Gurgaon Property Price Trends: Year by Year, by Quarter and by Corridor
By Aapt Dubey · Updated · 25 sources
Gurgaon prices more than doubled after 2019. Anarock puts the city average at about ₹6,150 per sq ft in Q1 2020 and ₹11,300 in Q1 2025, an 84% rise. Growth has since slowed sharply: Knight Frank shows Gurugram up 6% a year to H1 2026 and 4% a year to September 2026, against 20% plus in 2024 and 2025.

What is the average property price in Gurgaon in 2026?
There is no single official number. The figure you get depends on who is measuring, and the gap between trackers is large. Knight Frank put Gurugram's weighted average residential price at ₹18,354 per sq ft in H1 2026. Anarock, which quotes base selling prices on new launches, had Gurugram at ₹12,250 per sq ft in September 2025, and its NCR-wide average was ₹9,980 per sq ft in Q3 2026.
These are not contradictions. Knight Frank publishes a weighted average for the city, and almost all of Gurugram's new launches are now priced above ₹2 crore, which pulls that average up. Anarock's NCR figure averages Gurugram with Ghaziabad, Greater Noida and Faridabad, where rates are far lower. Before comparing any two Gurgaon figures, check what each one measures. The table below shows the current readings side by side.
| Tracker | What it measures | Period | Figure |

Gurgaon property price trend year by year
The long view has two distinct phases. From 2015 to 2020 Gurgaon went nowhere. PropTiger measured a 7% fall in Gurugram apartment values between March 2015 and March 2020, and Anarock had the city at ₹6,100 per sq ft in Q2 2019, 1% lower than two years earlier. Project delays and developer insolvencies kept buyers away for most of that period.
From 2021 the direction reversed. Anarock's NCR series, quoted on built-up area, was flat at ₹4,580 per sq ft in 2019 and 2020, then rose to ₹4,781 (2021), ₹5,025 (2022), ₹5,800 (2023) and ₹7,550 (2024), before a 23% jump to about ₹9,300 in 2025. Gurugram moved faster than the region: Anarock shows the city up 30% in 2024 alone, from ₹7,660 to ₹9,980 per sq ft, driven by luxury launches above ₹1.5 crore.
We could not find a consistent Gurgaon-only price series from a single tracker that starts in 2015, so the chart uses Anarock's NCR average, which is the longest consistent series published. Gurgaon's level sits above it but the shape of the curve is the same.

Gurugram price milestones from Anarock data
Anarock has published Gurugram-specific averages at several points rather than as one tidy annual table. Put together, they show the city roughly doubling in six years: ₹6,100 per sq ft in Q2 2019, ₹6,150 in Q1 2020, ₹7,660 for 2023, ₹9,980 for 2024, ₹11,300 in Q1 2025 and ₹12,250 in September 2025. Anarock has also described Gurugram's capital appreciation from 2019 to Q2 2026 as 117%.
Treat the 2024 points with care. The annual 2024 average (₹9,980) and the September 2024 reading (₹9,500) come from different Anarock releases and do not line up exactly, which is normal when a series is quoted at different dates.

Quarterly trend, 2025 to 2026: growth is slowing
The quarterly numbers show prices still rising but at a falling rate. Anarock's NCR average went from ₹8,330 per sq ft in Q1 2025 to ₹9,980 in Q3 2026, with quarter on quarter gains of just 2% in each of Q2 and Q3 2026. NCR's year on year growth eased from 23% for 2025 to 13% in Q2 2026 and 12% in Q3 2026.
Gurugram-specific trackers show the same deceleration, more sharply. NHB RESIDEX recorded Gurugram's index up 25.9% a year in July to September 2025 and 22.8% in October to December 2025. By H1 2026 Knight Frank had Gurugram at 6% a year, and by September 2026 at 4%, the lowest of the six NCR markets it tracks. Delhi rose 17% over the same period.
Anarock does not publish a separate Gurugram quarterly price, so the chart shows the NCR series.

Corridor-level price trends: Dwarka Expressway, New Gurgaon, Golf Course Extension
The corridors that were cheapest in 2019 have gained the most. Anarock's quoted rate on Dwarka Expressway rose from ₹5,265 per sq ft in Q3 2019 to ₹14,180 in Q2 2026, and New Gurugram from ₹6,100 to ₹13,450. Both were broadly flat through the pandemic year and then took off once the expressway and the sector roads came closer to completion.
At the top end, India Sotheby's and CRE Matrix measured the weighted average price of ₹10 crore plus homes on Golf Course Extension Road rising from ₹24,855 to ₹37,899 per sq ft between 2024 and 2025. Knight Frank's sector range for Sector 77 moved from ₹6,000 to ₹9,000 per sq ft in H1 2025 to ₹7,500 to ₹11,500 in H2 2025.
Quarterly gains on both Anarock corridors slowed to 1% in Q2 2026, from 12 to 13% in Q1 2025. The catch-up phase looks largely done.

