What are village circle rates in Gurgaon?

Every revenue village in Gurugram district has its own collector rate, the minimum value at which the sub-registrar will register a sale. The 2026-27 lists took effect on 1 April 2026 and were issued separately for nine tehsils and sub-tehsils: Gurugram, Wazirabad, Badshahpur, Kadipur, Harsaru, Manesar, Sohna, Farrukhnagar and Pataudi. Each row names the village, a segment inside it, the type of land, the rate before 1 April and the new rate.

Three kinds of rate matter for most buyers. Agricultural land (कृषि) is priced per acre, and the irrigated sub-type (चाही) is the one most deals use. Residential land in the village abadi (निवासीय) and commercial land (व्यवसायिक) are priced per square yard, the gaj that every Gurgaon dealer quotes. Many villages also carry separate rows for land within 2 acres of a highway, land inside the R-zone (the residential zone of the master plan) and land kept for public utility, and these can be double the plain village rate.

We read every figure on this page off the scanned official PDFs, row by row, and the old rate in each row is the one notified for 2025-26.

Agricultural land circle rate per acre, tehsil by tehsil

The spread inside one district is enormous. Plain irrigated land in Balewa, a Pataudi village, stays at ₹33,88,000 an acre, while land within 2 acres of NH-48 at Kherki Daula is now ₹10,58,75,000 an acre. That is a gap of more than 30 times, and it tracks almost exactly how far the land is from the Golf Course Road and NH-48 office belts.

The villages that have been swallowed by sectors moved the most. Ghata, which sits behind Golf Course Extension Road, went up 75% to ₹9,14,76,000. Wazirabad itself rose 75% to ₹10,80,80,000. Sarai Alawardi and Sukhrali in the Gurugram tehsil, and Gadauli Kalan and Basai in Kadipur on the Dwarka Expressway side, all went up 60% to 75%. In Pataudi and the outer Sohna villages many rows did not move at all, and a few went up only 15% to 30%.

Why highway and R-zone land carries a premium

The lists price the same village very differently depending on where a field sits. At Kherki Daula, ordinary irrigated land is ₹6,93,00,000 an acre, but the strip within 2 acres of NH-48 is ₹10,58,75,000. In Badshahpur the village rate is ₹7,00,00,000 while land inside the R-zone is ₹10,50,00,000. The Kadipur notes spell out the general rule: land on NH-48 and the Northern or Southern Peripheral Road is valued 25% higher up to a depth of 2 acres, and land on the Gurugram-Sohna, Gurugram-Pataudi and Gurugram-Farrukhnagar roads 10% higher.

For a buyer this is the single most important line to check. Two fields in the same village can carry collector values a crore or more apart, and the registrar will apply the higher one if your khasra falls in the frontage or R-zone segment.

Residential circle rates in Gurgaon villages per sq yd

Village abadi land and the small colonies inside villages are priced per sq yd. The highest village rate we found is Nathupur, next to DLF Cyber City, at ₹1,03,400, up 45%. Around Golf Course Road and the Extension Road, Chakkarpur and Silokhera are now just under ₹60,000 and ₹62,500. On the Dwarka Expressway side, Kadipur village went up 75% to ₹48,300 and Pawala Khusrupur to ₹37,800.

Further out the numbers fall away fast. Kasan in Manesar is ₹19,200, Bhondsi near Sohna ₹8,840, and Ahmadpur in Pataudi ₹3,600. If you are buying a lal dora house or a plot in an unauthorised village colony, these are the rates the registry will use.

Cheapest land around Gurgaon: Pataudi, Farrukhnagar and outer Sohna

Pataudi is where farmland is still priced in lakhs. Balewa, Bapas and Baraheri Rahnwa sit between ₹33,88,000 and ₹35,42,000 an acre with no change this year. Ahmadpur rose 60% to ₹59,14,000, and Bas Padamka 75% to ₹84,53,000. Even so, the jumps have compounded: Ahmadpur was ₹30,80,000 an acre in the list that applied before August 2025, so the official value has almost doubled in two revisions.

