New Gurgaon starts from which sector?
There is no single official boundary, which is why the question keeps coming up. When the state talked about building 'new Gurugram' it meant Sectors 58 to 115, the sectors planned beyond the old city. A 2019 Tribune report describes how those sectors were split into zones, with Sectors 81 to 95 developed in the second phase.
In the property market today, 'New Gurgaon' usually means that second-phase belt: Sectors 81 to 95 west of NH-48, running up to the Dwarka Expressway, with Sectors 99 to 115 treated as the Dwarka Expressway market. Our New Gurgaon hub uses Sectors 83 to 95. So the practical answer is that New Gurgaon starts at Sector 81 or 82 on the NH-48 side and ends where the Dwarka Expressway sectors begin.
New Gurgaon property rates per sq ft in 2026
Anarock tracks this market as 'New Gurugram'. Its Q2 2026 report puts the average quoted rate at ₹13,450 per sq ft, up 1% on Q1 2026 (₹13,300). That is a developer asking rate for apartments. Anarock says super built-up area in the Q2 2026 edition and built-up area in earlier ones, so small quarterly changes need care.
Magicbricks, which tracks listings, put New Gurugram at ₹13,900 per sq ft in September 2025 with an average ticket size of ₹2.6 crore. It also said homes above 2,500 sq ft were selling at about ₹16,000 per sq ft here, against ₹20,000 across Gurugram. A year earlier, for July to September 2024, Magicbricks had New Gurgaon at ₹12,600 against ₹14,800 on Dwarka Expressway.
The gap to its neighbour is small now. Anarock has Dwarka Expressway at ₹14,180 per sq ft in Q2 2026, about 5% above New Gurugram. For a family buying to live in, that 5% buys more ready stock and older, settled societies.

How fast have New Gurgaon prices risen?
On Anarock's quarterly numbers, prices rose 114% between Q2 2022 and Q2 2026, and 64% in the two years from Q1 2024 to Q1 2026. Savills reported in December 2023 that New Gurugram was the best-performing Gurugram micro-market for under-construction homes that year, with 45% annual growth.
The pace has cooled sharply. Anarock recorded a 4% quarterly rise in Q1 2026 and 1% in Q2 2026. We would not underwrite another doubling over the next four years. The catch-up with the Expressway is mostly done.
Rents and rental yield in New Gurgaon
Anarock quotes ₹22,000 to ₹35,000 a month for a 1,000 sq ft 2 BHK in Q2 2026. In Q2 2022 the same flat was quoted at ₹11,500 to ₹16,500, and in Q1 2024 at ₹18,000 to ₹25,000. Rents have roughly doubled, a little slower than prices.
Our rough yield maths: 1,000 sq ft at ₹13,450 costs about ₹1.35 crore, and the rent band brings in ₹2.64 lakh to ₹4.2 lakh a year. That is about 2.0% to 3.1% gross, before maintenance, vacancy and tax. Ready-to-move flats in older DLF and Godrej societies sit at the upper end because tenants can see what they are getting.

Launches and big-brand projects
The launch that reset this market was Godrej Zenith in Sector 89. Godrej Properties said it sold over 1,050 homes covering over 2 million sq ft, worth over ₹3,000 crore, within three days of launch in April 2024. Dividing value by area gives roughly ₹15,000 per sq ft, already above the Anarock average for the area at the time.
DLF built much of the older stock. Its New Town Heights, Regal Gardens and The Skycourt projects in Sectors 86, 90 and 91 are ready, and its Garden City projects in Sectors 92 and 93 are the newer DLF supply here. That mix is why New Gurgaon has more ready homes than most newer corridors.
New Gurgaon vs Dwarka Expressway: which is better value?
The two markets have swapped places. In Q2 2022 Anarock quoted New Gurugram at ₹6,275 per sq ft and Dwarka Expressway at ₹5,600, so New Gurgaon was about 12% dearer. By Q2 2026 the order had flipped: ₹13,450 against ₹14,180. Over those four years the Expressway gained 153% and New Gurugram 114%.
Rents tell a similar story. Anarock's Q2 2026 band for a 1,000 sq ft 2 BHK is ₹22,000 to ₹35,000 in New Gurugram and ₹25,500 to ₹37,000 on the Expressway. The upper ends are close, so a tenant is not paying much more on the Expressway even though the buyer is.
Our view for buyers: if you need to move in within a year, New Gurgaon has more finished, occupied societies with working maintenance, and you pay about 5% less per sq ft. If you are buying under construction and can wait, the Expressway has the newer launches and the stronger brand pipeline, but also more unsold stock to compete with when you resell. Neither is a yield play at 2% to 3% gross. Check the society's occupancy and the maintenance record before you compare headline rates, because two buildings at the same price per sq ft can differ by a wide margin in resale demand.
Commute from New Gurgaon
DLF says The Skycourt in Sector 86 is 3 minutes from the Dwarka Expressway, 10 minutes from Rajiv Chowk and 35 minutes from IGI Airport. For Regal Gardens in Sector 90 it gives 6.2 km to the Northern Peripheral Road (the Dwarka Expressway) and 31.7 km to IGI Airport.
Those are developer figures in light traffic. The NH-48 junctions at peak hours are the real constraint, and there is no metro here yet.

Frequently asked questions
There is no official line. The state's 'new Gurugram' plan covered Sectors 58 to 115, but in the market New Gurgaon usually means Sectors 81 to 95, west of NH-48 and up to the Dwarka Expressway. Our New Gurgaon page covers Sectors 83 to 95.
Anarock put the average quoted rate at ₹13,450 per sq ft in Q2 2026. Magicbricks measured ₹13,900 per sq ft in September 2025, with larger homes above 2,500 sq ft at about ₹16,000.
On Anarock's data, about 114% from Q2 2022 (₹6,275) to Q2 2026 (₹13,450), and 64% from Q1 2024 to Q1 2026. Quarterly growth slowed to 1% in Q2 2026.
Anarock quotes ₹22,000 to ₹35,000 a month for a 1,000 sq ft 2 BHK in Q2 2026. That gives a gross yield of roughly 2% to 3% at current prices.
Slightly. Anarock had New Gurugram at ₹13,450 and Dwarka Expressway at ₹14,180 per sq ft in Q2 2026, a gap of about 5%. In 2022 New Gurugram was actually the more expensive of the two.
It is a sound place to live and a reasonable long hold, but the fast re-rating is behind it: quarterly growth fell from 4% to 1% in the first half of 2026. Yields of 2% to 3% mean returns depend on price growth.
DLF quotes 35 minutes from Sector 86 and 31.7 km from Sector 90. Times vary a lot with NH-48 and Dwarka Expressway traffic.
How we compiled these figures
Prices and rents are from Anarock's quarterly NCR Residential Market Viewpoints (average quoted base rate on built-up area in 2022 to Q1 2026 editions, super built-up area in Q2 2026; rent for a 1,000 sq ft 2 BHK). Percentage changes and yields are our arithmetic on Anarock's published figures. Magicbricks figures are listing-based and quoted for comparison only. The Godrej Zenith rate is value divided by area from the company's own release, both stated as 'over' figures, so it is approximate. Sector definitions are from The Tribune's 2019 report and our own hub page. In-house counts are the 11 projects on our New Gurgaon page in October 2026. Updated quarterly.
