Gurgaon vs Noida vs Faridabad price per sq ft in 2026

Gurgaon is the most expensive of the three and Faridabad the cheapest by a wide margin. Knight Frank's H1 2026 weighted averages are ₹18,354 per sq ft in Gurugram, ₹15,109 in Noida and ₹8,370 in Faridabad. A Gurgaon home costs about 2.2 times a Faridabad home of the same size, and Noida about 1.8 times.

These are sales-weighted averages, so they reflect what is selling. In Gurgaon that is mostly new luxury stock; in Faridabad, Knight Frank describes some of the most competitively priced housing in the NCR. For a family with a ₹1.5 crore budget, that difference is the gap between a compact flat in Gurgaon and a large one in Faridabad.

Appreciation: which has grown fastest?

Over the last year, Faridabad by a distance. Knight Frank recorded 18% price growth in Faridabad in the 12 months to H1 2026, 14% of it in the last six months, against 8% in Noida and 6% in Gurugram. Anarock's Q2 2026 data shows Faridabad sales up 115% year on year, from a small base.

Over seven years, Noida and Gurgaon lead. Anarock shows Noida up 125% (₹4,795 to ₹10,780 per sq ft) and Gurgaon up 117% (₹6,150 to ₹13,350) from 2019 to Q2 2026. Anarock does not publish a comparable Faridabad series, so we cannot say how Faridabad did over the same period.

Our read: Faridabad is catching up from a low base, helped by new projects launching at higher prices, which lifts averages faster than existing homes appreciate. Noida and Gurgaon have already had their big re-rating.

Launches, sales and unsold stock

Gurgaon is where the NCR's new supply is. Knight Frank credits Gurugram with 50% of NCR launches and 42% of sales in H1 2026; Noida and Faridabad took 6% of launches each, with 9% and 4% of sales. Faridabad's launch share rose from 2% a year earlier.

Gurgaon also carries most of the unsold stock: 59,727 homes, 9.6 quarters of sales at the current pace. Anarock puts Gurugram at about 46% of NCR's available inventory in Q2 2026. Noida is the leanest of the three, with 6,320 unsold homes (down 12%) and 6.0 quarters to sell. Faridabad's 3,123 unsold homes look small, but they rose 18% and would take 9.9 quarters to clear, the slowest of the three.

For buyers, Noida's thin inventory supports prices; in Gurgaon and Faridabad there is room to negotiate on slower-moving projects.

Stamp duty and circle rates: Haryana vs Uttar Pradesh

Gurgaon and Faridabad are both in Haryana, so stamp duty is identical: 7% for men, 5% for women and 6% for joint ownership within municipal limits, and 5%, 3% and 4% outside them. The registration fee is capped at ₹50,000 for deeds above ₹90 lakh. Haryana's rates have stayed the same since 2008.

Noida is in Uttar Pradesh, which sets its own stamp duty and registration fee. We could not reach the IGRS Uttar Pradesh portal to confirm the current rate when we updated this page, so we have not quoted a figure rather than repeat an unverified one. Check the rate with the sub-registrar or IGRS UP before you budget.

Circle rates follow the same split. Gurugram's 2026-27 list sets group housing flats in Sectors 15 to 57 at ₹10,780 per sq ft. Noida's rates are fixed by the Gautam Buddh Nagar administration and Faridabad's by the Faridabad district administration; we will add their current lists once verified.

Office market: Gurgaon leads, Noida is the challenger, Faridabad is small

Gurgaon has more than twice Noida's office space. Cushman & Wakefield counts 9.59 crore sq ft of Grade A offices across Gurugram's five sub-markets at Q3 2026 against 4.40 crore sq ft in Noida. From January to September 2026, Gurgaon leased 63.8 lakh sq ft and Noida 30.7 lakh sq ft. Noida's vacancy is 19.8% and its average rent ₹62 per sq ft a month.

Faridabad is not tracked as a separate sub-market by Cushman & Wakefield. Knight Frank quotes Faridabad (Mathura Road) office rents of ₹60 to ₹70 per sq ft a month in H1 2026, against ₹67 to ₹135 in Noida and ₹120 to ₹230 in Gurugram Zone A. Jobs are the main reason Gurgaon commands its price premium.

Airports: IGI vs Jewar

Gurgaon sits next to Delhi's IGI Airport, which handled more than 78 million passengers in 2025 and has capacity for about 106 million a year. Noida International Airport at Jewar began commercial flights on 15 June 2026 with phase 1 capacity of about 12 million passengers a year.

Jewar matters for Noida's Yamuna Expressway side and is often cited for Faridabad, which Knight Frank expects to gain from the airport and related infrastructure in the southern NCR. For now, IGI is the airport with the flights and the connections.

Cost of living and air quality

Living costs fall as you move from Gurgaon to Noida to Faridabad. Numbeo's estimates for a family of four, excluding rent, are ₹1,30,787 a month in Gurgaon, ₹1,11,188 in Noida and ₹1,01,986 in Faridabad. Faridabad's figure rests on just 151 entries from 11 contributors, so treat it as rough.

None of the three has clean air. CREA ranked Gurgaon India's most polluted city in March 2026 (116 µg/m³ PM2.5), with Faridabad and Noida also in the top 10; Faridabad breached the daily standard on every day of the month. In winter 2025-26 Noida averaged 166 µg/m³, the second-worst in India.

Gurgaon, Noida or Faridabad: which suits whom?

Choose Gurgaon if you work in Cyber City, Golf Course Road or the NH-48 belt, want the widest choice of new luxury projects and the best airport access, and value a 4.3% average yield. Accept the highest price per sq ft and a heavy unsold stock.

Choose Noida if you want a planned city with lean inventory (6.0 quarters to sell), strong long-run growth (125% since 2019) and a growing office market, at about 18% below Gurgaon's average price.

Choose Faridabad if budget is the main constraint: at ₹8,370 per sq ft it is less than half Gurgaon's average, and it is the fastest-rising of the three this year. The trade-offs are a thin office market, slower sales and less research coverage, so pick established developers and ready or near-ready projects. For a direct two-way view, see our Gurgaon vs Noida statistics.

How we compiled these figures

The three-way price, supply and unsold figures all come from Knight Frank's H1 2026 India Real Estate report so they are measured the same way (sales-weighted average price; launch and sales shares of NCR; unsold units and quarters to sell). Long-run growth and yields come from Anarock's 2019 to Q2 2026 study, which covers Gurugram and Noida but not Faridabad. Office stock and leasing are from Cushman & Wakefield's Q3 2026 Delhi NCR MarketBeat; Gurgaon is our sum of its five Gurugram sub-markets. Haryana stamp duty is from official and Tribune-reported rates. We could not verify Uttar Pradesh stamp duty or the Noida and Faridabad circle rate lists from their official portals for this update, so they are left out. Numbeo is crowd-sourced. We update this page quarterly.
