches here sold 1,908 homes for about ₹12,790 crore in 2024.

SPR Gurgaon price per sq ft
The most-cited research figure is PropEquity's: rates on SPR rose from ₹7,690 per sq ft in 2020 to ₹17,300 by mid-2024, a gain of about 125%. That is an average of project rates on the corridor, reported by Construction World in April 2025. A Tribune report from January 2026 cites a survey by an unnamed online platform putting SPR above ₹17,000 per sq ft at the end of 2025, which is in line, though we cannot check the method behind it.
We have not found a 2026 rate from Anarock, Knight Frank or PropEquity for SPR on its own. Anarock tracks SPR as a Gurugram micro-market but does not publish its rate in the quarterly NCR report. So the honest position is: around ₹17,000 per sq ft on average, with DLF's Privana towers well above that and older ready projects below it.

Which sectors are on SPR, and how long is it?
SPR is a 16 km road connecting Gurgaon-Faridabad Road to NH-48. The Tribune lists the sectors along it as 69, 70, 70A, 71, 72, 73, 74, 76, 77, 78, 79, 79B and 80. Construction World reports travel times of 14 minutes from SPR to Golf Course Extension, 16 minutes to New Gurugram and 20 minutes to Sohna Road.
DLF has made Sectors 76 and 77 the centre of the corridor with its Privana township of about 116 acres. Godrej (Sectors 79 and 80), Sobha (80), Tata (72) and Whiteland (76) are the other names we list here.
Launches: what DLF's Privana sales tell us
Two launches show the depth of demand. DLF said Privana South, 1,113 homes over about 25 acres in Sectors 76 and 77, sold out within 72 hours of its pre-launch in January 2024 for about ₹7,200 crore. It said about 25% of sales came from NRIs and each buyer was allowed one unit. In May 2024 DLF sold all 795 homes at Privana West for ₹5,590 crore within three days, about ₹7.03 crore a home on average.
Together that is 1,908 homes and about ₹12,790 crore in five months, on a road where the average project in 2020 priced at ₹7,690 per sq ft. These launches did more than anything else to re-rate SPR. The flip side for buyers is that a lot of similar 4 BHK stock will deliver in the same window, which is worth thinking about if you plan to resell soon after possession.

Metro and road projects planned for SPR
Gurugram Metro Rail Limited has proposed a 36 km metro line from Sector 56 to Pachgaon with 28 elevated stations. The plan includes a double-decker viaduct between Ghata Chowk and Vatika Chowk, carrying the metro and an elevated road on shared piers, at an estimated ₹8,500 crore. Separately, a 5.3 km elevated road from Vatika Chowk to NH-48, costing about ₹750 crore, is meant to give a signal-free run from Sector 58 to Sector 115.
These are proposals and approvals, not open roads. We would value a home here on today's access via NH-48 and the Golf Course Extension junction, and treat the metro as upside.
Commute from SPR to Cyber City and IGI Airport
DLF's figures for The Ultima in Sector 81, at the western end of the belt, are useful because they give distances as well as times: 23.6 km and 30 minutes to the airport, 23.5 km and 36 minutes to Cyber City, and 13.2 km and 23 minutes to the Dwarka Expressway. Sectors closer to Golf Course Extension Road are nearer Cyber City.
These are off-peak claims. Drive the route at 9 am on a weekday before you commit, because the NH-48 and Golf Course Extension junctions decide your real commute.
SPR vs Dwarka Expressway and Golf Course Extension Road
On the numbers available, SPR now prices in the same band as its neighbours. PropEquity's mid-2024 SPR average of ₹17,300 per sq ft compares with PropEquity's 2024 new-launch average of ₹18,668 on Dwarka Expressway. Magicbricks, measuring listings for July to September 2024, put Golf Course Extension at ₹17,000 and Dwarka Expressway at ₹14,800. These are different measures, so read them as a rough ranking, not a precise gap.
What separates SPR is the product. The Privana launches are large-format 4 BHK towers from a single developer in a planned township, which is closer to how DLF built out Golf Course Road than to the mixed-developer pattern on the Expressway. That helps a buyer in one way: a single master developer controls the look and upkeep of the wider area. It hurts in another: thousands of very similar homes will reach the resale market at the same time.
For an end-user who works on Golf Course Extension Road or Sohna Road, SPR is the natural pick of the three. For someone commuting daily to Cyber City or the airport, Dwarka Expressway's direct road access is the stronger case today.
Price growth: how much is left?
Savills India reported that completed homes on SPR and Golf Course Extension Road rose 39% in 2023. PropEquity's 125% gain to mid-2024 covers the period when DLF, Godrej and Sobha all launched here. We do not have a verified 2025 or 2026 growth figure for SPR alone.
Our view: SPR has moved from a cheaper alternative to a mainstream luxury address. Further gains depend on the metro and the Vatika Chowk elevated road arriving roughly on time. If they slip, expect SPR to track the Gurugram average rather than beat it.
What we list on SPR
We list 13 projects on or beside the Southern Peripheral Road: six ready to move, five under construction and two new launches. DLF has five, Godrej Properties four, Whiteland two, and Sobha and Tata one each. Starting prices run from ₹1.45 crore at Godrej 101 to ₹7.51 crore at DLF Privana West, with DLF Alameda's top independent floors listed at ₹27.5 crore. The median start is ₹3.25 crore.

Frequently asked questions
PropEquity put the average at ₹17,300 per sq ft by mid-2024, up from ₹7,690 in 2020. A survey reported by The Tribune in January 2026 put SPR above ₹17,000 per sq ft at the end of 2025. DLF's Privana projects price well above the average.
About 16 km. It connects Gurgaon-Faridabad Road to NH-48 and passes Sectors 69 to 80.
The Tribune lists Sectors 69, 70, 70A, 71, 72, 73, 74, 76, 77, 78, 79, 79B and 80 along the road. DLF's Privana township is in Sectors 76 and 77.
Not yet. Gurugram Metro Rail Limited has proposed a 36 km Sector 56 to Pachgaon line with 28 elevated stations, including a double-decker section between Ghata Chowk and Vatika Chowk estimated at ₹8,500 crore.
DLF sold 1,113 homes at Privana South for about ₹7,200 crore in January 2024 and all 795 homes at Privana West for ₹5,590 crore in May 2024, about ₹7 crore a home on average for Privana West.
DLF gives 23.6 km and about 30 minutes from The Ultima in Sector 81. Times are longer at peak hours.
Prices more than doubled between 2020 and mid-2024, so the cheap phase is over. It suits buyers who want a newer luxury address at lower entry than Golf Course Road, and who can wait for the planned metro and elevated road.
How we compiled these figures
The corridor rate is PropEquity data as reported by Construction World (April 2025); we could not access the original PropEquity release and have found no 2026 corridor rate from a research firm. Road and metro figures are as reported by The Tribune (January 2026), citing GMRL and GMDA. Launch figures are from DLF's own press release and PTI. Growth for 2023 is from Savills India via PTI. Travel times are from DLF's project page and are developer claims. In-house counts are the 13 projects on our SPR hub in October 2026. We do not have a verified rent figure for SPR. Updated quarterly.
