Land rate in Gurgaon per gaj: the official floor
The only land price for Gurgaon that is published sector by sector is the collector rate, and since 1 April 2026 it has moved a long way closer to the market. In the old Golf Course Road sectors, 42, 53 and 54, a residential plot is now ₹1,49,760 per sq yd (gaj), which is ₹16,640 per sq ft. Sector 15 in the Gurugram tehsil is ₹1,49,600. The DLF City phases are higher still, from ₹1,79,400 in Phase III to ₹2,52,000 in Phase V.
The newer sectors are roughly half that. Golf Course Extension Road sectors 62, 65, 66 and 69 to 72 are ₹91,000 per sq yd, the SPR sectors 71 to 75A ₹96,600, Dwarka Expressway sectors 99 to 110 ₹83,520 and New Gurgaon's Sector 77 ₹90,500. Sohna's developed sectors are ₹42,510. Treat these as a minimum: plots in DLF and on Golf Course Road change hands well above the collector rate, and the registrar uses whichever figure is higher.

DLF phase plot rates and what they mean for a kothi
DLF City saw some of the steepest increases. Phase V went from ₹1,44,000 to ₹2,52,000 per sq yd, a 75% jump, while Phases I to IV rose 45%. At the new rate, the land under a 500 sq yd plot in DLF Phase V has a collector value of ₹12.6 crore before any building is counted, and in DLF Phase I ₹9.92 crore. South City 1 is now ₹1,92,000 per sq yd.
That matters for sellers who used to register at the old floor and take the balance off the books. With the gap narrowed, more of the real price now has to be declared, and buyers pay stamp duty on it.
Dwarka Expressway and SPR plot rates
On the Dwarka Expressway the official residential plot rate for Sectors 99 to 110 is ₹83,520 per sq yd, up 45%. On the Southern Peripheral Road, Sectors 71 to 75A in the Kadipur list went up 75% to ₹96,600. These are the rates for licensed residential plots. For raw land the lists use the agricultural rate per acre with a 25% loading for land within 2 acres of NH-48 or the peripheral roads.
The deals tell a richer story. AIPL paid ₹1,000 crore for 43 acres in Sector 103 through a Debt Recovery Tribunal sale in January 2026, about ₹23.3 crore an acre. Signature Global bought 8.39 acres in Sector 37D for ₹282.42 crore in March 2025, about ₹33.7 crore an acre. Both are well above the agricultural collector values on the same side of the city, because licensed land with development rights is a different product from farmland.
What HSVP auctions say about real plot prices
HSVP, the state's urban development authority, is the cleanest public price signal because its e-auctions publish a reserve price for each plot. For the 19 March 2026 auction in Sectors 23 and 23A, a 6 marla plot of 168.48 sq m carried a reserve of ₹2,96,15,800, which works out to about ₹1,46,976 per sq yd, close to the collector rate for the core sectors. A 14 marla plot of 313.5 sq m had a reserve of ₹4,92,45,000, about ₹1,31,340 per sq yd.
Group housing sites are priced per acre. The 1.89 acre GH-28 site in Sector 52 had a reserve of ₹131.96 crore, roughly ₹69.8 crore an acre, and a 1.06 acre site in Sector 56 ₹69.89 crore, about ₹65.9 crore an acre. In September 2024 Godrej Properties won two HSVP group housing plots, 3.6 acres on Golf Course Road and 1.97 acres in Sector 39, for a combined ₹515 crore, about ₹92.5 crore an acre. Reserve prices are starting bids, so winning bids can be higher.

1 acre land price in Gurgaon: developer deals 2024 to 2026
What one acre costs depends almost entirely on whether it has a licence. Licensed group housing land in the core sold at around ₹65 crore to ₹93 crore an acre in HSVP auctions. On the Dwarka Expressway, developer purchases worked out to about ₹23 crore to ₹34 crore an acre. Godrej's 11.36 acre purchase in Sector 63A in March 2026 was not priced in the filing, so we leave it out of the comparison.
Land deal volumes in Gurugram were thin in 2025: ANAROCK counted four deals covering 39.75 acres for the year. Fewer deals means each one moves the perceived price, which is why we prefer to show the per-acre figure next to the deal rather than an average.

