How fast is India's elderly population growing?

India had 149 million people aged 60 and above on 1 July 2022, about 10.5% of the population, according to UNFPA's India Ageing Report 2023. By 2050 that share is projected to double to 20.8%, or 347 million people. At the national level the elderly share was 10.1% in 2021 and is projected to reach 15% by 2036.

More recent industry estimates put the number higher. The ASLI and JLL report of September 2026 says India has over 166 million people aged 60 and above, and that the 75+ group is growing at 7.8% a year, faster than the 60 to 75 group. Their 2025 report projected the 60+ population rising from about 162.2 million in 2025 to 191.5 million by 2030. The UNFPA figures remain the official base; the industry numbers are projections built on it.

The 75+ number matters most for housing. People in their late seventies and eighties need assisted living and medical support, not just a smaller flat with a clubhouse.

How many senior living units are there in India?

ASLI and JLL counted about 25,050 organised senior living units in June 2026, up at a 14.2% CAGR since 2024. A year earlier, their 2025 report put organised supply at 22,157 units as of June 2025, against 7,147 units in 2014. Colliers uses a round figure of about 25,000 units for 2026.

Against the size of the elderly population that is tiny. ASLI and JLL put penetration at 1.5%, compared with 6 to 7% in the United States. Colliers estimates current demand at 20 to 22 lakh units and organised penetration at about 1.3%.

Most of the stock is independent living sold outright. The 2026 report says 89% of independent living is in the outright sale model, and assisted living is less than 10% of organised senior housing. ASLI and JLL said in November 2024 that southern cities hold about 60% of the national market. NCR is a late starter by comparison.

What is the senior living India market size?

Colliers puts the senior living market at around ₹30,000 crore (INR 300 billion) in 2026, nearly 70% higher than in 2024. It expects about ₹70,000 crore by 2028 and more than ₹1 lakh crore by 2030, which would be almost four times the current size.

ASLI and JLL frame it differently: a $10.1 billion opportunity by 2030. Their three supply scenarios for 2030 are about 51,000 units (baseline, needing $4.5 billion or ₹43,200 crore of capital), 63,000 units (accelerated, $6.2 billion or ₹58,800 crore) and 74,000 units (boom, $7.7 billion or ₹73,100 crore). Colliers is more bullish on supply, projecting organised inventory of around 1 lakh units by 2030 and penetration of about 4%.

The two firms measure different things, revenue size versus capital needed, so do not compare the rupee and dollar numbers directly. Both agree the market will roughly triple or quadruple by 2030.

Who are the key senior living operators in India?

Ashiana Housing is the largest listed developer with a dedicated senior living business. Its February 2026 investor presentation lists 9 senior living projects across 5 locations with 6,098 total units, of which 3,953 were sold and 2,940 delivered, covering 3.6 million sq ft delivered.

Sales are picking up. Ashiana booked senior living sales of ₹570.15 crore in FY26 from 569 units (7.37 lakh sq ft), its highest ever, against ₹382.90 crore from 430 units in FY25. That works out to roughly ₹1 crore per unit on average, which tells you these are mid to upper middle income homes, not luxury.

Large developers are now entering. DLF's first dedicated senior living project is planned in Sector 63 on Golf Course Extension Road, Gurugram, with an estimated revenue potential of around ₹2,000 crore.

Senior living in NCR and Gurgaon

No research firm we found publishes a separate NCR count of senior living units. ASLI and JLL's 2024 numbers give the south about 60% of the market, so the north, including NCR, is a much smaller share of a small base.

Haryana is one of two states the 2026 ASLI and JLL report holds up as a policy model, alongside Maharashtra: it provides licensing and FAR incentives to encourage senior living supply. Combined with DLF's Sector 63 project, that suggests Gurgaon will see more dedicated projects over the next few years.

For families buying in Gurgaon today, the practical point is that genuine assisted living with round the clock clinical staff is scarce. Many projects marketed as senior friendly are ordinary apartments with ramps and a clubhouse. Ask for the operator, staffing model and monthly service charges in writing.

Why is senior living penetration so low in India?

Three things hold it back. First, the product is mostly sold, not rented: 89% of independent living is in the outright sale model, which suits a retiree with a house to sell but not one who wants to try a community before committing. Second, care is thin: assisted living is under 10% of organised stock even though the 75+ group is growing at 7.8% a year. Third, financing is weak.

On financing, the 2026 ASLI and JLL coverage points to reverse mortgage loans, which cap monthly payouts at ₹50,000 while the average cost of living in a metro city is about ₹75,000. Residency rules also force the loan to be settled if a senior moves permanently into a care home. Until that changes, most buyers will fund senior living by selling their existing home.

How much do retirement homes cost in India?

Assisted living rents in the 2026 ASLI and JLL coverage range from ₹30,000 to ₹75,000 a month and above, depending on city and care level. Independent living is mostly sold outright, and Ashiana's FY26 bookings averaged about ₹1 crore a unit (₹570.15 crore over 569 units).

On top of the purchase price, expect a monthly maintenance and services fee that covers meals, housekeeping and medical support. Those fees vary widely, and we have not found a reliable published average, so compare them project by project before you commit.

How we compiled these figures

Population figures are from UNFPA and IIPS's India Ageing Report 2023, which is based on Census 2011 and official population projections. Supply, penetration and scenario figures are from the ASLI and JLL reports of August 2025 and September 2026, as reported by PTI and Outlook Money. Market size is Colliers' estimate. Operator data is from Ashiana Housing's stock exchange filings. Ratios such as average value per unit are our own simple division of published figures. No firm publishes an NCR specific unit count, so we do not estimate one. Updated quarterly.
