How much does a villa cost in Gurgaon in 2026?

A genuine villa in Gurgaon, a house on its own plot rather than a floor in a building, starts at roughly ₹6 crore in a gated township and runs past ₹40 crore for a large kothi in DLF City. The cheapest route into independent living is a builder floor, which starts around ₹2 crore to ₹3 crore in the newer sectors. In between are the gated villa communities on the Dwarka Expressway and the SPR, where 4 and 5 bedroom villas sit in the ₹6 crore to ₹16 crore band.

The table below is built from the price ranges on the listings we track. These are developer or seller asking ranges for the whole project, not registered deal prices, and they mix sizes, so read them as a band rather than a rate.

Kothi prices in DLF City start with the plot

In DLF City and the old sectors, the house is worth far less than the land under it. The 2026-27 collector rate for a residential plot is ₹1,98,360 per sq yd in DLF Phase I, ₹2,08,800 in Phases II and IV, ₹1,79,400 in Phase III and ₹2,52,000 in Phase V. On a 500 sq yd plot that puts the land alone at ₹9.92 crore in Phase I and ₹12.6 crore in Phase V, before a single brick is counted.

The Wazirabad list also has separate villa rows that did not move this year: the DLF Phase 1 villa segment at ₹1,20,000 per sq yd, Palm Springs villas at ₹1,21,000 and villas in the rest of the tehsil at ₹1,15,000. If you are buying a kothi, ask which row the sub-registrar will apply, because the gap between ₹1,20,000 and ₹1,98,360 per sq yd is large on a big plot.

How the registrar values a villa: land plus construction

For an independent house, the collector value is the plot at the land rate plus the built-up area at a construction rate. For 2026-27 the Wazirabad list sets villa construction at ₹1,980 per sq ft in DLF Phase I and Palm Springs and ₹1,870 per sq ft for other villas, both up 10%. Badshahpur values built area in licensed colonies and HUDA sectors at ₹1,700 per sq ft and elsewhere at ₹1,300.

A worked example: a 500 sq yd plot in DLF Phase I with 6,000 sq ft built. Land is 500 × ₹1,98,360 = ₹9,91,80,000. Construction is 6,000 × ₹1,980 = ₹1,18,80,000. The minimum value for registration is about ₹11.1 crore, and a man buying it pays 7% stamp duty on that or on the agreed price, whichever is higher. A builder floor, by contrast, is valued per sq ft of floor: ₹11,330 in Wazirabad's licensed colonies and HUDA sectors and ₹6,000 in Sohna.

Gated villa communities on the Dwarka Expressway and SPR

Outside DLF City, most new villa supply is in gated townships. Sobha's International City off the Dwarka Expressway sells 4 and 5 bedroom villas of 3,153 to 7,330 sq ft from ₹6.12 crore on its official page, and the resale range we track is ₹7 crore to ₹16.3 crore. On the SPR, DLF Alameda in Sector 73 has 116 independent floors on 29 plots, and Tata Primanti in Sector 72 mixes apartments with three-storey Vertillas.

For context on the land underneath: the collector rate for residential plots in Sectors 99 to 110 is ₹83,520 per sq yd and on the SPR sectors 71 to 75A ₹96,600, well under half of DLF Phase I. That is the main reason a villa of the same size costs so much less on these corridors.

Villas and plots in Sohna

Sohna is the entry point. The 2026-27 collector rate for a residential plot in Sohna's developed sectors is ₹42,510 per sq yd, up 75% in one go, and a floor in a licensed colony is valued at ₹6,000 per sq ft. Central Park Flower Valley in Sectors 32 and 33 has plots listed at ₹7.04 crore to ₹8.8 crore and a mix of villas, floors and apartments from ₹2.72 crore.

Our view: Sohna villas make sense for buyers who want space and greenery and can live with the commute. The steep collector rate rise this year tells you the official value is catching up, so the cheap registry advantage is narrowing.

