Who are the top 10 real estate companies in Gurgaon?

There is no single official league table for Gurgaon builders, so we built one from three numbers anyone can check: FY 2025-26 sales bookings from investor filings, projects registered with HARERA Gurugram over the last two reported years, and stock market value on the NSE on 14 October 2026. Where a company publishes a Gurugram or NCR figure, we gave that more weight than an all-India total.

On that basis DLF comes first by a distance. Godrej Properties is second because its NCR sales alone were ₹7,410 crore. M3M is third on project count and its own claim of nearly US$1.8 billion in FY26 pre-sales, all in NCR. Signature Global, the most Gurugram-focused listed developer, is fourth. The rest of the list mixes big national names that are newer to Gurgaon (Birla, Oberoi, Sobha) with unlisted local builders that register a lot of projects (Emaar India, Hero Realty, Whiteland).

Two caveats. First, an all-India bookings figure does not tell you how much a company sells in Gurgaon, and only some developers split it out. Second, a HARERA registration count treats a one-acre commercial plot the same as a 16-acre luxury tower complex. Read the columns together, not one at a time.

Biggest builders in Gurgaon by sales bookings, FY 2025-26

Godrej Properties was India's largest listed developer by bookings in FY26 at ₹34,171 crore, up from ₹29,444 crore. DLF was fourth nationally at ₹20,143 crore, slightly down from ₹21,223 crore, but its own results call says the year was led by Privana North in Gurugram, Westpark in Mumbai and The Dahlias. In Gurgaon terms, DLF is still the bigger seller.

Signature Global is the one listed company whose sales are almost all in Gurugram, and FY26 was weak for it: bookings fell 20% to ₹8,220 crore, units sold fell from 4,130 to 2,114, and it missed its ₹12,500 crore guidance. Its average realisation rose from ₹12,457 to ₹15,250 per sq ft, so it sold fewer but more expensive homes. A Business Standard compilation gives ₹8,250 crore; we use the company's filing.

Below them sit Aditya Birla Real Estate (₹8,136 crore), Sobha (₹8,135 crore), Oberoi Realty (₹5,447 crore) and Delhi NCR based Max Estates (₹5,305 crore), Ashiana Housing (₹2,421 crore) and TARC (₹1,373 crore). Every one of these has at least one project registered in Gurugram, but most of their sales come from elsewhere.

How much of their sales actually come from Gurgaon?

Only a few companies tell you. Godrej Properties' FY26 split was ₹10,313 crore in Mumbai, ₹8,802 crore in Bengaluru and ₹7,410 crore in NCR, so roughly a fifth of its business is in this region. Sobha's NCR sales were ₹24.55 billion (₹2,455 crore), 30% of its FY26 total, but that figure includes Greater Noida, where it launched in the year. Sobha also says 62 acres of its 409-acre developable land bank, 15%, is in Gurgaon.

Birla Estates reports by project rather than city. Its stock exchange release of April 2026 says Birla Arika in Sector 31 sold about ₹3,000 crore in Phase 1 and over ₹1,600 crore in Phase 2, where 152 of 156 homes went within a month. Birla Pravaah in Sector 71 sold out in 24 hours with bookings above ₹1,800 crore. Oberoi Realty's first Gurgaon project, Three Sixty North, booked ₹8,109 crore on launch in July 2026, which falls in FY27 and is not in the table above.

DLF does not publish a Gurugram-only bookings number, but its land bank tells the story: 135 million sq ft of the company's development potential is in Gurugram, with 22 million sq ft under execution. It has ₹19,104 crore of bookings at The Dahlias alone. Our view: if you want to know who really dominates Gurgaon housing, DLF and the M3M group are still the two names to beat, and Godrej is the national developer that has gone deepest here.

Which builders register the most projects in Gurgaon?

HARERA Gurugram registered 98 projects in FY 2023-24 and 129 in FY 2024-25. We matched every entry in both annual reports to a brand. M3M-branded projects (filed through several group companies) and Signature Global lead with 13 each. Emaar India had 9, Godrej 7, DLF and Hero Realty 6 each, Smartworld 5 and Whiteland 4.

Count M3M and Smartworld together, as the Bansal family's own release does, and the group registered 18 projects in two years. That is the strongest sign of how much new supply one family controls in Gurgaon. Its July 2026 release claims a gross development value of over ₹1,28,731 crore, more than 3,000 acres of land in NCR, and 30.6 million sq ft delivered across 34 projects. These are the company's own figures and are not audited filings.

Some big names barely register here. Oberoi Realty and Tata Housing had no registrations in either year. Sobha and Birla had 2 each, Central Park and Dalcore 1 each. A small count is not a weakness by itself: DLF's 6 projects include The Dahlias on 16.49 acres, which is worth more in sales than many builders' entire pipelines.

