Gurgaon vs Noida price per sq ft in 2026

Gurugram is still about a fifth more expensive than Noida on a like-for-like series. Knight Frank's weighted average for H1 2026 is ₹18,354 per sq ft in Gurugram and ₹15,109 in Noida. Greater Noida is far cheaper at ₹9,734. Over the 12 months to June 2026, Noida rose 8% and Gurugram 6%, so the gap is narrowing slowly, not closing.

Anarock's figures are lower because it averages a wider mix of projects, but the order is the same: Gurugram ₹13,350 and Noida ₹10,780 per sq ft in Q2 2026. Whichever series you use, a Noida flat costs roughly 80% of a comparable Gurugram one. Different trackers measure different things, so compare cities within one series only.

At micro-market level the overlap is real. Anarock's Q2 2026 NCR report quotes Sector 150 Noida at ₹14,780 per sq ft, slightly above Dwarka Expressway at ₹14,180 and New Gurugram at ₹13,450. Prime Noida corridors are now priced like Gurugram's newer ones; Golf Course Road remains in a separate bracket.

Appreciation: which has grown faster, Gurgaon or Noida?

Noida, by a small margin. Anarock tracked prices from 2019 to Q2 2026: Noida went from ₹4,795 to ₹10,780 per sq ft (125%) and Gurugram from ₹6,150 to ₹13,350 (117%). These were the two fastest-appreciating of the 11 markets in that study. Bengaluru rose 90% and Hyderabad 93% over the same period.

The 8 percentage point difference is smaller than most marketing suggests. Noida started from a lower base, so the same rupee rise shows up as a bigger percentage. In absolute terms Gurugram added ₹7,200 per sq ft and Noida ₹5,985. For an owner of a 2,000 sq ft flat, that is about ₹1.44 crore of paper gain in Gurugram against ₹1.20 crore in Noida.

Gurgaon vs Noida rental yield

Gurugram earns more rent relative to price. Anarock puts Gurugram's average residential rental yield at 4.3% in Q2 2026 against 3.9% for Noida, up from 3.5% and 3.2% in 2019. Both are ahead of Delhi (3.2%) and Hyderabad (3.6%), but behind Bengaluru (4.6%).

Rents in comparable new corridors are close. Anarock quotes 2BHK rents of ₹25,500 to ₹37,000 a month on Dwarka Expressway and ₹23,500 to ₹35,000 in Sector 150 Noida in Q2 2026. Where Gurugram pulls ahead is the large-format, high-rent end, which draws on the corporate tenant base around Cyber City and Golf Course Road. Gross yield also ignores maintenance and vacancy, which are typically higher on large luxury units.

Sales, launches and unsold stock

Gurugram is the volume market of NCR. In H1 2026 it accounted for 50% of NCR launches and 42% of sales on Knight Frank's numbers, against 6% and 9% for Noida. Greater Noida, which is a separate authority area, added 22% of launches and 26% of sales. Anarock's Q2 2026 quarter shows the same pattern: Gurugram held 46% of NCR launches and 41% of sales.

The flip side is stock. Gurugram had 59,727 unsold homes at end-June 2026, up 6% in a year, and at the current pace that is 9.6 quarters (about two and a half years) to sell. Noida had just 6,320 unsold, down 12%, and 6.0 quarters to clear. A thin inventory supports prices in Noida proper; Gurugram's larger stock gives buyers more choice and some room to negotiate, especially on projects still selling phase two or three.

Office market: Gurgaon still leads, Noida is catching up

Gurugram took 45% of NCR's gross office leasing in H1 2026, Noida 39%. A year earlier the split was 65% to 24%, so Noida has made a real move. Knight Frank links part of that to new office supply in Noida and the airport story.

Rents still separate them. Gurugram's Zone A (Cyber City, Golf Course Road, MG Road, NH-8) commands ₹120 to ₹230 per sq ft per month, versus ₹67 to ₹135 in Noida. Noida rents, though, rose 36% in 12 months against 12% in Gurugram Zone A and 0% in Zone B. For housing, office jobs are the demand engine, so this is the number to watch over the next two years.

What about Greater Noida and the Yamuna Expressway side?

Most 'Noida' searches really mean the whole Noida side of NCR, and that includes Greater Noida, which is a separate market with its own prices. Knight Frank puts Greater Noida at ₹9,734 per sq ft in H1 2026, up 6% in a year, with 24,818 unsold homes and 7.7 quarters to sell. Together, Noida and Greater Noida took 28% of NCR launches and 35% of sales in H1 2026.

That combined 35% is the fairer comparison with Gurugram's 42%. It shows the Noida side is a genuine second engine, with Greater Noida priced at roughly half Gurugram's average. For mid-budget buyers the Noida side has more choice, while Knight Frank notes that nearly all of Gurugram's new projects in H1 2026 were priced above ₹2 crore.

IGI vs Noida International Airport (Jewar)

Noida International Airport at Jewar started commercial flights on 15 June 2026, with IndiGo operating the first services. Phase one is built for about 12 million passengers a year, rising under official projections to 30 million by 2031 and 70 million by 2040.

Gurugram's advantage is that Delhi's IGI is already among the world's biggest: it handled more than 78 million passengers in 2025, ranked 11th globally by Airports Council International, and has a capacity of 106 million a year with plans for 125 million by 2032. Jewar is a long-term catalyst for the Yamuna Expressway belt and southern NCR rather than for Gurugram, whose buyers will keep using IGI.

So which is better in 2026, Gurgaon or Noida?

The numbers say they are doing different jobs. Gurugram is the deeper, higher-priced market with better yields, more developers and more stock to choose from. Noida is smaller and tighter, with faster recent appreciation and an airport that is now real rather than promised. Our full decision guide, which covers liquidity, developer depth and who each city suits, is the Gurgaon vs Noida investment article linked below.

How we compiled these figures

Prices, sales, launches, inventory and office data are from Knight Frank's India Real Estate H1 2026 report (weighted average prices, half-yearly). Long-run appreciation and rental yields are from Anarock's 2019 to Q2 2026 study of 11 markets as reported by Business Today. Micro-market prices and rents are from Anarock's Residential Market Viewpoints NCR Q2 2026 (base price on super built-up area; 2BHK quoted rents). Knight Frank and Anarock use different methods, so their price levels differ; we only compare Gurugram with Noida within the same series. Absolute rupee gains on a 2,000 sq ft flat are our arithmetic. Population is left out because the only official count is Census 2011. Figures are refreshed quarterly.
