Gurgaon vs Delhi: Property Prices, Stamp Duty, Rents, Air and Cost of Living Compared (2026)
By Aapt Dubey · Updated · 24 sources
Delhi is the dearer city to buy in: Anarock puts the average at ₹26,700 per sq ft in Q2 2026, exactly twice Gurgaon's ₹13,350. Gurgaon has grown much faster (117% since 2019 against Delhi's 47%) and yields more (4.3% vs 3.2%). Stamp duty ends up within about ₹50,000 on most homes, and day-to-day living costs run about 8% higher in Gurgaon.

Is Gurgaon part of Delhi or Delhi NCR?
Gurgaon is not part of Delhi. It is a district of Haryana, run by the Haryana government and the Municipal Corporation of Gurugram, and it sits inside the National Capital Region (NCR). The NCR covers 55,083 sq km across the National Capital Territory of Delhi and 27 districts of Haryana, Uttar Pradesh and Rajasthan, according to the Ministry of Housing and Urban Affairs in June 2026. About 46% of that area, 25,327 sq km, lies in Haryana.
This matters for a buyer because almost every cost rule changes at the border: stamp duty, circle rates, the RERA authority (HARERA Gurugram, not Delhi RERA), property tax and the electricity company. The NCR population is put at 7.86 crore today and projected to reach 14.73 crore by 2041.
Price per sq ft: Delhi vs Gurgaon in 2026
Delhi costs more per sq ft, by any measure. Anarock's Q2 2026 average is ₹26,700 per sq ft in Delhi against ₹13,350 in Gurgaon, exactly double. Knight Frank's weighted average for H1 2026 narrows the gap to 42%: ₹26,027 in Delhi against ₹18,354 in Gurugram, because Gurgaon's sales are dominated by expensive new launches.
Delhi's prices moved faster in the last year (18% against 6% on Knight Frank's numbers), but Knight Frank links that to very little new supply and a few launches at high price points. Over seven years Gurgaon has been the stronger market: 117% growth against Delhi's 47%, per Anarock.
Supply is the real difference. Delhi accounted for 1% of NCR launches and 2% of sales in H1 2026, against Gurgaon's 50% and 42%. In Delhi you are mostly buying resale independent floors and plots; in Gurgaon you can buy new, gated, amenity-heavy projects.

Stamp duty: Delhi vs Gurgaon
The headline rates look different but the totals come out close. Delhi charges 6% stamp duty for men and 4% for women, plus a 1% registration fee and a ₹100 pasting charge, according to the Delhi Revenue Department. Gurgaon (urban Haryana) charges 7% for men, 5% for women and 6% for joint ownership, and the registration fee is capped at ₹50,000 for deeds above ₹90 lakh.
Because Delhi's 1% registration fee has no cap, it roughly cancels out Haryana's extra 1% of duty. On a ₹5 crore home a man pays ₹35,00,100 in Delhi against ₹35,50,000 in Gurgaon. Women pay about ₹25 lakh in either city. Both are charged on the higher of the deal value and the circle rate.

Circle rates: Delhi's categories vs Gurgaon's sectors
Delhi groups its localities into eight categories, A to H, and the residential land rates have not been revised since 2014. Category A is ₹7.74 lakh per sq m, Category B ₹2.45 lakh, C ₹1.59 lakh, D ₹1.27 lakh and H ₹23,280 per sq m. Outlook Money reports that market prices in some Category A colonies run at ₹11 to ₹12 lakh per sq m, well above the official rate. A revision has been under discussion since 2025.
Gurgaon revises every year, and the 2026-27 list rose sharply: ₹2,52,000 per sq yd for DLF Phase V plots and ₹1,49,760 for Sector 54. Converted, Delhi's Category A rate is about ₹6.47 lakh per sq yd, roughly 2.6 times DLF Phase V. Gurgaon's frequent revisions mean registered values sit closer to market, which raises stamp duty but makes bank valuations less of a problem.

Cost of living in Gurgaon vs Delhi
Gurgaon costs a little more to live in, Delhi costs more to rent. Numbeo's October 2026 index excluding rent is 23.8 for Gurgaon and 21.3 for Delhi, and its estimate for a family of four is ₹1,30,787 a month in Gurgaon against ₹1,21,203 in Delhi, about 8% higher. These are crowd-sourced figures, so treat them as a guide.
Rents run the other way. Magicbricks puts the average rent at ₹62,841 a month in New Delhi against ₹40,750 in Gurugram for Q1 2026; Delhi rents rose 6.4% in a year while Gurugram's slipped 2.5%. For a tenant wanting a large, newer flat with power backup and a clubhouse, Gurgaon usually gives more home for the money.

Air quality: Gurgaon vs Delhi
Both cities have poor air; Delhi's is worse on average. CREA's analysis of CPCB monitors shows a January to June 2025 PM2.5 average of 87 µg/m³ in Delhi against 74 µg/m³ in Gurgaon. In winter 2025-26 Delhi averaged 163 µg/m³ with 18 'Severe' days; Gurgaon had 3 'Severe' and 99 'Very Poor' days.
Do not read too much into the gap. Both breached the daily standard on 144 of 151 winter days, and CREA ranked Gurgaon India's most polluted city in March 2026, with a monthly average of 116 µg/m³. A sealed, filtered apartment matters more than which side of the border you live on.

Metro reach, offices and population
Delhi's metro is far denser. The Delhi Metro runs 10 lines with 254 stations, and its Yellow Line (49.31 km) ends at Millennium City Centre in Gurgaon. Inside Gurgaon there is only the 11-station Rapid Metro, which carried 88.81 lakh journeys from April to August 2026. The 28.50 km, 27-station Gurugram Metro (₹5,452 crore) was 3.3% complete in June 2026.
Gurgaon has the jobs. Cushman & Wakefield counts 9.59 crore sq ft of Grade A offices in Gurgaon against about 1.33 crore sq ft in Delhi's three tracked sub-markets (CBD, South-East Delhi and Aerocity). Delhi's Connaught Place commands ₹300 per sq ft a month against ₹150 in Cyber City.
Delhi had 1,67,87,941 residents in the 2011 Census on 1,483 sq km, a density of 11,320 per sq km. Gurgaon district had 15,14,432 at 1,204 per sq km, about nine times less dense.
Gurgaon or Delhi: which suits whom?
Buy in Delhi if you want land, an established neighbourhood and a metro station nearby, and can pay about twice Gurgaon's average rate for older stock. Delhi's 3.2% yield and slower long-run growth make it a store of wealth rather than a growth play.
Buy in Gurgaon if you want a new, gated apartment, work in Cyber City or on Golf Course Road, or want stronger long-run appreciation (117% since 2019) and a higher yield. Accept weaker public transport and a large unsold stock (9.6 quarters to clear) that keeps a lid on resale prices in some corridors.
Stamp duty should not decide it: on a ₹5 crore home the difference is about ₹50,000.

How we compiled these figures
Prices come from Anarock (average capital value, Q2 2026) and Knight Frank (sales-weighted average, H1 2026), labelled separately because they measure different things. Stamp duty comes from the Delhi Revenue Department's property registration page and Haryana's published rates; the cost table is our arithmetic and ignores e-stamp and minor fees. Delhi circle rates are the 2014 land rates as reported by Outlook Money and Square Yards; Gurgaon rates are from the 2026-27 district collector lists. The per sq yd conversion uses 1 sq yd = 0.8361 sq m. Delhi office stock is our sum of Cushman & Wakefield's Delhi CBD, South-East Delhi and Aerocity sub-markets. Numbeo is crowd-sourced. We review this page quarterly.