Largest real estate companies in Gurgaon by market cap

On the NSE's closing prices for 14 October 2026, DLF was worth ₹1,65,079 crore, more than the next three Gurgaon-active developers put together. Oberoi Realty (₹62,031 crore) and Godrej Properties (₹47,368 crore) follow. Anant Raj, which registered a project in Gurugram in FY 2023-24, is next at ₹20,087 crore.

Signature Global, the most Gurugram-focused of the listed names, was valued at ₹9,924 crore. Max Estates (₹8,912 crore), TARC (₹3,767 crore) and Ashiana Housing (₹3,694 crore) complete the list. Market value moves daily, so treat this as a snapshot of investor confidence on one date, not a measure of how well a builder delivers homes.

Unlisted builders in Gurgaon: what we can and cannot verify

Many of the best-known Gurgaon builders are private companies: M3M, Emaar India, Whiteland, Hero Realty, Elan, Experion, Central Park, Krisumi, BPTP, Dalcore and Tata Housing. None of them publishes audited annual sales bookings, so we cannot rank them on sales. We have used HARERA registrations for them instead, plus anything they have put in a stock exchange or press release.

Emaar India stands out: 9 registrations over two years, including Urban Oasis, Amaris and Urban Ascent, despite being unlisted. Whiteland registered 4 in FY 2024-25 alone, three of them phases of one Sector 103 project. Elan and Krisumi registered 3 each. If you are buying from any of these, ask for the project's quarterly progress reports on the HARERA portal, because you will not get a quarterly results call.

Is the biggest builder the best builder for you?

Not necessarily. Size tells you a company can raise money and sell, which matters for an under-construction purchase. It does not tell you whether a particular tower will be delivered on time. For that, look at the builder's delivery record and HARERA complaints, which we cover on our developer delivery record page.

Our practical advice: use this list to decide who is worth a site visit, then judge the project, not the logo. A smaller builder with an occupation certificate in hand can be a safer buy than a famous name two years from possession.

Frequently asked questions

DLF. It booked ₹20,143 crore of sales in FY 2025-26, led by Gurugram projects such as Privana North and The Dahlias, and its NSE market cap was ₹1,65,079 crore on 14 October 2026. It also has 135 million sq ft of development potential in Gurugram.

On our 2026 ranking: DLF, Godrej Properties, M3M, Signature Global, Emaar India, Birla Estates, Oberoi Realty, Sobha, Hero Realty and Whiteland. The order uses FY26 sales bookings, HARERA Gurugram registrations for FY 2023-24 and FY 2024-25, and market cap on 14 October 2026.

Across India, yes, by sales: Godrej booked ₹34,171 crore in FY26 against DLF's ₹20,143 crore. In Gurgaon, no. Godrej's NCR bookings were ₹7,410 crore, and DLF's market cap of ₹1,65,079 crore was about 3.5 times Godrej's ₹47,368 crore on 14 October 2026.

M3M and Signature Global, with 13 projects each registered with HARERA Gurugram across FY 2023-24 and FY 2024-25. Emaar India had 9 and Godrej Properties 7. Counting M3M with sister brand Smartworld, the Bansal family group registered 18.

No. M3M India is privately held, so it does not publish audited sales bookings. In July 2026 the Bansal family group (M3M and Smartworld) said it recorded nearly US$1.8 billion of FY26 pre-sales and has delivered 30.6 million sq ft across 34 projects. Those are company claims, not filings.

Listed developers with Gurugram projects include DLF, Godrej Properties, Oberoi Realty, Anant Raj, Sobha, Aditya Birla Real Estate (Birla Estates), Signature Global, Max Estates, TARC and Ashiana Housing. Their market caps on 14 October 2026 ranged from ₹1,65,079 crore (DLF) to ₹3,694 crore (Ashiana).

By recent sales at the top end, DLF, Oberoi Realty and Birla Estates. DLF has booked ₹19,104 crore at The Dahlias, Oberoi booked ₹8,109 crore at Three Sixty North in July 2026, and Birla Arika sold about ₹3,000 crore in Phase 1 and over ₹1,600 crore in Phase 2.

Bookings fell 20% to ₹8,220 crore in FY 2025-26 from a record ₹10,290 crore, and units sold fell from 4,130 to 2,114. Average realisation rose to ₹15,250 per sq ft from ₹12,457, as it moved to bigger, pricier homes in Gurugram.

How we compiled these figures

We ranked developers active in Gurgaon on three verifiable measures. Sales bookings for FY 2025-26 (April 2025 to March 2026) come from company filings, results calls and Business Standard's June 2026 compilation of investor presentations; most are all-India figures, and we note where a Gurugram or NCR split exists. HARERA registrations are our own count of the project lists in Annexure A of HARERA Gurugram's annual reports for FY 2023-24 (98 projects) and FY 2024-25 (129 projects), matched on brand names in the promoter or project name, across all project types. Market caps are from the NSE daily market capitalisation file for 14 October 2026. The final order is our judgement, weighting Gurugram-specific evidence above all-India totals. Unlisted companies do not publish bookings, so they are ranked on registrations and published company statements only. We will update this page each quarter as results come out.
