Will Property Prices Fall in Gurgaon? What the 2026 Data Says
By Aapt Dubey · Updated · 26 sources
A broad price fall in Gurgaon is not what the data shows yet. Prices were still up 4% a year to September 2026 (Knight Frank), and NCR's inventory overhang is 18 months against 58 to 88 months in the last slump. But volumes are falling: NCR sales dropped 11% in January to September 2026, led by Gurugram, and the ₹5 to 10 crore band is oversupplied.

Short answer: a slowdown, not a crash, on current numbers
Prices in Gurgaon are still rising, just much more slowly. Knight Frank recorded Gurugram up 4% a year in January to September 2026, after 6% in H1 2026. For comparison, Anarock had Gurugram up 30% in 2024 and 29% in the year to September 2025. NHB RESIDEX, the official valuation index, still showed Gurugram up 22.8% a year in October to December 2025.
Volumes are where the weakness shows. NCR sales fell 11% to 35,574 units in the first nine months of 2026, and Knight Frank said Gurugram accounted for most of that decline. July to September 2026 was NCR's weakest quarter since 2021, at 10,712 units. Outside Gurugram, NCR sales actually rose 3%.
Knight Frank's own reading is worth quoting: a demand-led slowdown would usually come with falling prices, and so far it has not. Our view is that headline prices in Gurgaon will be flat to low single digits in 2026-27. With the RBI projecting CPI inflation of 5.2% for 2026-27, a 4% nominal rise is already a small fall in real terms.

Is Gurgaon heading for a real estate crash like 2014 to 2020?
The last downturn is the right comparison, and the numbers are very different. In Q4 2013, Gurgaon sales volume fell 77% year on year according to PropEquity data cited by Goldman Sachs. What followed was six years of stagnation: PropTiger measured Gurugram prices 7% lower in March 2020 than in March 2015, and Anarock had the city at ₹6,100 per sq ft in Q2 2019, 1% down on two years earlier.
That slump was driven by unsold stock. Anarock counted 1,86,714 unsold homes in NCR at end 2018, and Gurgaon's own unsold stock grew from 51,220 units in Q2 2017 to 56,550 in Q2 2019 while every other NCR zone was clearing. NCR's inventory overhang was 58 months in Q3 2018 and peaked at 88 months in Q4 2020.
Today NCR has 86,200 available units and an 18 month overhang (Anarock, Q3 2026). Sales have exceeded launches in every quarter of 2026 on Knight Frank's data. That is not the set-up for a 2014 style price collapse.

Inventory overhang: the number that predicts price corrections
Overhang is available stock divided by the current monthly sales pace. When it runs into years, developers eventually discount. NCR's overhang has come down from 88 months at the end of 2020 to 23 months at end 2022, 17 months in 2023 and 2024, and 18 to 19 months through 2025 and 2026.
The risk is concentrated. Knight Frank puts Gurugram's own unsold stock at 59,727 homes in H1 2026, up 6% in a year, with 9.6 quarters to sell, above the NCR average of 7.9 quarters. Gurugram holds 57% of NCR's unsold inventory on Knight Frank's count and 46% on Anarock's. Gurugram is where any correction would show first.