Farmhouse villas and the 2x rule

Farmhouses are valued differently. The 2026-27 notes value farmhouses and land with construction (gair mumkin) at two times the collector rate of the land. A 2 acre farmhouse plot in a village rated at ₹1 crore an acre is therefore registered at ₹4 crore or more, before the house.

The biggest new project of this type is Signature Global's 194.22 acre farmhouse villa enclave at Farrukhnagar, announced in September 2026, with about 6.77 million sq ft of developable potential and an estimated gross development value of ₹5,500 crore to ₹6,000 crore. That works out to roughly ₹8,100 to ₹8,900 per sq ft of developable area on our arithmetic. No unit prices have been published yet.

Villa or apartment: what the ₹10 crore+ data shows

At the top of the market, Gurgaon buyers are choosing large apartments over very large homes. CRE Matrix and India Sotheby's International Realty counted 1,494 homes sold at ₹10 crore and above in Gurugram in 2025, with an average ticket of ₹16 crore and an average size of about 5,000 sq ft. Of those, 1,261 were 2,000 to 6,000 sq ft and only 233 were above 6,000 sq ft.

This covers all luxury homes, not only villas, but it says something useful: the money is going into managed, amenity-heavy towers. A 500 sq yd DLF kothi offers more land and privacy than anything in that 5,000 sq ft band, and its value is concentrated in the plot, which is why we think of kothis as land investments first and homes second.

Frequently asked questions

Gated villas start around ₹6 crore, for example Sobha International City from ₹6.12 crore for 3,153 to 7,330 sq ft. Kothis in DLF City range up to ₹45 crore or more on the listings we track, because a 500 sq yd plot in DLF Phase I alone has a 2026-27 collector value of about ₹9.92 crore.

The land has a minimum registrable value of ₹9,91,80,000 at the 2026-27 collector rate of ₹1,98,360 per sq yd. Add construction at ₹1,980 per sq ft, so a house with 6,000 sq ft built comes to about ₹11.1 crore on paper. Market prices are typically higher than this floor.

The Wazirabad list for 2026-27 has villa land rows at ₹1,20,000 per sq yd (DLF Phase 1 villa segment), ₹1,21,000 (Palm Springs) and ₹1,15,000 (rest of the tehsil). Built-up area is added at ₹1,980 per sq ft in DLF Phase I and Palm Springs and ₹1,870 elsewhere.

Yes, mainly because land is cheaper. The 2026-27 collector rate for plots in Sectors 99 to 110 is ₹83,520 per sq yd against ₹1,98,360 in DLF Phase I. Gated villas there, such as Sobha International City, list at ₹7 crore to ₹16.3 crore.

Sohna's developed-sector plot rate is ₹42,510 per sq yd in 2026-27. Projects like Central Park Flower Valley list plots at ₹7.04 crore to ₹8.8 crore and a mix of villas, floors and apartments from ₹2.72 crore.

No. A builder floor is one storey of a building on a shared plot and is valued per sq ft of floor, ₹11,330 in Wazirabad's licensed colonies in 2026-27. A villa is the whole house and plot, valued at the land rate per sq yd plus a construction rate.

The 2026-27 collector rate notes value farmhouses and land with construction at two times the collector rate of the land. Stamp duty is then charged on that value or the deal price, whichever is higher.

How we compiled these figures

Official figures are from the Gurugram district administration's final 2026-27 collector rate lists (Wazirabad, Badshahpur, Kadipur and Sohna), read from the scanned PDFs. Land values for sample plot sizes are our arithmetic (plot area × rate). Project price ranges come from Curated Homes listing data (87 Gurgaon listings, October 2026) and the developer's official page; they are asking ranges across a project, not registered prices. Luxury sales counts are from CRE Matrix and India Sotheby's International Realty and cover all home types. Registered villa-level deal data is not published, so we do not show an average villa price per sq ft. Updated quarterly.
