By Aapt Dubey · Updated · 21 sources

Gurugram is NCR's largest pool of unsold homes. Knight Frank counted 59,727 unsold units in H1 2026, up 6% in a year and equal to 9.6 quarters of sales. Across NCR, Anarock puts available stock at 86,200 units in Q3 2026, an 18 month overhang, far below the 88 months of late 2020.

How many unsold homes are there in Gurgaon?

Knight Frank counted 59,727 unsold homes in Gurugram at the end of H1 2026, up from 56,608 in H1 2025 and 58,308 in H2 2025. That is three half-years of steady build-up, and it makes Gurugram the largest pool of unsold stock in NCR by a distance. Greater Noida, next, had 24,818.

Anarock counts differently, tracking only launched projects in its own coverage, and says Gurugram held about 46% of NCR's 89,100 available units in Q2 2026. Knight Frank's share is higher, at 57%. Both agree the stock is concentrated in Gurugram and that the rest of NCR has been clearing: Knight Frank says unsold stock outside Gurugram has nearly halved since early 2021, from 83,579 to 43,978 units.

How long will it take to sell Gurgaon's unsold inventory?

At the trailing sales pace, Gurugram's stock would take 9.6 quarters to clear, about two years and five months, on Knight Frank's H1 2026 data. That is up from 8.1 quarters in H1 2025 and 8.6 in H2 2025, so the time to sell is lengthening because sales have slowed, not because a flood of new supply has arrived.

For NCR as a whole, Knight Frank's quarters-to-sell stood at 7.9 in H1 2026, still under the two-year mark it treats as balanced. Anarock's measure, inventory overhang, was 18 months in Q3 2026. The averages hide big differences by price: Knight Frank found NCR homes under ₹50 lakh at 35.1 quarters to sell in 2025, a sign of stock in poor locations, while ₹1 to 5 crore homes in good projects sold in 3 to 7 quarters.

Knight Frank also measures how old unsold stock is. In NCR the age of inventory fell from 14.8 quarters in H1 2025 to 11.5 quarters in H1 2026, which means older, stuck projects are slowly being absorbed.

NCR quarterly sales, launches and inventory, 2025 to 2026

Anarock's quarterly series shows NCR inventory peaking at 91,250 units in Q1 2026 and falling in each of the next two quarters to 86,200. The reason is simple: developers cut launches harder than buyers cut purchases. NCR launches fell to 10,900 units in Q3 2026, down 14% year on year, while sales held at 13,750, down just 1%.

Gurugram followed the same pattern. In Q2 2026 Anarock recorded 5,200 launches in Gurugram against 5,435 sales, with launches down 8% and sales down 4% year on year. Gurugram still led NCR on both counts.

Annual NCR supply and absorption since 2019

Launches in NCR more than doubled between 2022 and 2025 while sales peaked in 2023 and have drifted down since. Anarock recorded 25,350 launches and 63,710 sales in 2022, against 61,775 launches and 57,220 sales in 2025. That shift, from demand outrunning supply to supply outrunning demand, is why unsold stock stopped falling in 2025.

Gurugram carried most of it. Anarock put Gurugram at 27,400 launches and 32,100 sales in 2024, and about 29,500 launches against 24,400 sales in 2025: a year in which the city added about 5,100 more homes than it sold.

Where Gurgaon's unsold stock sits within NCR

Gurugram's share of NCR's unsold homes has risen through 2025 and 2026 on Anarock's count: 41% in Q1 2025, 39% in Q2 2025, 45% in Q1 2026 and 46% in Q2 2026. Greater Noida is a distant second at about a quarter of NCR stock, and Ghaziabad holds around 11%.

The direction matters more than the level. In Q1 2025 Anarock noted that available inventory had declined in every NCR zone except Gurugram. The rest of the region has been selling down older, cheaper stock, while Gurugram has kept adding higher-priced projects. That is why Knight Frank can report NCR-wide unsold stock falling slightly in 2026 while Gurugram's own count rose 6%.

Within Gurugram the stock is not spread evenly either. Knight Frank's H1 2026 report lists most new launches on Dwarka Expressway, New Gurugram and Manesar, so that is where most unsold primary homes sit. Golf Course Road, by contrast, has little new stock: India Sotheby's and CRE Matrix said its 2025 luxury sales were held back by limited new inventory.

How unsold inventory is measured, and why figures differ

Unsold inventory, also called available inventory, counts homes in launched projects that have not yet been booked, whatever stage of construction they are at. It does not include investor-held flats being resold, so the real supply facing a buyer in any tower is higher than the headline.

Anarock and Knight Frank each survey their own list of projects, which is why one puts NCR at 86,200 units and the other at 1,03,342 for roughly the same date. Neither is wrong. Compare a firm's number only with its own earlier readings. Months or quarters to sell is the more useful figure, because it ties the stock to how fast homes are actually moving.

Is Gurgaon's unsold inventory a warning sign?

Not yet a serious one, but it is the number to watch. In the last downturn, Anarock recorded Gurgaon's unsold stock rising from 51,220 units in Q2 2017 to 56,550 in Q2 2019 while every other NCR zone was clearing, and NCR's overhang reached 88 months in Q4 2020. Prices in Gurgaon went sideways for most of that period.

Today's stock is in a similar range in units but sells much faster, because the sales base is larger. The concern is the mix. Knight Frank found NCR's ₹5 to 10 crore band selling 925 homes in Q3 2026 against 2,346 launched. If that gap persists, Gurugram's quarters-to-sell will keep rising and that band will need price or payment-plan concessions to clear.

For a buyer, high unsold stock in a specific project is bargaining power. Ask how many units remain, how long the project has been on sale and what the last few deals closed at.

Frequently asked questions

Knight Frank counted 59,727 unsold homes in Gurugram in H1 2026, up 6% in a year. Anarock, which tracks a different set of projects, put Gurugram at about 46% of NCR's 89,100 available units in Q2 2026.

About 9.6 quarters, or roughly two years and five months, at the trailing sales pace, on Knight Frank's H1 2026 data. That is up from 8.1 quarters a year earlier.

Anarock put NCR's inventory overhang at 18 months in Q3 2026, down 7% from a year earlier. It was 88 months in Q4 2020 at the bottom of the last cycle.

Knight Frank says 57% as of September 2026. Anarock's figure was 46% in Q2 2026. Both show unsold stock concentrated in Gurugram while the rest of NCR clears.

Anarock recorded about 13,750 sales in NCR in July to September 2026, down 1% year on year, against 10,900 launches. Knight Frank's count for the same quarter was 10,712 units, its lowest since 2021.

In 2025, yes: Anarock recorded about 29,500 launches against 24,400 sales in Gurugram. In 2026 the balance has reversed, with Gurugram selling 5,435 homes against 5,200 launched in Q2 2026.

By time to sell, the cheapest homes: Knight Frank found NCR homes under ₹50 lakh at 35.1 quarters to sell in 2025. By recent imbalance, the ₹5 to 10 crore band, where Q3 2026 launches were 2,346 against 925 sales.

How we compiled these figures

Unsold inventory figures come from Knight Frank's half-yearly India Real Estate reports and its September 2026 NCR update, and from Anarock's quarterly NCR and Pan-India Residential Market Viewpoints and annual reports, all opened directly or through the newspaper report quoting them. Knight Frank's quarters-to-sell divides unsold stock by the trailing eight-quarter average sales pace; Anarock's overhang uses recent monthly sales. The two firms track different project universes, so their totals and Gurugram shares differ and are never mixed in one series. Gaps (such as Anarock's Q4 2025 quarter) are left blank rather than estimated. Updated quarterly.