Is Gurgaon in the RBI House Price Index?
No. The RBI's quarterly House Price Index, built from registration data, covers 18 cities. Delhi, Ghaziabad and Gautam Buddha Nagar (Noida) are in it. Gurugram is not. The official index that does cover Gurugram is the National Housing Bank's RESIDEX, which tracks 50 cities using valuations from banks and housing finance companies. Gurugram topped it in both the July to September and October to December 2025 quarters. Its latest public release we could find is for October to December 2025.
How to read Gurgaon price trends without being misled
Ask three questions of any figure. Is it on carpet, built-up or super area? Is it an asking price, a launch price or a registered transaction? What is included: parking, club, PLC and GST can add a large amount to the base rate. Most published numbers do not say, and a number whose basis you cannot establish is not evidence.
Averages hide more than they reveal. Within one Gurgaon sector the gap between the best and worst building is wide, and within one building floor, view and aspect change the price. A corridor average is useful for seeing direction over time in a consistent series. It is close to useless for valuing a specific flat.
Watch what moves before price. Sales volume falls before prices do, and rises before they recover. Absorption of new launches, how long resale units sit, and the gap between rent and price all lead the published rate. Right now volumes in Gurugram are soft while prices still edge up, which is the pattern of a market slowing, not one in free fall.
For a decision, build your own comparison set: three or four buildings you would actually buy in, with recent transactions normalised to the same area basis and an all-in cost. That table will tell you more than any city report.
Frequently asked questions
Anarock measured Gurugram's average residential rate rising 84%, from about ₹6,150 per sq ft in Q1 2020 to ₹11,300 in Q1 2025. It has separately described the rise from 2019 to Q2 2026 as 117%.
Knight Frank put Gurugram's weighted average at ₹18,354 per sq ft in H1 2026. Anarock's corridor rates in Q2 2026 were ₹14,180 on Dwarka Expressway and ₹13,450 in New Gurugram. Golf Course Road and Golf Course Extension Road luxury projects sell far higher.
Yes, but slowly. Knight Frank recorded Gurugram up 6% a year in H1 2026 and 4% a year to September 2026, compared with Anarock's 30% rise for 2024. Anarock's NCR average rose only 2% a quarter in Q2 and Q3 2026.
Yes, modestly. PropTiger recorded a 7% fall in Gurugram apartment values from March 2015 to March 2020, and Anarock had the city 1% lower in Q2 2019 than in Q2 2017.
On Anarock's data, Dwarka Expressway, from ₹5,265 per sq ft in Q3 2019 to ₹14,180 in Q2 2026, roughly 2.7 times. New Gurugram went from ₹6,100 to ₹13,450 over the same period.
No. The RBI index covers 18 cities including Delhi, Ghaziabad and Gautam Buddha Nagar but not Gurugram. NHB RESIDEX does cover Gurugram, which recorded the highest annual rise of 50 cities, 22.8%, in October to December 2025.
Trackers measure different things: launch base price on built-up area (Anarock), weighted average of stock sold (Knight Frank), or bank valuations (NHB). Area basis and what charges are included also differ, so figures from two trackers should not be compared directly.
Anarock's Gurugram average for 2024 was ₹9,980 per sq ft, up 30% from ₹7,660 in 2023. Its NCR-wide average for 2024 was ₹7,550 per sq ft on built-up area.
How we compiled these figures
We collected published price series from Anarock (quarterly NCR Residential Market Viewpoints and annual reports, quoted base selling price on built-up or super built-up area), Knight Frank (half-yearly India Real Estate reports, weighted average price), JLL (capital values via press coverage), NHB RESIDEX (HPI at assessment prices from bank valuations) and PropTiger, and opened each report or the newspaper article quoting it. We did not average figures across trackers or fill gaps by estimation; where a quarter was not published in a form we could verify, it is left out. Anarock changed its label from built-up to super built-up area between Q1 and Q2 2026, which may affect comparability. The RBI House Price Index does not cover Gurugram. This page is reviewed quarterly as new Anarock, Knight Frank and NHB releases appear.
