Dwarka Expressway price per sq ft in 2026
Anarock's Q2 2026 report puts the average quoted rate on Dwarka Expressway at ₹14,180 per sq ft, up 1% from ₹14,000 in Q1 2026. That is a developer asking rate for apartments, not a registered sale value, and Anarock now states it on super built-up area. Its earlier editions said built-up area, so read small quarter-to-quarter moves with that in mind.
The corridor now sits above the Gurugram average. Anarock's September 2026 report put Gurugram at ₹13,350 per sq ft in H1 2026, against ₹14,180 on the Expressway. Five years ago it was the cheap option. Today a buyer is paying a small premium over the city for newer stock and the road itself.
Other trackers give different levels because they measure different things. Magicbricks put the corridor at ₹14,800 per sq ft for July to September 2024, a listings-based figure. PropEquity's new-launch average was already ₹18,668 per sq ft in 2024, because fresh launches price above older resale stock. When a broker quotes you one number for the whole road, ask which of these it is.

How much have Dwarka Expressway prices appreciated?
Over five years the answer is roughly 135%. Anarock measures prices moving from about ₹6,032 per sq ft in 2021 to ₹14,180 in H1 2026. Over four years, using Anarock's own quarterly rates, Q2 2022 to Q2 2026 works out to 153%. Over the two years from Q1 2024 (₹8,700) to Q1 2026 (₹14,000) the rise is 61%.
PropEquity's longer series on new launches tells the same story with a bigger jump at the end: ₹3,753 per sq ft in 2010, ₹6,238 in 2015, ₹9,434 in 2020 and ₹18,668 in 2024. Most of the move came after 2020, when the road was nearly finished and big-brand launches arrived. A separate Anarock series cited by Business Today ran from ₹5,359 in 2019 to over ₹9,600 in H1 2024.
The growth rate is slowing. Anarock recorded a 4% quarterly gain in Q1 2026 and only 1% in Q2 2026. In December 2023 Savills reported a 21% annual rise for under-construction homes here, against 45% in New Gurugram. Our read: the easy re-rating, from 'road under construction' to 'road open', has happened. Future gains depend on the metro, offices and social infrastructure filling in.

Dwarka Expressway length, cost and opening date
Officially the road was opened in two parts. The Prime Minister's Office said the 19 km Haryana section, an 8-lane road built for about ₹4,100 crore, would be inaugurated on 11 March 2024. It runs in two packages: 10.2 km from the Delhi-Haryana border to the Basai rail-over-bridge and 8.7 km from Basai to Kherki Daula on NH-48. The 10.1 km Delhi section, built for about ₹5,360 crore, was inaugurated on 17 August 2025 and links to UER-II, Yashobhoomi and the Blue and Orange metro lines.
Add the two and you get roughly 29 km and about ₹9,460 crore. You will see other numbers. A 2020 government release described a 30 km road costing over ₹8,000 crore, and many articles still say 27.6 km or 27 km. The official 2024 and 2025 figures above are the ones we use.
Metro is the next piece. In June 2023 the Union Cabinet approved a 28.50 km Gurugram metro line from HUDA City Centre to Cyber City with 27 stations and a spur to Dwarka Expressway, at a completion cost of ₹5,452 crore. Construction takes years, so do not price a home today as if that line is running.

