How many branded residences are there in India?
NOESIS Hotel Advisors tracks 47 branded residence projects in India in its October 2026 report, of which 15 have been delivered. It expects 85 by 2028. Delhi NCR has the most projects at 15, followed by Mumbai at 6, and the next wave is expected to push into non-metro markets such as Goa, Alibaug and Rishikesh, lifting their share of projects from 8% to 45%.
Counts vary with definitions. A NOESIS market map circulated days earlier listed 46 projects across 18 cities with nine complete, because it counts delivered, under-construction and announced projects differently. Treat any project count as approximate, and check whether a project has a signed brand agreement and RERA registration before you treat it as real.
Globally the category is growing too. Savills counted 764 branded residence schemes worldwide in December 2024 and projected 910 by the end of 2025, a 19% rise, according to figures cited in Signature Global's stock exchange filing. Knight Frank's Wealth Report ranks India sixth globally, with nearly 4% of world supply.

How much more do branded residences cost?
On average, 32% more than a comparable unbranded project in India, according to NOESIS. That is in line with the 33% global average. The premium is highest in Pune at 44% and Kolkata at 42%, and lowest among the cities named in Hyderabad at 25%. NOESIS did not publish a separate NCR premium in the coverage we reviewed.
For a Gurgaon buyer the numbers look like this. Knight Frank's average for Gurugram was ₹18,354 per sq ft in H1 2026. Trump Residences Gurugram launched at ₹27,000 per sq ft in May 2025, and M3M quoted ₹37,000 per sq ft for its Elie Saab project on Dwarka Expressway in January 2026. These are list prices on different dates and are not like-for-like with a city average, but they show that branded launches in Gurgaon price well above the market.
Is the premium worth it? Partly it buys real things: design, a service operator, and faster sales for the developer. M3M's promoter told Business Today that branded residences give them the edge in selling faster. The resale case is less tested in India, because only 15 projects have been delivered. If you are paying a 30% to 40% premium, ask who manages the building after handover, what the service charges are, and what happens if the brand licence ends.

How big is India's branded residence market?
NOESIS values the Indian market at about ₹92,000 crore (Rs 920 bn), the largest in Asia-Pacific by value, and puts India at 21% of the region's $45.3 bn branded residence value from 15% of its units. Cumulative transaction value since 2018 is about ₹47,278 crore, and annual value growth averaged 49% between 2019 and 2025.
Supply jumped in 2025, rising 3.1 times from 1,015 to 3,181 units. Projects launched since January 2025 added 5,156 homes, twice what was delivered in the previous seven years. One feature is distinctly Indian: 73% of branded units here carry non-hospitality brands (fashion, design, automotive, jewellery), against about 20% globally. Gurgaon's pipeline shows this clearly, with Trump, Elie Saab and Tonino Lamborghini alongside Westin and JW Marriott.

Branded residences in Gurgaon: officially announced projects
Delhi NCR has the largest branded pipeline in India, 15 of the 47 projects NOESIS tracks. The table lists the Gurugram projects we could confirm from developer announcements, stock exchange filings or brand press releases. Prices are developer-quoted at launch, not transaction data.
Signature Global's Tonino Lamborghini Residences was the only branded residential project launched in NCR in H1 2026, according to Knight Frank. Signature Global says it drove the company's Q1 FY27 sales, and puts the project's estimated gross development value at about ₹4,400 crore.

Branded residences elsewhere in NCR and India
Noida is building its own branded cluster. M3M's Jacob & Co Residences is in Noida, and the developer says its large-format tower of about 6,000 sq ft homes sold out before the formal announcement in October 2025. M3M has also announced an Elie Saab project in Noida under the Smartworld brand: 200 homes of 2,850 to 3,810 sq ft priced at ₹9 crore and ₹12.5 crore, with a quoted topline of ₹3,600 crore. The Gurugram Elie Saab project, by comparison, starts at about ₹15 crore.
Outside NCR, Hyderabad leads the metro pipeline, with about 1,200 new branded homes expected across seven projects by 2028, according to NOESIS. Mumbai has six projects. The next cycle is expected to tilt towards leisure markets such as Goa, Alibaug, Rishikesh, Bhubaneswar and Mohali.
For comparison shoppers this matters. A branded Noida home at ₹9 crore and a branded Gurugram home at ₹15 crore are not the same product, and the per sq ft gap between the two M3M projects is wider than the gap between the two cities' market averages.
What is driving demand for branded homes?
The buyer base is the same one driving India's luxury market. NOESIS links demand to 19,877 ultra-high-net-worth individuals and to strong premium housing sales, noting that homes above ₹1 crore made up 71% of sales in the top seven cities in H1 2026 (a different consultant's measure from Knight Frank's 54% across eight cities). In NCR, nearly all new Gurugram launches in H1 2026 were priced above ₹2 crore, per Knight Frank, so a brand is one of the few ways left for a developer to stand out.
Speed of sale is the developer's motive. Trump Residences sold all 298 homes in a day and M3M says the large-format tower of its Jacob & Co project in Noida sold out before the formal announcement. For buyers, our view is simple: the brand should be the tiebreaker, not the reason. Judge the developer's delivery record, the location and the per sq ft price against unbranded neighbours first.
Frequently asked questions
NOESIS Hotel Advisors tracked 47 branded residence projects in India in October 2026, with 15 delivered, and expects 85 by 2028. Delhi NCR has the most, with 15 projects.
An average 32% over comparable unbranded projects, per NOESIS (2026), against a 33% global average. Pune shows the highest premium at 44%, Kolkata 42% and Hyderabad 25%.
Officially announced projects include Trump Towers Delhi NCR and Trump Residences Gurugram (Sector 69), Westin Residences Gurugram by Whiteland (Sector 103), M3M's Elie Saab Residences (Sector 111), Signature Global's Tonino Lamborghini Residences (Sector 71) and ELAN's JW Marriott Residences (Sector 106).
At the May 2025 launch, homes were priced between ₹8 crore and ₹15 crore, at ₹27,000 per sq ft. The developers said all 298 units sold on launch day for ₹3,250 crore.
Noida. M3M's Jacob & Co Residences is in Noida; its Gurgaon branded projects are Trump Towers and the Elie Saab Residences on Dwarka Expressway, quoted at about ₹15 crore and ₹37,000 per sq ft in January 2026.
About ₹92,000 crore (Rs 920 bn) by value, the largest in Asia-Pacific, according to NOESIS's 2026 report. Branded supply rose 3.1 times in 2025 to 3,181 units.
The premium (32% on average) is proven at launch, but resale evidence is thin because only 15 projects have been delivered. Buy on developer, location and price first, and check the service charges and how long the brand licence runs.
How we compiled these figures
Market-level figures (project counts, premium, value, supply) come from the third edition of NOESIS Hotel Advisors' India branded residences report (October 2026), as reported by Construction World; NOESIS is a hospitality advisory firm and its counts are not independently audited and changed between releases. Global scheme counts (Savills) and India's global rank (Knight Frank) are as cited in Signature Global's 16 April 2026 filing to BSE and NSE. Gurgaon projects are listed only where a developer, brand or stock exchange filing announced them, using the announced figures; launch prices are developer-quoted and not registered transaction values. We do not list projects based on broker or portal claims. Updated quarterly.