Where prices are most likely to soften
The ₹5 to 10 crore band is the weak spot. Knight Frank recorded NCR sales in this band down 39% to 4,033 units in January to September 2026, against 5,002 launched. In Q3 alone developers launched 2,346 such homes and sold 925. When supply runs at more than double sales in one price band, discounts, payment-plan sweeteners and softer resale prices in that band are the usual result, even if the city average holds.
Ticket sizes are already falling. CRE Matrix measured Gurugram's average primary ticket at ₹3.15 crore in H1 2026, down from a peak of ₹4.65 crore in H1 2025, and sales value down 33% to ₹37,726 crore while volumes held at about 12,000 homes. Buyers are moving down the price ladder.
By contrast, sales above ₹10 crore in NCR were broadly stable at 1,702 units over nine months, and the ₹1 to 2 crore band was the steadiest segment. Below ₹2 crore, the problem is a shortage of new supply, not a glut.
Interest rates: the RBI has turned
On 7 October 2026 the RBI raised the repo rate by 25 basis points to 5.50% and changed its stance to calibrated tightening, saying rate cuts are off the table in the near term. It projects CPI inflation at 5.2% for 2026-27. Anarock had said in December 2025 that 2026 would hinge on further rate cuts. That support has now gone.
For a buyer on a floating-rate home loan, a 25 basis point rise is a modest EMI change. The bigger effect is on sentiment and on investors, who Knight Frank says made NCR historically more speculative than other cities.
What analysts expect for 2026-27
None of the major research firms has published a numeric Gurgaon price forecast for 2027 that we could verify, so we do not quote one. Their published outlooks point the same way: slower growth, no broad fall.
Anarock's Q3 2026 outlook said festive demand and stable borrowing costs should support sales, but higher prices are likely to keep buyers selective. That was written before the rate hike. Knight Frank called the NCR picture a recalibration of the supply mix rather than a broad contraction in demand. Nuvama's analysts, writing in October 2025 on Signature Global, expected moderation in both demand and price growth in Gurugram.
Developers quoted in the press mostly say moderation, not a crash. They have an obvious interest, so we weight the research data above their comments.
Should you wait for prices to fall before buying in Gurgaon?
Waiting for a city-wide fall is a weak strategy on this data. What is realistic is negotiation in specific situations: oversupplied ₹5 to 10 crore launches, investor resales in under-construction towers, and projects where the developer needs cash flow. In ready-to-move homes in established sectors, sellers are not under pressure.
If you are an end user with a 7 to 10 year horizon, the case for waiting is thin. If you are an investor expecting the 2021 to 2025 pace to continue, the data says it will not.
Frequently asked questions
On data to September 2026, no broad fall is showing. Knight Frank recorded Gurugram prices up 4% a year to September 2026, though NCR sales fell 11%. Softening is most likely in the oversupplied ₹5 to 10 crore band.
The numbers do not look like the last slump. NCR's inventory overhang is 18 months (Anarock, Q3 2026) against 58 to 88 months in 2018 to 2020, and sales have exceeded launches in every 2026 quarter on Knight Frank's data.
Prices rose fast: Anarock measured 84% from Q1 2020 to Q1 2025. Growth has since slowed to 4% a year and volumes are falling, which looks like a market cooling rather than a bubble bursting. Rents lag prices: JLL measured NCR capital values up 9.4% and rents up 4.7% in Q2 2026.
No major research firm has published a verifiable numeric forecast. Anarock, Knight Frank and Nuvama all point to slower growth. With CPI projected at 5.2% for 2026-27 by the RBI, low single digit nominal growth would mean flat or slightly lower real prices.
Between 2015 and 2020. PropTiger recorded Gurugram prices 7% lower in March 2020 than March 2015, and Anarock had the city 1% lower in Q2 2019 than Q2 2017, after a sales collapse that began in late 2013.
Knight Frank counted 59,727 unsold homes in Gurugram in H1 2026, 9.6 quarters of sales. Anarock puts Gurugram at 46% of NCR's 89,100 available units in Q2 2026. The two firms count differently.
On its own, a 25 bps rise to 5.50% is unlikely to cut prices, but it removes the rate-cut support Anarock had expected for 2026 and the RBI has said cuts are off the table near term. Expect it to weigh on sales volumes first.
The ₹5 to 10 crore band. Knight Frank recorded NCR sales there down 39% to 4,033 units in January to September 2026, and in Q3 only 925 sold against 2,346 launched.
How we compiled these figures
We compared current Anarock, Knight Frank, CRE Matrix and NHB data with the 2013 to 2020 Gurgaon downturn, using Anarock's archived quarterly NCR reports for overhang and unsold stock, PropTiger and Anarock for the price stagnation, and PropEquity data cited by Goldman Sachs for the 2013 sales collapse. Inventory overhang is available stock divided by recent monthly sales; quarters-to-sell is Knight Frank's equivalent. Each firm tracks a different universe of projects, so levels are compared only within one firm's series. No firm has published a verifiable numeric 2027 Gurgaon forecast, so none is given; the view on 2026-27 is ours and is labelled as such. Updated quarterly.