Farrukhnagar is a step up. Daboda is ₹79,75,000 an acre, Tajnagar ₹1,68,00,000, and the town's own land ₹3,57,12,000, a 75% jump that reflects the new Gurugram West plotted and farmhouse projects. Signature Global's 194-acre farmhouse villa plan, filed with the stock exchanges in September 2026, sits on the Farrukhnagar-Wazirpur road.

Which villages sit under which Gurgaon sectors?

Sector numbers come from the master plan, but land records, and therefore circle rates, are still kept by revenue village. To find the right row you need the village name in your project's licence or RERA registration. The lists themselves link some segments to sectors: Kadarpur and Ullahwas both carry a Sector 63A row, priced at ₹81,000 and ₹74,520 per sq yd respectively. For the rest, the RERA registrations of projects we track give the village.

How village circle rates are used: CLU land, farmhouses and stamp duty

Once land gets a change of land use, the agricultural rate is multiplied. The Kadipur notes set residential plotted colonies at three times the agricultural rate, group housing at four times, commercial at five times, warehousing at two times and institutional land at three times. Farmhouses and land with construction on it (gair mumkin) are valued at two times the collector rate, and land under 1,000 sq yd is treated as residential for stamp duty.

A worked example: an acre of irrigated land in Ghata has a collector value of ₹9,14,76,000. With a group housing licence, four times that is about ₹36.59 crore an acre. If the plain agricultural acre is bought by a man inside municipal limits, stamp duty at 7% on the collector value is ₹64,03,320. In rural areas Haryana charges 5% for men and 3% for women, so the same land in a Pataudi village costs far less to register as well as to buy.

Frequently asked questions

It depends on the village. Under the 2026-27 lists effective 1 April 2026, irrigated farmland ranges from ₹33,88,000 an acre in Balewa (Pataudi) to ₹10,80,80,000 in Wazirabad village. Villages close to the sectors, such as Ghata and Sarai Alawardi, are above ₹9 crore an acre.

Land within 2 acres of the road at Sohna town is ₹5,04,41,900 an acre in 2026-27, up 45%. Alipur is ₹2,63,34,000, Bhondsi ₹1,50,89,600 and Abheypur ₹1,35,40,800, while outer villages like Badshahpur Thethar are about ₹49 lakh.

Most Pataudi villages are between about ₹34 lakh and ₹85 lakh an acre for irrigated land in 2026-27. R-zone land at Pataudi town is ₹3,37,92,000 an acre and land within 2 acres of the state highway ₹3,70,57,000. Residential village land starts at about ₹3,300 to ₹4,000 per sq yd.

Villages near the developed sectors mostly rose 60% to 75% from 1 April 2026, for example Ghata, Wazirabad, Sarai Alawardi, Gadauli Kalan and Harsaru. Outer villages in Pataudi, Sohna and Manesar often saw 0% to 30%, and some rows such as Balewa, Bhondsi and Kasan farmland did not change.

Gurugram district has nine registration units: Gurugram, Wazirabad, Badshahpur, Kadipur, Harsaru, Manesar, Sohna, Farrukhnagar and Pataudi. Your project's licence or RERA registration names the revenue village, for example Ghata (Wazirabad) for Sector 58 or Pawala Khusrupur (Kadipur) for Sector 106. Use that village's row in the tehsil list.

The 2026-27 notes value farmhouses and land with construction (gair mumkin) at two times the collector rate of the land. Change-of-land-use plots are valued at three times the agricultural rate for plotted colonies, four times for group housing and five times for commercial.

Haryana charges 7% for men and 5% for women in urban areas, and 5% and 3% in rural areas, with joint ownership 1% lower, according to The Tribune. Duty is paid on the higher of the deal price and the collector value of the land.

How we compiled these figures

All rates are read directly from the final 2026-27 collector rate PDFs published by the Gurugram district administration for each tehsil and sub-tehsil (scanned documents, read row by row from the page images). The 'old' rate is the 2025-26 rate printed in the same row; for Pataudi we also checked the 2025 list dated 31 July 2025 for the earlier value. Agricultural figures are for irrigated (chahi) land unless stated. Village-to-sector mapping comes from HARERA registration details compiled in Curated Homes listing data. We have not listed every village; check the official list for your exact khasra and segment. We review this page each quarter and whenever a new list is notified.