Agricultural land price per acre around Gurgaon
For farmland the collector rate is again the official reference. Irrigated land in Balewa, Pataudi is ₹33,88,000 an acre, Ahmadpur ₹59,14,000. Sohna town land within 2 acres of the road is ₹5,04,41,900. At the top end, land within 2 acres of NH-48 at Kherki Daula is ₹10,58,75,000. Our village circle rates page lists the rates for every tehsil.
The edge of the city is where developers are now buying. Signature Global has acquired 25 acres and signed a collaboration for 169.22 more at Farrukhnagar for a 194.22 acre farmhouse villa project with an estimated gross development value of ₹5,500 crore to ₹6,000 crore. It did not disclose the land price.
Gaj, sq ft and acre: converting Gurgaon land prices
One gaj is one square yard, which is 9 sq ft. One acre is 4,840 sq yd or 43,560 sq ft. So the Sector 54 plot rate of ₹1,49,760 per gaj equals ₹16,640 per sq ft, and if you multiplied it across a whole acre it would be about ₹72.5 crore. That is a useful check against the group housing auction prices above, which carry a floor area ratio of 1.75.
When agricultural land gets a change of land use, the lists value it at three times the agricultural rate for a residential plotted colony and four times for group housing. Stamp duty in urban Gurugram is 7% for men, 5% for women and 6% for joint owners, charged on the higher of the deal value and the collector value.
Frequently asked questions
Under the collector rates effective 1 April 2026, residential plots range from ₹42,510 per gaj in Sohna's developed sectors to ₹2,52,000 in DLF Phase V. Golf Course Road sectors 42, 53 and 54 are ₹1,49,760 and Dwarka Expressway sectors 99 to 110 are ₹83,520. Market prices in prime colonies are usually higher.
It depends on the licence. Irrigated farmland is officially valued from ₹33,88,000 an acre in Pataudi to over ₹10 crore near NH-48 and Wazirabad in 2026-27. Licensed land sold for about ₹23 crore to ₹34 crore an acre on the Dwarka Expressway side in 2025-26 deals, and HSVP group housing sites in the core carry reserves of ₹55 crore to ₹70 crore an acre.
The 2026-27 collector rates are ₹1,98,360 per sq yd in DLF Phase I, ₹2,08,800 in Phases II and IV, ₹1,79,400 in Phase III and ₹2,52,000 in Phase V. Phase V rose 75% and the others 45% from 1 April 2026.
The official residential plot rate for Sectors 99 to 110 is ₹83,520 per sq yd in 2026-27, up 45% from ₹57,600. Licensed land on the corridor changed hands at about ₹23.3 crore an acre (AIPL, Sector 103, January 2026) and ₹33.7 crore an acre (Signature Global, Sector 37D, March 2025).
One gaj is one square yard, or 9 sq ft. An acre is 4,840 gaj. So ₹1,49,760 per gaj is ₹16,640 per sq ft.
They are the closest public signal, but the published figure is a reserve price, the opening bid. In March 2026 a 6 marla plot in Sector 23-23A had a reserve of ₹2,96,15,800, about ₹1.47 lakh per sq yd. Final bids can be higher.
The hike raises the registration floor and stamp duty, not the market price itself. Where collector rates jumped 60% to 75%, such as DLF Phase V, the gap between declared and actual prices has narrowed, so expect to pay duty on a value closer to what you actually pay.
How we compiled these figures
Plot and farmland rates are from the final 2026-27 collector rate lists of the Gurugram district administration, read from the scanned PDFs. Per sq ft and per acre conversions are our arithmetic (1 sq yd = 9 sq ft, 1 acre = 4,840 sq yd, 1 sq m = 1.196 sq yd). HSVP figures are reserve prices from HSVP's own e-auction notices; deal prices are from company stock exchange filings or company announcements as reported, divided by the published area. We do not use listing-portal asking prices. Land deals are few and lumpy, so treat per-acre figures as individual data points, not an index. Updated quarterly.
