Gurgaon Corridors Compared: Golf Course Road vs Extension vs Dwarka Expressway vs SPR vs New Gurgaon vs Sohna Road
By Aapt Dubey · Updated · 38 sources
Golf Course Road is still Gurgaon's most expensive corridor: ₹10 crore-plus homes there averaged ₹49,119 per sq ft in 2025, against ₹37,899 on Golf Course Extension Road, ₹30,494 on Sohna Road and ₹26,756 on Dwarka Expressway (CRE Matrix). The mid-market picture is different: Dwarka Expressway quotes average ₹14,180 per sq ft and New Gurugram ₹13,450 (Anarock, Q2 2026), after rising 135% and 114% in four to five years.

Gurgaon's six corridors at a glance
No single source prices all six corridors on the same basis, so we show three measures side by side: what ₹10 crore-plus buyers actually paid (registered deals analysed by CRE Matrix), the best available mid-market benchmark, and the official collector rate for flats. Read across a row, not down a column, because the market benchmarks come from different firms and years.
The ranking at the top is consistent on every measure we have: Golf Course Road first, the Extension second. Dwarka Expressway, New Gurgaon and Sohna are the most affordable entry points on both market and official rates.

Golf Course Road vs Golf Course Extension Road
Golf Course Road is about 30% dearer at the top end. ₹10 crore-plus homes averaged ₹49,119 per sq ft on Golf Course Road in 2025 against ₹37,899 on the Extension. Single deals go far higher: a DLF The Camellias flat registered at about ₹1,00,860 per sq ft in September 2025.
The momentum is with the Extension. Its luxury average rose 52% in a year and the value of ₹10 crore-plus sales jumped 379% to ₹3,319 crore, while Golf Course Road's sales value fell 28% because there was little new stock to buy. The official rates tell the same story from a lower base: collector rates for flats are ₹10,780 per sq ft in the Golf Course Road sectors and ₹9,900 in Sectors 58 to 63A.
The Golf Course Road premium is about location: it sits next to Cyber City and an office cluster renting at ₹137 per sq ft a month with 5.1% vacancy, while the Extension falls in Cushman & Wakefield's 'Gurugram Others' bracket at ₹68. If you want an established address and resale depth, pay for Golf Course Road; if you want new product and can live a little further from Cyber City, the Extension gives more home per rupee.
Golf Course Extension Road vs SPR
These two behave like one market at different stages. Savills grouped them together in 2023, when ready homes on both rose 39% in a year. PropEquity puts SPR at ₹17,300 per sq ft by mid-2024, up from ₹7,690 in 2020, about 125%. Magicbricks had the Extension at ₹17,000 in Q3 2024. So, at mid-market level, they were priced almost the same two years ago.
Where they differ is the luxury tier and maturity. The Extension has ₹10 crore-plus deals averaging ₹37,899 per sq ft and a longer list of finished towers. SPR's big launches came in 2024: DLF sold 1,113 homes at Privana South for about ₹7,200 crore and 795 at Privana West for ₹5,590 crore. On the official side, SPR sectors 69 to 72 carry a ₹6,950 collector rate against ₹9,900 for Extension sectors 58 to 63A.
SPR is a 16 km road; a 36 km metro with 28 stations from Sector 56 to Pachgaon is proposed, not approved. We list SPR projects from a ₹3.25 crore median start against ₹4.09 crore on the Extension.
Dwarka Expressway vs Golf Course Extension Road
Dwarka Expressway is the cheaper and faster-growing corridor. Anarock quotes ₹14,180 per sq ft for Q2 2026, up 135% since 2021 (₹6,032). At the luxury end, ₹10 crore-plus homes averaged ₹26,756 against the Extension's ₹37,899, about 29% less. Yet Dwarka Expressway sold 630 such homes for ₹8,347 crore in 2025, more than double the Extension's ₹3,319 crore by value.
Supply is heavier too. Anarock estimates 38,680 homes launched on the corridor from 2021 to H1 2026, with about 10,770 unsold, roughly 18 months of sales. Rent on a 1,000 sq ft 2 BHK is ₹25,500 to ₹37,000 a month, a gross yield of about 2.6% on our calculation.
Connectivity is its strongest point: Anarock puts IGI Airport about 15 minutes away and Cyber City about 20. The 29 km expressway cost about ₹9,460 crore across its Haryana and Delhi sections and has been fully open since August 2025. Pick Dwarka Expressway for airport and Delhi access at a lower entry price; pick the Extension for a more finished neighbourhood and higher-value resale.