Supply, launches and unsold homes
This is a high-supply corridor. PropEquity counts 42,816 homes launched on Dwarka Expressway between 2010 and 2024, with 41,899 sold in the same period. Anarock estimates 38,680 homes of supply between 2021 and H1 2026 alone, and about 10,770 still unsold in H1 2026. At the current sales pace that is nearly 18 months of stock.
The mix is large-format. Anarock says 3 BHK homes made up 39% of supply, 4 BHK and bigger 28%, and 2 BHK 27%, with a large share priced above ₹2.5 crore. It also flags oversupply risk in the ₹1.5 crore to ₹3 crore band. That is where we would negotiate hardest.
The top end has arrived quickly. CRE Matrix counted 630 homes priced at ₹10 crore and above registered on the corridor in 2025, worth ₹8,347 crore, against 21 units worth ₹383 crore in 2024. The weighted average for that bracket rose from ₹23,622 to ₹26,756 per sq ft.
Rents and rental yield on Dwarka Expressway
Anarock quotes ₹25,500 to ₹37,000 a month for a 1,000 sq ft 2 BHK in Q2 2026, up from ₹16,000 to ₹20,000 in Q2 2022. Its September 2026 report says rents have risen 87% since 2021.
Rents have lagged prices, which keeps yields thin. Our rough calculation: a 1,000 sq ft flat at Anarock's ₹14,180 per sq ft costs about ₹1.42 crore before taxes and charges, and the quoted rent band earns ₹3.06 lakh to ₹4.44 lakh a year. That is a gross yield of roughly 2.2% to 3.1%, before maintenance, vacancy and tax. Buy here for growth and for your own use, not for income.
Commute: IGI Airport and the rest of Gurgaon
The official case for the road is airport access. The PMO's 2024 release says the expressway gives direct connectivity to IGI Airport and the Gurugram bypass. Developers on the corridor publish their own drive times: Elan says its Sector 106 project is 15 minutes from IGI Airport, and DLF says The Skycourt in Sector 86 is 3 minutes from the expressway, 10 minutes from Rajiv Chowk and 35 minutes from the airport.
These are developer claims at good traffic times, so add a margin for the evening peak. Cyber City is a harder trip from the southern end until the metro spur is built.

Frequently asked questions
Anarock put the average quoted rate at ₹14,180 per sq ft in Q2 2026, up 1% on the previous quarter. New launches price higher: PropEquity's new-launch average was ₹18,668 per sq ft in 2024. Homes priced above ₹10 crore averaged ₹26,756 per sq ft in 2025, per CRE Matrix.
Anarock measures a 135% rise from about ₹6,032 per sq ft in 2021 to ₹14,180 in H1 2026. On Anarock's quarterly data the four years from Q2 2022 to Q2 2026 show a 153% rise. PropEquity's new-launch average roughly doubled between 2020 (₹9,434) and 2024 (₹18,668).
The official figures are about ₹4,100 crore for the 19 km Haryana section and about ₹5,360 crore for the 10.1 km Delhi section, so roughly ₹9,460 crore together. Older estimates of ₹8,000 to ₹9,000 crore date from before construction finished.
It is about 29 km: 19 km in Haryana, inaugurated on 11 March 2024, and 10.1 km in Delhi, inaugurated on 17 August 2025. The figure of 27.6 km often quoted online does not match the official section lengths.
Anarock quotes ₹25,500 to ₹37,000 a month for a 1,000 sq ft 2 BHK in Q2 2026. Rents have risen about 87% since 2021, but gross yields still work out to roughly 2% to 3% at current prices.
Anarock counted about 10,770 unsold homes in H1 2026, close to 18 months of sales, and flags oversupply risk in the ₹1.5 crore to ₹3 crore range. Supply above ₹2.5 crore is large too, so buyers have room to negotiate in both bands.
The Union Cabinet approved a 28.50 km Gurugram metro line with 27 stations and a spur to Dwarka Expressway in June 2023, at a cost of ₹5,452 crore. It is under development, so it should be treated as a future benefit, not a current one.
The government describes the road as giving direct connectivity to IGI Airport. Developers quote 15 minutes from Sector 106 (Elan) and 35 minutes from Sector 86 (DLF The Skycourt) in normal traffic.
How we compiled these figures
Prices come from Anarock's quarterly NCR Residential Market Viewpoints (average quoted base rate for apartments; Anarock states built-up area in its 2022 to Q1 2026 editions and super built-up area in Q2 2026), Anarock's September 2026 Dwarka Expressway report as reported by Outlook Money, PropEquity's new-launch series as reported by PTI, and CRE Matrix registration data for homes above ₹10 crore. Appreciation over four and two years is our own arithmetic on Anarock's published quarterly rates. Gross yield is our calculation from Anarock's quoted rent and rate for a 1,000 sq ft flat, before costs. Road and metro figures are from Prime Minister's Office releases. In-house figures count the 17 projects on our Dwarka Expressway hub page as of October 2026 (status as shown on each listing; median of the lowest listed price per project). Asking rates and registered values differ, and we do not average them. We update this page quarterly when Anarock publishes a new edition.
