Gurgaon Rent Statistics 2026: Average Rent by Corridor, BHK and Trend

By Aapt Dubey · Updated · 12 sources

Magicbricks put Gurugram's average residential rent at ₹40,750 a month in January to March 2026, 2.5% lower than a year earlier as new supply arrived. On Anarock's quarterly survey, a 1,000 sq ft 2 BHK costs ₹25,500 to ₹37,000 a month on Dwarka Expressway and ₹22,000 to ₹35,000 in New Gurugram (Q2 2026). Prime Golf Course Road homes rent for several times that.

What is the average rent in Gurgaon in 2026?

The best citywide number is Magicbricks' rental index: ₹40,750 a month for January to March 2026. That is an average across every listing type on the platform, so it mixes a 1 BHK in Sector 45 with a 4 BHK on Golf Course Extension Road. Use it as a temperature reading for the city, not as the rent you should expect for a specific flat.

What stands out is the direction. Gurugram was one of the few large cities where the average went down, by 2.5% year on year, while the all-India figure rose 14%. Magicbricks' own commentary is that Gurugram rents roughly doubled between 2021 and 2025, so a pause after that run is not surprising.

For a like-for-like figure we prefer Anarock's quarterly survey, which prices the same product every quarter: a 2 BHK of about 1,000 sq ft. In Q2 2026 that flat rented for ₹25,500 to ₹37,000 on Dwarka Expressway and ₹22,000 to ₹35,000 in New Gurugram.

2 BHK rent price in Gurgaon by corridor

Anarock tracks two Gurugram corridors in its quarterly NCR report, and both tell the same story: steady rises through 2024, then a flattening in 2026. On Dwarka Expressway the midpoint of the quoted range went from ₹25,500 in Q1 2024 to ₹31,250 in Q2 2026, about 23% in just over two years. New Gurugram moved from a ₹21,500 midpoint to ₹28,500 over the same period.

Over the same stretch Anarock's quoted sale price on Dwarka Expressway went from ₹8,700 to ₹14,180 per sq ft, a much bigger jump (Anarock quoted the earlier figure on built-up area and the 2026 one on super built-up area, so read the gap as indicative). Rents have not kept pace with prices, which is why yields on new purchases in these corridors are lower than the city average.

Sohna Road sits a little higher. Anarock put its average rent at ₹36,700 a month at the end of 2024, up 47% from ₹25,000 at the end of 2021, while capital values rose 59% in the same three years.

1, 2 and 3 BHK rents: what each size costs

Anarock's Dwarka Expressway micro-market study (October 2024, data to H1 2024) is the only research report we found that splits rent by configuration for a Gurugram corridor. It put a 1 BHK of 400 to 700 sq ft at ₹10,000 to ₹15,000 a month, a 2 BHK of 800 to 1,250 sq ft at ₹21,000 to ₹40,000, and a 3 BHK of 1,100 to 1,800 sq ft at ₹35,000 to ₹70,000.

Those ranges are wide because the corridor mixes affordable housing with premium towers. The 2026 quarterly figures above suggest 2 BHK rents there have since moved towards the upper half of that band. We did not find a research-firm figure for 4 BHK rents outside the luxury corridors, so we have not quoted one.

For 3 and 4 BHK homes in premium projects, the most detailed corridor data is from Savills for H1 2023: ₹47,100 a month in New Gurugram, ₹40,071 on Dwarka Expressway and ₹1,01,000 on Golf Course Extension Road and SPR. These are older numbers, but they show the spread between corridors clearly.

Cheapest areas in Gurgaon to rent

Among the corridors research firms track, New Gurugram is the cheapest place to rent a 2 BHK in a gated society. Anarock's Q2 2026 range there starts at ₹22,000, about ₹3,500 below the floor on Dwarka Expressway. In Savills' 2023 survey of premium 3 BHK homes, Dwarka Expressway was the cheapest corridor at ₹40,071 a month, with New Gurugram close behind.

Supply is the reason. Magicbricks reported that in Q1 2026 supply rose 27% quarter on quarter on SPR, 21% on Dwarka Expressway and 13% in New Gurgaon. When many new flats get possession at once, landlords compete and tenants get room to negotiate. If you are renting, the newly delivered towers in these sectors are where you have the most bargaining power this year.

We have not found a published research report that ranks individual sectors by rent, so we do not name a single cheapest sector. Portal pages that do so are usually built from listing asks, which we do not treat as statistics.

Luxury rents: Golf Course Road and The Camellias

Golf Course Road is a different market. Savills put the average quoted rent for 3 and 4 BHK homes there at ₹1,95,941 a month in H1 2023, with rents up 31% year on year. Golf Course Extension Road and SPR rose 33%, and the premium segment across Gurugram rose 28%.