New Gurgaon and Sohna: the value end
New Gurgaon is priced just below Dwarka Expressway. Anarock quotes ₹13,450 per sq ft for Q2 2026, up 114% from ₹6,275 in Q2 2022. Rents are ₹22,000 to ₹35,000 for a 2 BHK, about 2.5% gross. Godrej Zenith in Sector 89 sold more than 1,050 homes within days of launch in 2024. Savills had New Gurugram as the top-performing micro-market for under-construction homes in 2023, at 45% growth.
Sohna is cheaper still. Colliers puts the Sohna corridor at ₹10,000 to ₹12,000 per sq ft, 2.3 times more affordable than Gurgaon's other key micro-markets, with about 8,200 graded homes of which 45% are unsold, and projects up to 1.6 times price growth by 2030. Sohna Road proper (Sectors 47 to 49) is a different, older market: its ₹10 crore-plus deals averaged ₹30,494 per sq ft in 2025, down 12.5%, across 171 units.
Distance to Cyber City and the airport
Independent drive-time data exists only for Dwarka Expressway, so the table mixes Anarock's figure with times stated by developers for named projects. Treat developer times as off-peak best cases.
| Corridor | Key infrastructure (official) | To Cyber City | To IGI Airport | Time source |
|---|---|---|---|---|
| Golf Course Road | Rapid Metro Phase 2, Sikandarpur to Sector 56, 6.5 km | 7 min | 15 min | Dalcore The Falcon (developer) |
| Dwarka Expressway | 29 km, about ₹9,460 crore, fully open August 2025 | about 20 min | about 15 min | Anarock, 2026 |

Which Gurgaon corridor suits whom?
Golf Course Road: for buyers who want the most established address, the shortest drive to Cyber City and the deepest resale market, and have ₹10 crore or more. Prices at the top have flattened (down 5% in 2025), so this is a wealth-preservation buy, not a growth bet.
Golf Course Extension Road: for luxury buyers who want new towers and the strongest recent momentum at the top end (up 52% in 2025), at about 30% below Golf Course Road.
Dwarka Expressway: for airport and Delhi access, the fastest mid-market growth (135% since 2021) and entry from about ₹2.5 crore. Watch the 10,770 unsold homes.
SPR: for buyers who missed the early Extension and want big-brand townships at a similar mid-market rate; metro plans are still on paper.
New Gurgaon and Sohna: for budgets under ₹2 crore and longer holding periods. New Gurgaon has more ready stock; Sohna is cheapest but furthest out.
Frequently asked questions
Golf Course Road is the more established and expensive address, at ₹49,119 per sq ft for ₹10 crore-plus homes in 2025. The Extension averaged ₹37,899 and grew 52% in that year, so it offers more growth and newer product at a lower price.

How we compiled these figures
We reused verified figures, with their original sources, from our individual corridor pages and added CRE Matrix's 2025 luxury data and Anarock's 2026 Dwarka Expressway report. The ₹10 crore-plus averages are weighted averages of registered sales analysed by CRE Matrix with India Sotheby's International Realty; CRE Matrix's own post gives ₹26,756 for Dwarka Expressway while RealtynInfra's write-up of the same report gives ₹25,756, and we use CRE Matrix's figure. Mid-market benchmarks come from different firms and periods (Anarock, PropEquity, Magicbricks, Colliers) and are labelled. Collector rates are from the Gurugram district administration's 2026-27 lists, grouped by tehsil, so a bracket can span two corridors. Drive times other than Anarock's are developer-stated. Our listing medians use the lowest listed price per project. We update this page quarterly.