The same PTI report quoted a broker on DLF's flagship projects. The Aralias, with a minimum unit of 5,800 sq ft, was renting at ₹4.5 to ₹4.75 lakh a month unfurnished, up from ₹2.6 to ₹2.7 lakh before the pandemic. The Magnolias was at ₹5.5 to ₹6 lakh unfurnished. The Camellias was at ₹8 to ₹9 lakh unfurnished and ₹11 to ₹12 lakh furnished. These are 2023 broker quotes, not research averages, and we have not found a newer published figure from a named research firm.

For buyers, the point is yield. At these price points even a ₹8 lakh monthly rent is a small fraction of the flat's value each year, so ultra-luxury in Gurgaon is bought for capital value and use, not rent. Our rental yield page runs the numbers corridor by corridor.

How fast are Gurgaon rents rising?

The rental boom peaked in 2023 and early 2024. Magicbricks recorded year-on-year rent growth of 31.3% in Gurugram for October to December 2023 and 24.5% for January to March 2024, among the fastest of the 13 cities it tracks. By Q1 2026 the same index showed a 2.5% annual decline.

Anarock's quarterly data agrees on the slowdown. Quarter-on-quarter rent changes on Dwarka Expressway were 4% in Q1 2024 and 1% in Q2 2026. New Gurugram was flat in Q2 2026.

Our read: rents are not falling sharply, but the days of double-digit annual increases are over for now in the newer corridors. Lease renewals in 2026 are a fair time to push back on the annual escalation clause in your agreement.

Builder floor rents in Gurgaon

Builder floors in DLF Phases 1 to 4, Sushant Lok and South City are a large part of Gurgaon's rental stock, but no research firm we checked publishes a builder floor rent series. Anarock, Magicbricks and Savills all report apartment rents.

So we will not put a number on it. Expect a floor to rent below a comparable society flat in the same area once you price in the missing clubhouse, security and power backup. Check the society-level figures above and adjust down for those gaps. If you want a current rent estimate for a specific floor, ask us and we will pull recent comparable leases rather than portal asks.

Frequently asked questions

Magicbricks put Gurugram's average residential rent at ₹40,750 a month in January to March 2026. That figure covers all sizes and areas. For a standard 2 BHK of 1,000 sq ft, Anarock's Q2 2026 range is ₹25,500 to ₹37,000 on Dwarka Expressway and ₹22,000 to ₹35,000 in New Gurugram.

On Anarock's Q2 2026 data, a 1,000 sq ft 2 BHK rents for ₹25,500 to ₹37,000 a month on Dwarka Expressway and ₹22,000 to ₹35,000 in New Gurugram. Sohna Road averaged ₹36,700 at the end of 2024. Central Gurgaon and Golf Course Road cost more.

Among corridors tracked by research firms, New Gurugram is the cheapest for a 2 BHK in a gated society, starting at about ₹22,000 a month in Q2 2026 on Anarock's data. Heavy new supply on SPR, Dwarka Expressway and New Gurgaon in 2026 also gives tenants room to negotiate.

Slightly. Magicbricks recorded a 2.5% year-on-year fall in Gurugram's average rent in Q1 2026 and a 1.1% quarter-on-quarter dip, as supply rose 10.4% in the quarter. Anarock's corridor rents were flat to up 1% in Q2 2026.

Magicbricks says Gurugram rents roughly doubled between 2021 and 2025. Anarock measured a 47% rise on Sohna Road from end-2021 to end-2024, and Dwarka Expressway's 2 BHK midpoint rose about 23% between Q1 2024 and Q2 2026.

A broker quoted by PTI in August 2023 put Camellias rents at ₹8 to ₹9 lakh a month unfurnished and ₹11 to ₹12 lakh furnished. We have not found a newer figure from a named research firm, so treat this as a 2023 indication.

Savills put the average quoted rent for 3 and 4 BHK homes on Golf Course Road at ₹1,95,941 a month in H1 2023, up 31% year on year. That is the latest corridor average from a research firm we could find.

Anarock put Gurugram's average residential rental yield at 4.3% in Q2 2026, up from 3.5% in 2019. Yields on newly launched flats in Dwarka Expressway and New Gurugram are lower because prices have risen faster than rents.

How we compiled these figures

Citywide averages come from the Magicbricks Rental Index as reported by Business Standard, Construction World, RealtyNMore and the Economic Times. Corridor rents are Anarock's average quoted rent for a 2 BHK of 1,000 sq ft, taken from six editions of its NCR Residential Market Viewpoints (Q1 2024 to Q2 2026); midpoints are our calculation. Configuration splits come from Anarock's October 2024 Dwarka Expressway micro-market report, and premium corridor rents from Savills H1 2023 via PTI. Quoted rents are asking levels, not registered leases. We excluded listing-portal locality pages and developer blogs. Builder floor and sector-level rents are not published by any research firm we checked, so none are given. Updated quarterly when Anarock and Magicbricks release new data.
